I first contacted James Barnes 25 years ago which he was my solicitor for my first property purchase. I therefore contacted him again to complete my lease extension on my property not only was he extremely helpful but he also managed to clear one of the charges I had on my property with his extension knowledge and expertise which I was extremely grateful for. I would definitely use James solicitors in the future and highly recommend him as a solicitor as he has a wealth of knowledge and expertise in his field.

My journey with James E Barnes Solicitors began in 2010 when my cousin recommended them for the purchase of my shared ownership flat. From the outset, Jim was exceptional—taking the time to thoroughly explain the lease, my liabilities, risks, and responsibilities. He provided invaluable hints and tips, making a complex process much more manageable and giving me real peace of mind.

Fast forward to my recent move, and I knew exactly who to turn to. This time, Emma was my solicitor, and she was absolutely brilliant. Despite her busy caseload, I always felt like I was her only client. She was consistently responsive, whether by email or phone, and her advice was always comprehensive. Her knowledge and expertise are truly outstanding.

Emma expertly handled three significant transactions for me: buying a new home, staircasing my shared ownership flat to 100%, and then selling it. Each transaction was executed flawlessly, with Emma’s professionalism and efficiency shining throughout. This is the second time I have used Mr James Barnes Solicitors and I am very happy with their service. The first time was 10 years ago when I needed to buy my shared ownership flat and because of their excellent service, I decided to hire them again when circumstances forced me to sell my property. It was the most difficult time in my life and Mr James Barnes was my most trusted person who gave me the full support I needed. He led me by hand and brought me to the end. He defended my interest in the whole process of the transaction with the buyer’s conveyancers and with the Housing Association. He was fighting with Housing Association and removed every single fee they were tried to charge us. When the surveyor made a wrong evaluation for our property Mr Barnes did the almost impossible – he persuaded the surveyor to change his wrong decision and to give us the right evaluation. James Barnes Solicitors finally successfully arranged a Stamp Duty Land Tax Return for us. I am very thankful to Emma too. She was very supportive, patient and punctual in her responses to our queries. We are very happy that we trusted them and I highly recommend them to everyone who needs strong, professional and dedicated support!

James @ James E Barnes Solicitors did a sterling job on my behalf. I don’t understand some of the negative reviews at all!

He held my hand throughout the process to ensure that all the T’s were crossed and all the I’s were dotted. Just because he does not phone you every minute doesn’t mean he is not on the job.

He also represented me on behalf of my son who was also buying a property and gave us good advice. To the point that we decided to withdraw he spotted a negative that down the line would have been quite disastrous had we gone ahead. He can spot a bad deal a mile away! Due to his thoroughness.

James will give you his honest opinion as to what smells fishy and what is good. He will go through all the right steps to ensure that you contract is a good one and if not he will tell you.

I must admit it was a stressful time for me as we were coming to the end of the stamp duty holiday and I had thought that James was taking his time to get me through the process, but he was just being through and doing what a good solicitor should do. I did ring him a tad too many times, but he was very nice about it.

James is not phone person so he doesn’t call you to chat niceties when there’s nothing to talk about, but he will email you and keep you in the loop if there is something that requires your attention, so if you don’t hear from him it doesn’t mean that he is not working hard on your behalf. “Fear not, James has your back” and he will get you to the finish line in his own unique way.

Appalling service. Deliberately obstructive, untruthful, gaslighting, sending us down pointless blind alleys to waste time. If I could give minus stars I would. Never have I come across such obnoxious business practices in all my years of purchasing and selling property. I would advise anybody considering using James E Barnes to seriously review their options! Our estate agent refuses to work with him ever again. In the end, after six months absolutely nothing was achieved and everyone lost out. Avoid if you value your time, money and welfare.
