First time property buyers in Spain

As first time property buyers in Spain we found the package/services from GB great value for money. All the formalities are taken care of. Service was efficient and professional. Monica, Dulce and Matt handled the purchase for us and we found them to be very approachable, helpful and friendly. We would recommend to anyone hoping to buy a holiday home just like us.

Monica very good

Monica was very helpful and translated every thing to me. She answered me within a few hours and always reassured me. Monica also told me what to expect and put my mind at rest. If ever need lawyer will definitely use Monica again. But hopefully it won't come to that. Thanks monica

Spanish Property transfer of ownership between UK Parties

I have had an excellent experience with Gascon Bernabeu Law firm, when trying to negotiate both the UK and Spanish property and tax law.
They were very helpful from the start giving me a good understanding of what my options were and what costs would be from them and also in terms of property taxes on a transfer of ownership of a Spanish property between two parties in the UK one of which was unable to travel. While I would not describe the services as cheap, they were in line with other legal services I have used before and extremely good value for money and they kept us informed at each stage of the process while we waited for the Spanish government processes that can take quite some time.
I would highly recommend this company if you are in need of similar services as they have been a pleasure to work with.

Property sale not completed and now no response from GB Abogados.

I paid 50% up front for GB Abogados to act on my behalf for my house sale in Spain and then paid the final 50% when the notary appointment was made. It then transpired that there was no contract ready, neither had GB Abogados written a contract or checked a contract. They didn’t tell me this and I only found out that I should not fly to spain the next day because the sellers agents informed me. I had a massive argument with Dulce on the phone the morning we were due to fly to sign the following day. She sent me a draft contract later that day for me to read through which had lots of basic mistakes in it that were visible to anyone who has been to school. I have begged and begged her for a proof read contract which has never appeared and now she has stopped replying to my emails. I haven’t seen copies of any of the work she did relating to my sale and there is still work to be done regarding taxes and mortgage. The notary appointment was in November and I now haven’t heard from her for months. I am only writing this now because my bank have refused to help get my money back and I can’t afford another lawyer to pursue making a formal complaint about GB Abogados in Spain. All I want is for the work to be completed. Dulce won’t even give me the lawyer number of the lawyer that did the initial work when I first employed GB Abogados which is actually illegal in Spain. If anyone wants to see copies of the emails between myself and Dulce before giving them any of your money please feel free to find me on Facebook.

I recommend GB Abogados / Recomiendo a GB Abogados

Matt's response and service was very quick. He put me in touch with a notary, which facilitated me completing the organisation of a power of attorney (the legalisation, as well as the apostille) in a week.

Overseas matters solved

We were blessed to have approached this excellent team at Gason Bernabeu team of professionals
From day one they have been committed and professional in all dealing in relation to my overseas matter.
Its wonderful that they are also bi-lingual and they can communicate with me in my own language and in Spanish for the Spanish courts.
The team are professional and provide clear and language friendly advice They respond quickly to any questions raised and I am glad to be a client under their professional umbrella

The Unique Selling Point is misleading

The company Unique Selling Point is an empty promise. I have received two pieces of very important legal paperwork concerning court proceedings both of which have not been translated accurately into English. When I challenged them about this I was told that the English version is just for information only and should not be taken into account as a legal document. So basically, their English cannot be relied upon and I will now need to employ the services of a Spanish translator if I am to understand the legal implications of any of the documentation sent through. So, basically what is the point? Their claim to be a 'multi-lingual' legal service is flawed if the translation into your language cannot be relied upon.

I've also been asking for further clarification on specific legal points of great importance, so far....... silence.

I never claimed to be your client. Before I wrote the review I checked the criteria required from TrustPilot to be able to write a review and I do meet their requirements. And everything I have written is a completely accurate representation of my experiences of your company. The questions I have asked do not require intervention from my legal representative in Spain and really only require a simple 'yes or no'. And I would rather you spent time answering my questions, the significance of which I have explained, that I have now asked twice regarding the legal validity of the content of a letter that was sent on your headed paper, than you spending time responding to reviews on TrustPilot.

I'm not asking for legal advice, I'm asking for clarification of the original author of a letter sent to me on your headed paper. I don't need a legal representative in Spain, as explained, this is an issue relating to a legal situation in the UK. Again, a simple answer to a simple question. Can't be that hard surely?

My experience was first class

My experience was first class. I found the service to be speedy, efficient and courteous. Matt and the team even stepped in a couple of weeks later to clarify an important point with my Notary.

Tenerife after Brexit

After the confusion of Brexit I asked Dulce for advice. She told me now UK is out of the EU she can obtain a Golden Visa for me on the back of my 500k investment in property in Tenerife. I am free to stay as long as I like and can travel freely throughout the EU. Obviously none of this was pointed out by our lying corrupt UK Govt who promised our status abroad would not change so thank you to Dulce who has been phenomenal in handling this process.

Lack of Professionalism and Responsiveness

Nice website but everything else lacks any professionalism. They subcontract other lawyers , some of whom (including Dulce ) have real problems with the English language. Our dealings with them were a nightmare because they went ahead with a tenant eviction using the wrong process . We even told their non-English speaking subcontracted lawyer that we had a verbal contract with the tenant . That there were copies of demand letters in the files (we sent to GB) for non-payment of rent which proved we had a contract with the tenant. But they went ahead with an eviction process as if there was no contract (something called Precario). Over a year wasted , the judge ruled against us because the tenant obviously did have a contract . We spent 1.8k to GB , 1.6K for the procurador costs and then the judge penalised us with the court costs and the tenants solicitor costs (ie. he was given free legal aid) totalling 4.8k . So in total we lost 8.2k and the tenant still remained in our flat . Stupidly we continued to use GB but they decided to withdraw their services when the eviction process got tough , breaking their contract with us to pursue the eviction to its finality. Matt Rogerson is not one to be trusted and is just an accountant whose more concerned about GB's finances than providing a level of service. I've also emailed them several times to return our files but they fail to reply and have obviously lost all of our confidential documents concerning our property. There is also a big problem with their failure to respond to emails asking for an update of the court case . You have to chase and chase and chase but they won't reply until you start shouting at some their front line staff. Yes , very pleasant when they want a contract signed and their fees paid upfront but don't expect any quality of service afterwards. Please do yourselves a favour and stay well away from this lot.
