They helped me with the purchase of a…

They helped me with the purchase of a house recently. The job got done — a bit later than expected, but still within a reasonable margin. My only real issue was that I’d asked for something to be done in a specific order, and they went ahead differently without giving me any explanation.

I even went there in person to speed things up, but my solicitor wouldn’t see me for a quick chat. I left the documents with them around lunchtime, and they didn’t acknowledge receiving them until the next day at noon. I honestly don’t know what Alex Yuan Tay and his assistant Adam Hunter were doing — it would’ve been perfectly fine if they’d just told me they didn’t have time and recommended another solicitor instead.

They will get the job done, but if you value communication and being kept in the loop, you might want to manage your expectations.

Avoid

I would not recommend Hartley and Worstenholme for property related matters.

Cost us a sale due to their delays and lack of any urgency. Weeks to reply to emails. Our sale was very straightforward, no chain and a cash buyer. Our buyer withdrew citing the unacceptable timescale and I cannot blame them.

Why does it take over seven months to sell a house
Laura your so called paralegal / solicitor
In Pontefract never answered the phone never replied to emails or texts, never replied to my buyers solicitor and then eventually went on leave , finally lost me the sale of my house after 7 months
So frustrated cos they really don’t care about their clients
Typical solicitor culture “ I’m better than you “ well your not because I’ve gone to another firm who have sold my house in record time
Total waste of space get a grip

No dramas

Just sold my mother in laws house through H&W and were looked after by Jack who looked after us every step of the way. Contact with Jack was minimal but always very polite, professional, friendly and with a little bit of banter. Everything worked like clockwork with no dramas just like it should do

Brilliant service

This was the first time I'd used H&W. I was super impressed by Mr Alex T's level of efficiency and communication using simple and understandable language throughout the whole conveyancing process. Another thing was he will ALWAYS respond to your questions and no beating around the bush. I cannot thank him more as it simply made the buying of my property almost stress free. Thank you again Mr Alex T for your professionalism and diligence and would definitely enlist your service again in the future.

Brilliant for Conveyancing

I've dealt with Victoria and Sarah in the past for conveyancing and they are absolutely fantastic. Emails are always responded to on time and as soon as they have the information they always forwarded it on.

I would happily use them again on my next purchase.

Victoria Davis - absolute star

I cannot recommend this firm enough.
Victoria Davis at the Castleford office who we dealt with was beyond excellent.

She was professional, responsive (going above and beyond I would say), she made sure I knew what was happening, explained what I needed to know, if I asked questions she responded clearly and in straightforward language. The quote and fees were more than fair and reasonable.

I don't think we were the easiest transaction at all, we lost 2 buyers through the bottom of chains falling through, we ended up part exchanging and I would say the builders solicitors were a nightmare - Victoria managed it really well, and when I needed that reassurance she gave it. I knew at every step where we were, what any delays were and that put me in a strong position with the company we part exchanged with. I was expecting the fees to be higher with the amount of messing around we had, but no very fair, very reasonable, worth every penny.

I wouldn't use anyone else now and would only recommend these.

lost me and my partner a sale, never answer calls and emails

lost me and my partner a sale, they never answer calls from us or estate agents, and sent wrong contract through not once but twice!, and even doubled the price on it to our buyers ! worst service ever, seriously thinking about suing them and reporting to ombudsman, if anyone can give us advice would be greatly welcomed.

Avoid at all costs

Avoid at all costs. Appalling people deal with. Had our signed contracts for weeks but can’t be bothered to go through completion. Only been waiting since November. If you want a company that ignores your phone calls and emails and passes your file from pillar to post then hire away.

Disappointing experience

Disappointing experience. I was recommended to this firm, and having sought various quotes, I felt sure I was getting brilliant value service. Not the case. My shared ownership property had a short lease, the housing association affiliated with the sale had no clue what they were doing, and my solicitor just didn't advise me on anything unless I chased, as the days and weeks ticked by, losing time in a stamp duty holiday. In the end I hassled them for a phone call when I was at the end of my rope - the housing association wanted me to pay for a lease extension (just a casual extra £20k). I thought it was the solicitor's job to identify the short lease and get the terms straight with all parties on my behalf, right at the beginning. Avoid!

What can I say.

Well, if you want a solicitor that you need to keep phoning, always on holiday, dont sent the complete paperwork and blame the other side go for it. From beginning to end a disaster, you get a solicitor, then pushed to a paralegal, whom you need to keep telling what needs to be done. No help at all, you ask a question and never get an answer. Total waste of space. They just want to get you then when you have no way of moving without possibly losing your buyer or the house your buying because of their speed and incompetence would never use again. Use at your peril.

I used Josephine Cuttill for my legal affairs with regards to my last will & testament with special attention towards my 3 children. This lady was professional and got everything right first time. I would highly recommend her to all.
