Hibbert Homes Reviews 

We purchased a house via Hibbert Homes earlier in 2026. We can’t thank Fiona and the team for all their help, professionalism and attention to detail. It became a stressful process and without Fiona I don’t think we would have got to the completion stage. She followed everything up, was constantly checking on what was happening in the chain and gave us up to date feedback on all the details. Fiona went above and beyond for us and we can’t thank her and her team enough.

We really struggled to find a flat to suit our needs. Hibbert Homes happened to have this one on their books and were keen to sell. Both Claudia and Dominic were delightful when they showed us round and Claudia was a proactive correspondent, keeping communication lines open between us and the vendor to finally get us over the line to complete the sale.

We had a rental property via Hibbert Homes and they letting agent were amazing when at the time, we were very happy how smooth the process went and that was over 3 years ago. However, I can't say the same on the property management division. We had a shocking experience with them that left us wondering how they are actually managing their business. Basically they have left our family, including a 7-year-old and a 21-month-old without heating and hot water for 2 weeks now and still outstanding.
The story is that we came back on new year's day from a holiday to find that the boiler has broken down, so we contacted the emergency plumming service that they have listed to contact if any urgent problems, only from them to respond that they are not working till 5th of Jan, which was a surprise. Yet, we contacted the agency the next day and an engineer was asked to come and review the oiler which he did and identifed 3 parts needing to be changed. Unfortunately it is a special kind of electric boiler that its parta are not readily available so we were told thay they will be delivered in 3 business days, and we understood that predicament so we were willing to wait, and Hibbert homes sent couple of small heater to choose one or two from and they would reimburse that cost to keep warm till boiler is fixed. A week down the line aince the parts were ordered and the parts were not there and the engineer has been informed by their supplier that parts will have significant delays till mid Feb, so he suggested having the bioler changed due to the urgency of the situation and it has been a long time we habe been without a boiler. It was 12 days by then since the boiler brokedown ans we reported it, and temperature were freezing, yet Hibberts home refused that option and lookd for another company to try to allocate the parts, only then for us to be told again the same story that parts will be available within 1-3 business days, and then adding another 3 more days as they were not delivered before the weekend. They have not offered any alternative accommodation and the agent kept blaming the boiler and stating that "your boiler being a very specific model"
Also, when this happened, there was a water leak from the boiler that I have asked the agent to arrange someone to come again as the leak has been getting worse, yet she did not even reply the first time. I had to chased her again at a different day, only to be told that the engineera have booked us a preliminary appointment the day after to fix the boiler(on the condition that the parts arrive on time) and that there is nothing she can do till then. Had to take matters into my hand and I called thay engineer myself who was very helpful and eventually sent someone to isolate the boiler from mains.

In addition to the above, over 5 months ago, there was a water leak from the flat above us that flooded the toilet and one room where the flooring had to be stripped off and was left on concrete. Many handymen came to give quotes for replacing yhr flooring abd repainting the toilet, and she kept referring the delays as due to insurance being involved and thay she "wouldntry to get that sorted as soon as she can". Over 5 months now and nothing has happened and she has not communicated any updates with us. When we raised this issue again when the boiler brokedown, she stated that the landlord is "dealing with solicitors as no insurance wants to take accountability", and that she may trybto convince the landlord to do the repair themselves till the matter is solved. We didn't have to be caught it any legal despiute between the landlord and their insurance and the duty of the letting agency it to ensure that.

We have filed a complaint regarding the above points and what we had endured because of failures of Hibbert Homes to honour their contractual obligations, failed to act with reasonable care and diligence in the performance of their duties. In particular, Hibberts Himes did not ensure that urgent safety-critical repairs were addressed within a reasonable timeframe, nor did they adequately safeguard the tenants’ interests and wellbeing, including vaulnarable individuals. This falls below the professional standards reasonably expected of a letting agent acting on behalf of both landlord and tenant

If the complaint is not addressed properly and we were not reimbursed appropriately, we will be taking legal actions against Hibbert Homes.

I'll be putting the same review in other places hoping they would be sensible to respond.

Estate agents often have a bad reputation and so it’s understandable that people are cautious when choosing who to sell their house with. From the moment we met with Charlie at Hibbert Homes we immediately got a good feeling.
We were inexperienced when it came to moving house but Charlie explained everything to us - with great patience - and was with us every step of the way making sure we had the information we needed and keeping us up to date.
Charlie and his team helped us to get our house on the market at the right price, find buyers and get everything ready for exchange. Charlie in particular went above and beyond. We can’t recommend Charlie at Hibbert Homes in Bramhall enough.

Hibbert Homes are amazing agents...so professional going above and beyond..
I had fantastic results the 1st Viewer offered the asking price within half an hour..
Personal thanks to Charlie and Alex who are both amazing making it all happen... after a bad experience with a few estate agents who just wanted to knock me down for their commission. Not with Hibbert Homes they care! 5 Stars A1

Hibbert Homes - The Lettings Team and the Property Management Team are both excellent.
Lettings Renewals are carried out in an efficient manner so entering into a new Tenancy Contract is a smooth process.
Similarly, any matters related to Property Management - either repairs or safety inspections - are executed quickly and in a timely manner.
The above support makes the role of being a Landlord a simple experience!

Fiona in sales has been absolutely amazing! She was proactive in keeping both parties updated and communicating with solicitors. She went above and beyond to help make the sale go through as planned and I cannot thank her enough.
Hibbert Homes have got some of the most professional, conscientious staff I've ever known in an agency. Outstanding.

Now coming to sell them they have also made this process unbelievably easy and stress free sorting all workmen out to sort the property's out before sale, they are now selling my last property and its been a pleasure working with such a professional team. Alex did a great job in selling our house. He listened to our needs ie no for sale board etc and took all the hassle out of the process regarding viewings and negotiations and offering good advice all the way through to completion. Alex gave weekly updates on progress and in between communicated with any issues that needed resolving. The only request I made of Alex is that he talks a little slower so that I can take in what he's saying - but that is partly down to me being a little older. Alex has a great future and is a credit to the company. Well done Alex.
