Despite living in the North of England

Despite living in the North of England, Hek Jones of Cardiff proved to be an extremely good choice. From the point of putting our property on the market, Josie dealt with the initial process and responded quickly to any of our enquiries. The conveyancing, dealt with by Paigton, was done in an efficient and professional manner throughout. We were kept well informed of the progress of the sale and had every confidence in Hek Jones.
We wouldn't hesitate to use their services again. Thankyou.

Responsive and Helpful (would happily recommend)

Rowan Connell was responsible for the conveyancing work on my first-time house purchase and she was brilliant throughout the entire process (very professional in dealing with a not-so proactive seller). Even when Rowan was on holiday the reception team still managed to put me through to a colleague that was able to either assist or record any of my queries. I really felt heard/listened to throughout the process and that Rowan and her team fought my corner. Only criticism I'd have is the app, it doesn't update at all through the process and renders it a bit useless. Thank you again!

Precise Excellence in Conveyancing

I had a fantastic experience Chloe at Hek jones. Her thorough and professional approach instilled confidence throughout the process. While the speed could improve, I acknowledge the complexities involving the many third parties. Overall, I highly recommend their services for a reliable and diligent conveyancing experience.

Mixed feelings.

Mixed feelings.
Myself and my partner are first time buyers and knew nothing about the process of buying a house.
At the beginning there was very little contact with Hek and it was difficult to get hold of anyone to speak to when we had questions as no one had been assigned our case yet which was frustrating.
I must say Alex Ellis was brilliant once our case was assigned but we practically never heard from the solictor themselves Jason which was Unexpected, even when we completed our sale Alex contacted us wishing us well which was lovely and well received, but we didn’t hear from Jason which felt unfinished and to a certain degree rude.
Overall, things just felt as if no one was working in unison or checking things, I was asked for my help to buy documents on 3 occasions and on the third occasion they had been sent 6 weeks before the third request.
I see some good things from Hek but I wouldn’t actively recommend.

Easy and Efficient

Used Hek Jones recently for the conveyance of a property. Throughout the process, I was kept up to date. The whole transaction was handled in an efficient and proffessional manner.
Chloe provided a clear and courteous service, answering all my queries and guiding me through the process to a most satisfactory standard.

I'm very surprised of their positive…

I'm very surprised of their positive reviews and would question who's written them!! Absolutely shocking service. Average 5 day response to emails and if you need input on a query from an actual solicitor it takes even longer!! Our sale is to a FTB of our empty flat with us buying nothing and so far we are 6 months in and still going!! Would not recommend at all

As you have posted on a public forum, we can reply to this and therefore your team has replied with the below:

Instruction received 5th May. Client welcome pack returned and processed 30th May
Correspondence advising that buyer had withdrawn 1st August

Agent had not sent the correct memo, the sale to current buyer agreed on 15th June but this memo was not sent to us until 18th August.
Contract papers issued 18th August being the same day.

Enquiries raised by buyer’s solicitor on the 8th Sept

We were liaising with you up until further enquiries received on the 21st Sept – enquiries to you on 25th Sept – replies sent to buyer’s solicitor on the 27th September.

Further enquiries received on the 29th September. It is at this time that the position with the freehold title was questioned.

Freehold issue – the property was converted to flats and you granted a lease of each of the two flats while you remained on the freehold title. The lease to the flat we are selling contained a clause stating that the freehold should be split so that the lessee of the bottom floor flat owned the freehold to the top floor flat and vice versa. This was not done at the time of the leases being granted and should have been. We enquired with the seller’s solicitor as to whether they wished to proceed on the basis that the freehold interest was split in accordance with the lease or whether they wished for the freehold to remain a single title and for it to be transferred to their client and the buyer of the other flat when the other flat had sold once more (it had sold but aborted). They indicated that they wished for the freehold to be split in accordance with the lease. The matter was looked into and the TP1 for the freehold drafted and sent to the seller’s solicitor for their approval. This was approved on the 7th November and the application submitted to the Land Registry once we received the executed TP1 from the clients.

We have been liaising throughout this period and kept you up to date.

We emailed you on the 8th November in response to your email of the same day confirming that the TP1 had been posted out first class as requested . This is not 5 working days.

You provided the asbestos report on the 14th November and this was sent to the buyer’s solicitor on the 17th and updated that day. This again is not 5 working days.

We confirmed to you client that the application for the freehold had also been submitted at this time. The application completed on the 18th November.

