Very unprofessional and dishonest.
I paid them in October to get out of timeshare. They estimated a six week wait time to finish paperwork. I still haven't received anything from them. They are now trying to charge me for another year of ownership. I have spent no less than 8 hours on the phone and most of that has been while on hold. Nobody will give you a straight answer and nobody will follow up like they promise.

Oh, they talk a great game no blackout dates no blackout dates. No blackout dates that is a crock of shit so they say that you can have guests come and use your timeshare, etc. etc. every single time you go to book something anywhere I mean anywhere they are blacked out anytime you try to book a vacation anywhere they are blacked out. Essentially, you’re basically paying after all is said and done if you pay the monthly payment $30,000 at the end of it all to sit home.. I mean TVs have wonderful screensavers now.. just saying. Sure, you can go to the Philippines for four dollars but who’s doing that with a one week notice some people work and have to give notice.. I am an intelligent woman and I feel like a complete hard R when it comes to this…. However, I’m sure they were all once were car salesmen/women who got a job at Holiday Inn selling timeshares so please just for the love of God do not if I can save one person from getting scammed. Do not do this. Save your money.

Don't ever become a timeshare owner. This has become the most frustrating experience. I entered into this contract with the best intentions. Only to find that the inception of my contract was based on lies and manipulation. Recently, my husband has encountered a medical hardship, which is why we are asking to be released. We can no longer afford to pay for this property and his medical expenses. We are current on our mortgage and have been faithful on making timely payments. Yet no grace has been extended due to our circumstances. I would not recommend doing any business with Holiday Inn/ Tahoe Ridge Resorts. These people could care less. All they want is money!!
Avoid believing their salespeople
Avoid believing their salespeople, as they are dishonest and will mislead you into a perpetual contract with annual increases. Attempting to resolve any problem is futile. I strongly advise you to avoid this.
We have told them we can no longer avoid these outrageous fees, but they don't care and keep charging and charging when they can stop and just take the timeshare back. Our fees are just their maintenance fees that are now more than our house payment. I see all the comments on here where people just like us want out. I tried to get out after we paid the timeshare off but wanted more than we paid for it to get out. Now since we can no longer avoid fees they indicate you have to be current to get out. Misleading all around. All the lies we were told in beginning are void. They don't respond to emails or phone calls and I have proof of sending them tons of emails with no response. With the economy and retirement, they don't have no empathy for the seniors.

I purchased this time share with some false hopes and promises. I have inquired how to exit this time share a few times and only get one answer. You need to pay in full and give it back. There is no willingness to work towards a realistic solution, Sometimes people make mistakes and should not have to keep incurring a financial hardship. I strongly recommend you do not do business with this company unless you wanted to be trapped in an agreement that offers no value, exit plan and requires future financial stain. Save your time and money and look elsewhere

I have had a terrible experience with Holiday Inn Club Vacations. I have been trying repeatedly to contact them about ending my timeshare services, and it has been nothing but frustration. Getting clear answers or real help feels nearly impossible.
Customer service has been extremely unhelpful, unresponsive, and dismissive. I’ve made multiple attempts to resolve my situation, yet I keep getting the runaround with no real solutions or follow-up. This process has been stressful and exhausting.
I would not recommend this company to anyone considering a timeshare. If you value transparency, support, and respectful communication, I strongly suggest looking elsewhere.

Their initial sales process was profoundly dishonest, misleading us into this contract under false pretenses and with inaccurate or deliberately withheld information. This deceit fundamentally undermined the agreement. Furthermore, the subsequent customer service has been abysmal and unacceptable. Our attempts to resolve issues were met with incompetence, indifference, and repeated failures, compounded by unprofessional and dismissive service representatives, confirming a post-sale disregard for the customer.
My experience with this timeshare has been nothing but a money pit with little hope of getting out without paying more $$$$$.
My experience with this timeshare has been disappointing. They force you into mandatory, multi-hour sales meetings that completely ruin your vacation plans with aggressive, high-pressure tactics and lies. The accommodations consistently fail to meet the advertised standards. To make matters worse, despite having paid off the loan, they are demanding thousands of dollars to cancel the contract, which is utterly unreasonable. Avoid this investment. We can’t seem to get anyone to work with us to take the timeshare back.

