CHOICE WARRANTY is the worst. It took weeks to say they had assigned a repairman and the date. While waiting for arrival, happened to look at emails to see that it had been rescheduled that morning for a Sunday, 2 weeks off. Then another schedule on a holiday and while waiting, discovered that it had been also been rescheduled that morning. They simply string you along.

I signed with LHG two years ago. In the first year, there were no major issues except perhaps a minor plumbing call. Toward the expiration of the contract year, I received almost daily calls and text seeking my renewal which I entirely ignored. I then received a notice that my card on file with LHG was charged a renewal of contract.
Issue 2
My fairly new (5 years ish) refrigerator has been rendered irreparable. LHG is offering to cover $ 200 of the $ 2 000 it would cost to replace a similar unit. This is "scam ish" and an outlier for a warranty company. In the past, the home warranty companies replaced any failed unit with a similar/comparable unit at no cost to the customer.

Terrible company to deal with! So many issues with them. We live in Texas and our AC went out. Took a week after reporting to finally get someone to come out who did nothing for us. Claimed the issue was due to faulty maintenance (dirty coils) on our part even though our AC had been serviced every year by LM or OneGuard for the past 4 years with records to show. At each tunep-up, coils were cleaned and documented. LM told me it was my responsibility in addition to what the contractor did, to chemically clean the coils. Why would a homeowner be required to perform additional cleaning when it is stated in their contract that coils would be cleaned during the tuneups. Any normal person would assume this meant there would be cleaned adequately by the contractor. What homeowner is going to ensure they turn off the proper breaker so they don't electrocute themself, disassble the unit, and safely use a chemical cleaner so they don't burn themselves or accidently get any cleaner in their eyes? No one. For all they know, I could be some 90 year old widower. That's why we pay to have the work done by a professional! They lie to get out of paying for any work. Finally after getting the run around from so many people, I was able to get LM to agree to a second opinion which of course stated the problem was not due to faulty cleaning but instead a faulty capacitor and fan. From reporting the problem to resolving the problem, it took three weeks. Sham of a company!

We've used Fidelity for years to cover our home warranty needs. This year, however, the price went up...not "a little because of inflation" up...but by over $500. We went back though our records and noticed that two things happened.
First, they dropped their pool/spa vendor and notified zero customers (but continued to charge for it). Secondly, they added coverages to our pre-existing policy without our consent - things like an RO system, a well pump, a central vacuum and a washer/dryer (which we have covered by other means)...Our home doesn't even have an RO, a well, or a central vacuum! So imagine our surprise when we contacted them to discuss the matter, and they basically said "oh well, you've paid for the year, just cancel and get a refund". So we did...we canceled in June, and after 43 (YES 43 email exchanges) we finally got a partial refund for less than 1/2 of what we paid. We asked for the full 6 month refund, but the emails ceased from their end, and so here we are....
No one will explain why they add coverages to your policy without consent. No one will give you straight answers about your bill. No one will help you find a vendor when theirs leaves Fidelity. No one will give you a full refund. No one acts like they care...and this is after we've called, emailed, called again, and finally reached out to ever representative in the state of Texas for answers. Lesson learned!! They'll never get our business or the business of our friends and family again. Absolutely unacceptable how we were treated.
Excessive pressure pump installed
First American is closing my case. They installed a pump on my pool that puts out 33% more pressure than before. THE REPLACEMENT PUMP
WAS IDENTIFIED DAY 1 OF MY WORK.
I elected to put a pump on the system as recommended by 3 separate pool contractors. FA used a company that is in their umbrella of contractors they provide jobs too. How unbiased can a review be that comes from a pool company that enjoys $$ from FA.
They closed my case. I was supposed to show them DAMAGE INCURRED BY THE WRONG HP PUMP. I was supposed let damage occur or even an explosion happen just to give them a damage report.
FA hires the lowest fix it companies in town to address your needs. They totally disregard experts that we consumers hire and CLOSE THE CASE.. THAT IN A NUT SHELL HAS BEEN MY EXPERIENCE.
I am surprised I made it with them for as many years as I did.
RUN RUN RUN..FIRST AMERICAN IS NOT INTERESTED IN FIXING THINGS. CONCERNS BY THE HOMEOWNER ARE NEVER CONSIDERED.
CHOICE "Absolutely Horrible" HOME WARRANTY
Absolutely Horrible company. Took 5 days before a technician showed up for a plumbing problem. Technician stuck his hand out for the $65 fee, took some photos and told me that he had to get approval from the company to complete the repair. He should have it by 10 am the next day. The next day we received an email informing us that the claim was denied. We could appeal and someone would get back to us within 48 hours. It has been over 72 hours and still no contact. AND, we can't get our $65 back!!!!!! I would have felt better if the technician had put on a mask and robbed us with a weapon. He literally walk in, took our $65 and left!!!!!
BUYERS BEWARE, This company is a joke. We will be cancelling this warranty. I'm expecting to be charged an exorbitant cancellation fee. This company is a JOKE!!!!!!!! The only reason they got 1 star rating is because there is no zero star.