The buyer’s solicitor raised further enquiries on the 23rd November. We responded to these updating you at this time also.

The original freehold title contained a Form A Restriction. The Land Registry did not remove this at the time of our application and so the freehold title to the other flat which is part of our sale now contains one proprietor but the Form A Restriction remains. An application has been submitted to the Land Registry to remove this restriction and updated office copies are currently awaited.

We have kept you up to date throughout. You have indicated that a 3 working day response time was not sufficient and you threatened to cancel your instruction for us to act and instead instruct a solicitor that can respond within 1 working day. When you signed your agreement with us, it was on the basis that we treat all clients fairly and that is why we adopt the 3 working day timescale.
Many of your enquiries have been dealt with well within the 3 working days and even on the same day in several occasions.

If however you are not happy with the service or have lost confidence in us, then you are welcomed to transfer your matter to another Solicitor.

Five star service by Jason Strange

Our beginning with Hek Jones wasn’t very good. It took over a month for our case to be assigned, and a lot of back and forth with a few different people. However, it all changed for the better once Jason Strange took over. Jason is an outstanding professional. Besides being very aware all the steps involved in the purchase of a property, he manages to stay calm throughout the way, even under a massive pressure. That shows how experienced he is and how good he is at his job. Every piece of advice we got from him, up to today, has been of great value and much appreciated. He constantly kept us updated and reassured. We are very thankful for having Jason as our solicitor and would definitely recommend his services. Jason deserves all five stars, but I’m giving it four stars because Hek Jones really needs to improve its internal communication.

Reliable service

My case was handled by Jason and Alex. We were first time buyers and they were patient and answered all our questions. They provided regular updates (when there were any) and were thorough to ensure all necessary indemnity insurance policies were in place. All in all, from placing our offer to getting the keys in hand, it took about 4 months.

What excellent service from Hek Jones solicitors - I highly recommend them! Every time I had a query or needed clarification on some of the points in emails, they couldn’t have been more helpful - especially Chloe, who was amazing! She was so patient in listening to, and following up, any concerns I had. A great company.

Chloe Dent was really helpful

We instructed Hek Jones through Money Supermarket. This was a great choice as Money Supermarket were able to accelerate the process and keep us up to speed with progress in the early stages. Nearer to the final stages I would primarily liaise with Chloe Dent who was incredibly helpful. On a few occasions I wanted to go faster than was possible (due to others in the chain). Chloe was very patient with me and explained what needed to happen and by whom. She was great at ensuring we didn't run faster than the process would allow. She was realistic in setting our expectations. As we got closer to the final stages where things were able to move a lot faster I could see she was really on top of the whole case and ensured the exchange and completion worked to our best timescales. I would recommend Hek Jones Solicitors, Chloe Dent and her colleague Alexandra Jenkins

Chloe Dent was really helpful.

Excellent service

Excellent service from Chloé throughout our whole process. Information was clear, communication was frequent, with regular updates as and when required. Very professional when dealing with others who at times proved difficult and confrontational and made the process much less stressful for us. Would highly recommend.

Very difficult process. Avoid.

I chose Hek Jones on recommendation from my broker, L&C. In hindsight, I should have been more fastidious in my research.

I have found my solicitor to be unapproachable, unavailable, and on one occasion, incredibly unprofessional - making a thinly-veiled threat to drop my case should I continue to question why it has taken up to 14 days to respond to very basic questions asked via email. My solicitor’s reaction was astonishing - a woe-is-me, self-pitying email demonstrating a fragility and instability, questioning how I dare ask why the process has taken so long. All communications have been kept.

We are now in a situation where the seller’s solicitors have indicated readiness to exchange and complete. I was informed of this by my solicitor - only after having chased them up - almost two weeks ago.

Since then, we have had zero movement. No contact with either me or with the seller’s solicitors. I know this because the house I am buying currently belongs to a family member.

This process has dragged on for months. I appreciate that this is often normal but at every stage, the seller’s solicitors have been infinitely more responsive, professional and have demonstrated a willingness to move the process on at every opportunity.

I cannot fathom why my solicitor at Hek Jones has consistently dragged their feet.

There is no chain, there have been few issues with the process; those which have arisen - minor issues with searches - have been responded to promptly. And yet, we have been involved in this process for almost five months now.

Not only can I not recommend Hek Jones to those going through the conveyancer selection process, I must actively recommend that you remove them from your list. This experience has made a ‘slam-dunk’ house sale a stressful and unpleasant process. I would even go as far as saying that I have rarely come across someone as ill-suited to a customer/client-facing role.