LIARS no sales pitch you can use this anytime. I paid $245.00 for a four day weekend. I could not travel due to VA issues. They did not cancel and gave me the run around until they say it expired and kept my money. IT IS A SCAM!

I agree with what most of these members have said. We bought a low Point base and used it all in the first year so we upgraded to some more points. With that came a huge tax and assessment fees of $3,800 a year which is double my current home property. Along with that was an increase of $400 alone this year only to find out that they lost five properties. So now we have five less properties and a higher tax bill. How does that make sense? The vacations you really want you have to book so far in advance because you can't even get these reservations. We upgraded to Signature so that we could book earlier and still there are several Resorts I can't get. It is true you do have to pay your reservation fee even though you own the resort. The kicker is every time you check in all you want to do after a long day of travel is get to your room and enjoy your vacation. All they want to do is sign you up for another sales pitch to sell you more and when you say no then they come up with another tactic to try to convince you by paying you $100 to sit through another sales pitch. Then at the end of the day this is a timeshare that we supposedly own and we pay taxes and assessments on however anybody can rent these units. So we are paying the taxes and the fees on this however anybody off the street can rent these units like they rent a hotel they can cause damage they can destroy them and they're not held reliable for them. We are.....Dont do it! At first we were very excited about it and now we are beyond disappointed and buried in taxes and fees. The biggest Ponzi scheme you will ever come across!

I cannot write enough of all my disappointment with Holiday Inn Club Vacations. I am very frustrated, cost me a lot of money, left in the dark, no body wants to pickup the phone, most of the slots I want to booked is not available and ridiculous money and payments involved for a very bad service. I regretted big time for joining this money grab entity. I wondered why there isn't a zero or negative star.

I've been trying for 2 days to get ahold of customer service. After 3 hours of waiting on hold each day, I finally decided to disconnect the call. This is beyond ridiculous!!

Absolutely the worst customer service EVER!! My wife and I have been members for years, which we have enjoyed the resorts, but the people you have to deal with are the Absolutely horrible. We tried to get them on the phone and it's bottom line impossible!!

From the moment I signed the contract, I was overcome with buyer's remorse. I feel completely misled and lied to about what I was purchasing. The sales presentation was dishonest, focusing heavily on false promises. I was explicitly told that this timeshare was a "good financial investment," which I now know is absolutely not the case. Furthermore, I was promised that booking vacations would be incredibly easy and that I could travel "anytime, anywhere." This has proven to be false, as availability is scarce and the booking process is overly complicated and restrictive. Finally, I was not made fully aware of the rapidly increasing maintenance fees, which have become a significant financial burden. The reality of this timeshare ownership is a far cry from what was presented to me, and the continuous misrepresentation is unacceptable.
Horrible rip off
If I could give it a negative, I would. Everything they say is a lie. You can not get reservations when you actually need them. The resort fees have exponentially increased, now almost $3,000 per year. This is for fewer properties since they recently closed a bunch right out of the blue. They also charge you every single time you make a reservation into the properties you supposedly own. They have closed one of the only properties we can ever get accomodations in. Now there are none in Georgia. RUN RUN and say NO loudly!

This company employs predatory and unethical practices, trapping us in a shady contract and refusing any exit options despite continuous payments. We feel misled and defrauded. Their customer service is appalling, marked by abstinence and refusal to address our legitimate grievances or negotiate. Their model clearly profits from locking customers into unfavorable terms. Given this bad-faith experience, I strongly warn against engaging with this fundamentally untrustworthy company.