My wife and I have been with Fidelity for 8 years, or so. They've always been responsive & accommodating. That is, until now. My GE dishwasher, doesn't wash, my GE refrigerator, has an intermittent problem. Push for water, and sometimes it WON'T STOP. Get the picture? The repair people show up. The dishwasher needs a new circuit board, the fridge needs a new spring. New parts usually take about a week, if parts need to be ordered. Now, with a NEW board in hand, he gives the dishwasher one more try? He pushes start & the damn thing comes alive. Go figure. Two weeks later...the fridge is down again. Same problem. This time, a new circuit board is needed. Hopefully, they're still available. But Fidelity wants the board re-built. No problem? BIG PROBLEM. With NO BOARD, the fridge will be COMPLETELY DOWN for 2 to 4 WEEKS, MAYBE MORE. My wife and I are both are 76 yrs, of age. We have special diets & meds that need to be refrigerated. I phone Fidelity to fill them in. I suggest, a Certified GE Repair Tech. Sure, but that would cost me another $75 service fee. How about, renting a fridge for us? Nope. He then says, I should expect a little inconvenience from time to time. Little INCONVENIENCE!? I don't call, out of service 2 to 4 weeks...maybe longer, a Little INCONVENIENCE. I don't expect Fidelity to run out & purchase a new $2k fridge, if they can repair it for a couple of hundred bucks. But NO ONE alive in the 21st CENTURY, can go without a refrigerator for that length of time...2 weeks, 4 weeks...maybe MORE. Maybe, the folks at Fidelity should give it a try. My next move? Fidelity is GONE. I'll cancel my $900 annual membership fee & the $75 per service call with Fidelity. I plan to return to 1st American or American Home Warranty. Oh, by the way, we're going to live with the fridge as is.
One final thought...In my opinion, there is ABSOLUTELY NO REASON to choose one warranty company over another. The fees are pretty much the same, they use the same repair companies, and they ALL promise to REPAIR or REPLACE. The catch?
There is NO DEADLINE to live up to that promise.

NO to Fidelity National Home Warranty
I had one good experience and one horrible experience working with Fidelity National Home Warranty (FNHW) . The good experience was replacement of a home heating thermostat. The horrible experience has been with a leaking washing machine. FNHW sent a contractor (AG Appliance, Santa Ana, CA) to my home. The technician was here for 10 minutes, lifted the front of my machine up about 4", and said that the machine was unrepairable. He did not provide any description of the "work" that he did, on the invoice. The next contact was from FNHW telling me that the technician said that the washing drum shaft was bent due to "overloading or abuse" and that repair or replacement was denied. I or my wife only use the machine for light washing. I take care of ALL my investments. The truth of the matter is that a bent shaft would result in a worn bearing, and the drum not turning concentrically (I am an engineer)! I called only about water leaking. The drum ran concentrically ALWAYS. I actually ran the machine through two cycles AFTER the technician left (I just mopped up the water each time. The technician was either incompetent in his diagnosis or unscrupulously in collusion with FNHW! I contacted both companies and both suggested that I get a second opinion, and then summarily dismissed. I am honest and fair in all of my activities and interactions with others. I apparently am standing alone when it comes to these two companies. My only solace is to write a review in the hope that I might persuade others from following me down this path. Choice Home Warranty - WORST EVER! I paid extra for swimming pool equipment. The heater went out. Result - they told me to read the fine print which said the circuit board wasn't covered. Cost me $65 for the service guy to discover the problem. The pool expert said the Circuit is the ONLY thing that goes wrong with a pool heater. CHW knew that so they don't cover it. My furnice went out a few months later. Exact same thing. I pay $65 to have the furnace expert find the defective part and CHW again said to read the fine print... that part wasn't covered. AC went out the next year. Paid the $65 service call fee. He said CHW is the WORST company and all AC service people know it which is why CHW typically sends notice "no one in your area... Get your own and we reimburse IF THE PART IS COVERED...". End of AC was... the AC expert simply wrote "No longer functioning due to NORMAL WEAR AND TEAR". They provided $400 "to cover it" for a $1,600 expense to replace it. OVERALL... I had 7 claims. 5 were denied because "Read the fine print... it's not covered" and the only 2 I got approved was when the Expert repair person wrote simply "Broken due to normal wear and tear" where they only reimbursed 25 to 30% of the actual Expense.
THUS - CHOICE HOME WARRANT IS THE ABSOLUTE WORSTS POSSIBILITY