Avoid.

Unprofessional Non Communicative Solicitors

Terrible Non Communicative Solicitors.

- Agreed to do a holiday let conveyance for me, which i needed doing urgently and stated the reasons why, they demanded £50 deposit before they would send an app we could confirm our identities on, which I paid.

- They then sent me the most long winded tedious amount of paperwork in PDF format we had to print fill in, upload again. It took hours. their blurb said they would send us a link to their App to confirm our identities on, but it never arrived.

- Still no communication from them regarding the conveyance. I wrote at least 3 emails to the supposed appointed solicitor ‘Josie’, asking her a couple of simple questions. No response. I made 2 phone calls. the first went to answer phone, The second a gentleman answered and said ‘oh Josie, yes I know her…I’ll put you through to her….’ After 3 rings it went to answer machine again. I left a second message, but she never replied.

I emailed a 4th time stressing the need to complete the conveyance fast and asking for Josie to contact me urgently to discuss.

A week later I suddenly get an email from Hek Jones saying they were unable to do the conveyance as they ‘don’t do holiday let conveyances’. They literally WASTED another WEEK of my time to tell me this.

This Firm was recommended to me by my Broker L&G, so I sent a stinking message to them about their incompetence as well.

I sent Hek Jones an email of complaint and asked for my deposit back. I was then told by another person there called Charlotte that in order to get my deposit back I had to send them a screen shot of my bank account details !!! And told me Josie would refund me straight away as soon as she had it. Unbelievable.

Despite thinking this was bizarre ! I did as they asked. They STILL didn’t refund me !! And they STILL never responded to my complaint or ANY of my emails.

It was just’ can’t do holiday let conveyance, and that was it. NO apology, NO explanation, NO communication whatsoever.

I quickly had to instruct a different Solicitor, who started work the same day and told me a holiday let conveyance isn’t much different to a normal conveyance, so didn’t understand why Hek Jones wouldn’t do it.

I think it’s because I asked for it to be done urgently and they just couldn’t be bothered , that is my genuine opinion. Everything about my experience with Hek Jones was SLOW, non-communicative, couldn’t care less about anything attitude. Abyssmal.

A week later I STILL hadn’t received my deposit back. So sent them another email threatening court action if it wasn’t refunded promptly. And within 5 minutes I suddenly received a notification from my bank I had received it. So they had just sat on it. i got an email back from Josie then - the first communication she;d ever made with me, saying she had instructed their accounts department to pay me last week. I didn’t believe her at all. Would be a strange coincidence it arrives 5 minutes after I threaten to raise it in a small claims court.

I wish I had read TP reviews before going with this solicitor. My broker would have been paid money for recommending them, and they couldn’t have recommended a more incompetent, slow, non-communicative solicitors that apparently doesn’’t even do holiday let conveyancing - which I just don’t believe.

If I could give them minus stars I would. they just don’t care, perhaps they have so much work they can afford to pick and choose what work they do, but just to leave a client waiting and waiting , take their money, waste hours of their time filling in paperwork, to then just turn around and say can’t do it, is very unprofessional, uncaring and lazy in my opinion.

Firstly, we do not intend to ask TP to remove this review as it helps for other clients to see how we do not tolerate certain behaviours. Your further comment just says "lying" and as you will appreciate, we cannot lie.

During the two weeks we awaited your welcome pack, you did not inform us once of the type of conveyancing involved in the matter. Despite what you have been advised, it is a non-standard type of conveyancing and therefore we could not accommodate your instruction. You will appreciate that many law firm are insured to carry out certain work. Had you made L&C aware of this case and us, we would have advised you at the outset.

The first instance of us being advised was not from you, but from your introducer, whom we advised immediately that your file would need to be re-panelled. Nowhere on your client forms did you set out the details of your matter, despite the forms asking.

Due to the extremely aggressive nature of your emails, I instructed my staff not to engage with you. We do not tolerate abusive behaviour under any circumstances.
Your refund was processed on the 13th October. Payments take up to the 5 working days to arrive with the designated account and you confirmed receipt of the monies on the 19th, which is 4 working days and therefore within our SLA.

The relationship between a client and us has to be respectful from both sides. At all times we showed you courtesy and respect but disappointingly, that was not retuned to us.

It was for this decision that the Directors determined that even if we could act on the property matter, we would not do so. Our commitment to our staff comes first before anything else and we will not tolerate any level of aggression and demands which are upsetting and unnecssary.