Choice Home Warranty--RUN as fast as you can AWAY from this company!!! It took 17 days without a toilet before I could get them to do anything. After 3 phone calls (2 weeks) and hearing "We have no one your area to do the work, but you can get your own contractor and be reimbursed" I finally was allowed to speak to a supervisor. If I wanted to do the leg work and pay for it myself, I wouldn't need a warranty company. Then it took 3 weeks with the same run around (no one in your area, but you can hire your own...) to get someone to look at my garage door and ceiling fan issues. Which they won't cover. They forgot to tell the guy they hired my address or phone number so when he didn't show and I called him for not showing, he explained he had no way of getting a hold of me or coming to do the job. I have paid over $850/year for a company that "has no one in my area" to do the work, but I can get my own contractor and be reimbursed "if" they decide to do so. If you have no one in my area to do the work-regardless of type of work (Plumbing, electrical, garage door, etc.) then don't offer your services in the area!! Now I'm trying to cancer my policy and I can't get anyone to talk to me except Monday-Friday 8-5. Excuse me, I work Monday-Friday 8-5. Oh yeah, on Saturday. Like I said-- RUN AWAY from this company!!!!!! I called this company a total of 7 times between the 2 claims to get anything done. All I ever heard was "We have no one in your area to do the job, but you can hire your own contractor and submit for reimbursement." 17 days without a toilet. 2 weeks and 3 phone calls later I get a service man. Then it takes days for the company to get back to them to approve the repairs. 3 weeks for my 2nd claims and 4 phone calls later then they don't give the service man my phone number or address to contact me so he obviously doesn't show. I waited 3 weeks for them to communicate with him about the claims and if they will cover the work needed to be done--they won't. This is POOR service!! R-U-N from this company!!!!

I bought a home warranty from SELECT HOME WARRANTY because it was highly rated in a Consumer Reports, (CR) article. WOW, what a blunder was that!!!! I bought this warranty to cover major appliances, so if they broke down and couldn't be repaired, that they would be replaced!!! Now I see how your company, SELECT HOME WARRANTY, is. You only want to pay a SMALL portion of the replacement cost, that is a rip-off on your part!!! I will put this feedback on every web site that I can to warn people of the way your business, SELECT HOME WARRANTY, operates!!! My refrigerator broke down, they said it was to expensive to repair. They are giving me $200, to replace a French door, with double freezer. You can only buy a mini fridge for that amount!!!

Service Plus Home Warranty Company is a total nightmare to work with. Please don't give them your money or business. the whole reason to purchase a home warranty is for peace of mind that your home and family are covered should something happen. They could care less. They want only your money and keep it. I have had to do their job every time I had an issue. They would tell me they can't find a repairman in my area, they couldn't locate parts, etc. Honestly on 3 repairs(dryer, microwave,&refrigerator) I had to make several calls to find repairmen, parts,etc. It has been the most stressful experience of my life trying to work with a company. The current problem is we have a high end refrigerator and they refused to fix it and only offered us $700 to replace it. You can't buy a cheap one for that price. I was told I have the best complete coverage to replace appliances if needed. I paid $3,600 for complete coverage for 5 yrs. They ok'd only $700 in January2022 and it is the middle of July-7 months and I still don't have my money!! I'm retired and I need my money that they have promised. I call this theft and robbery. I have never seen a more callous company. I've told my story repeatedly to all levels in the company and they could care less!!!! They should be ashamed of themselves! People have choices and they don't deserve to be treated like this. Especially from a company that is supposed to protect you in your time of need.
In April we called American Home Shield…
In April we call American Home Shield to come and look at our hot water tank. There was a leak on top and the pilot light would not light. I paid the $100 fee to have them send a plumber. They came and said it was a pump leaking on top and that it is not covered. I asked them to try and light the pilot light. They would not do it. I called American Home Shield back to open a new service for our tank. They never called back and we were forced after three weeks of not having any hot water to buy our own hot water tank from Home Depot and had it installed. I called American Home Shield back numerous times to get reimbursed for the tank and installation. All I get is that it is not in their regulations to reimburse us. This is something that is to be covered by our warranty. We had to pay because they dropped the ball. There regulations are only to benefit them and not the customer.
WHAT GOOD IS A WARRANTY IF OLDER UNITS ARE NOT FULLY COVERED???
I bought a 57 year old house in central Iowa in August of 2021 and requested that a home warranty would be included with it.
Although I did not receive a copy of the agreement at closing I was assured there was one. Later I got a copy of a letter agreement and was able to go on-line and get a copy - it was with America's Preferred Home Warranty, and reading the contract (of course I did not read all the fine print as I already had the contract) the coverage looked good in comparison to contracts I had had in Arizona in the past.
I have nearly 30 year old central AC system that quit working May 9th. Got a reputable contractor out who determined it was past its useful life and should be replaced, not repairable. The warranty contract said I was covered for $2,250, but I was told by them (APHW) I was only covered by $787.50! When I confronted them with the difference they pointed to the fine print that said any coverage for a unit beyond the standard life was at sole discretion of the company, hence the reduced amount. I asked how they came up with that amount - answer "company discretion". In other words, "screw the customer"!
The question is, don't we buy warranties to cover fixing/replacing aging equipment as much as possible? Seems like a sham to me!
So I guess the moral of the story, READ THE FINE PRINT BEFORE BUYING!!!

I have been a Realtor for over forty years and have never experienced such poor customer service and disrespect.
Your Senior Discount has proven to be misleading and non transparent.
Never was my contact information updated and I never received any emails.
Found out that the emails supposedly had been continued to be sent to the old owner of the house instead of to me.
Ironically when I called with a question about my septic system, that was NOT COVERED, I was told that my policy had lapsed.
I read where I was to be notified 60 days prior?
So disappointed with CHW.
