Buyer BEWARE

We bought from Larkfleet over 2 years ago moving in Oct 2018 after many months of delays and problems and are still waiting rectification work today!

You move in to a new build expecting minor snagging issues not over 2 years of disruption and ongoing repairs.

We have had an inaccessible and unusable garden for over a year and water pouring through our walls and windows which we were told was unfortunately due to heavy rain ?!?!

Be warned larkfleet representatives like to pop in when they're on site and have a meeting in which they say things but then deny having ever met you before! So record the meeting.

They will say customer care are working on a solution but there is always another hoop to jump through with them. Constant delaying tactics over everything.

Lack of quality, lack of care and deceptive.

As first time buyers we didn't have any experience of buying a home - it's been a learning curve to say the least. I wouldn't touch Larkfleet or Allison homes again with a barge pole. Awful quality housing, problem and problem and a total lack of care. To top it off on our development in Nettleham, Lincoln we were all sold out houses with the promise of farmland (even still up until a few weeks ago they were telling new buyers this) disclosing the fact that they had actually planned to build a further 33 houses on that plot of land and submitted planning. I'd think twice about purchasing any house from them.

Keep clear of these cowboys

Keep clear of these cowboys.

Brought a house my partner her dream home in priors hall park had everything you could wish for parks open space schools and shops. But jesus christ the houses well god knows how they even get these houses through building control sign off. Gaps to fire doors not correct fire protection missing from properties. Stack pipes leaking clearly some back handers going on.

We reserved our house in February and it was at roof level after we reserved we was issued a letter saying it would be a month until completion would be end of March/April. Went to do choices picked our bits and pieces wasnt told of any upgrades apart from flooring that they offer which pissed me off as we missed out on so many bits we wanted. Anyway completion got pushed back because of covid 19 fair enough I work on sites completely understandable but then it went quiet no response from builders or sales or anyone regarding anything until our completion date rolled around and the house was nowhere near ready so thy pushed us back again and again and again we was then promised the 28th August and not to send our son and daughter back to school as they were certain we would be in and could sort the new places for them. 4 days before we was due to move in we get a phone call from Sam heart pulling the plug on the house saying it won't be done and she isn't willing to agree to sign off as she wanted the best house to present us and wanted to hold it off till 11th September well that date was fast approaching and still had loads to do. She offered us a fixed completion for the 18th September well she should have kept the bloody house because they got it signed off 2 days before moving in had handy men working trying to make it some what acceptable to hand over. Well it wernt no cleaning had been done the paintwork is beyond terrible the FIRE DOORS won't work as there ment to in a fire due to gaps being too big and allowing smoke in and around the door. Kitchen units damaged patio doors broken and windows that won't shut a shower that smells like something has died in it gaps above patio doors that you could fit a small child through. Honestly these cowboy builders are beyond a joke. And when you give them a solution and a way around things to make it a smooth experience nah they still don't want to know. I have a rear garden that if your into obstacle courses its great (due to uneven ground) but not good for much else. Moved into our property a week later notice a wet patch on the soil pipe boxing move the sofa and there is mould in a week old house in our kids play room. To be told buy the site agent to get a sponge and bleach and clean it as the plumber aint coming today. Nearly 300k on a house to be told nah just clean the mould away. They came cut three holes in the boxing fixed the leak had a patcher come in and done one skim of filler and left it at that when you tell the site agent its shocking his reply is your in the trade you can see it.. no mate Steve flipping wonder could see how shocking it is anyway 4 weeks down the line we still have the 3 shocking patches. Then the waste pipe backed up send around a drain company to sort it and they pull out big lumps of concrete and builders hand wipes. And try to blame us like we are flushing the concrete prats !!!! Oh and to top it off our balcony leaks through into the kitchen which we was promised when we reserved that issue had been rectified b******* had it. We have laminate flooring which moves under you as you walk holes under the matt in the hall you'll lose a foot down. Oh and a live wire that was ment for our outside light just casually chilling in our wall and we have 5 steps to walk down in the pitch black because they can't be arsed to come and fit a light oh and most of the doors in our house don't open and shut now and catch on frames and stuff and rattle like a old cup of change in the frames and that is just a few of the major issues. The send there own daughter in to snag our property and harldt any of them have been sorted and thats what there own daughter picked up. They have been dragged through the press before and now they have a new ceo and a new logo and rebranding they still the same s*** builder and will get dragged through the mud again and again. It would be nice if they had a site agent that gave a flying squid as to what is going on. Honestly I think houses in 3rd world countries are built to a better standard. Atleast they know what they are getting.

Anyway STAY WELL CLEAR AND HONESTLY BUY A CARAVAN YOULL BE BETTER OFF.

Larkfleet we will be pursing you and will get these issues sorted to make it a house you should have provided me with in the first place.

And even when you give them two weeks from your complaint being sent to there new ceo John Anderson to reply before you go public they still don't bother so the new ceo cares as much as anyone else in the company.

All good till completion day

All good till completion day. You get a key to find out the house has not been cleaned. And then saga begins... A lot of snags and defects. They were dealing with them slowly... Then they “finished” building the development and stopped responding to emails, phone calls. Non existing customer service. Poor quality.

BEWARE !!! NiCE TO BEGIN WITH BUT THEN DESTROY YOUR DREAMS

This review refers to a bungalow on the new development at willow rise witheridge near tiverton in devon. We saw this development which looked lovely and visited the site. Most bungalows were still under instruction at very early stages. We managed to view a bungalow which was already occupied and decide we would reserve a bradford bungalow. The sales staff were very polite and we left the necessary reserve fee. We were encouraged any extras would have to be included at the various stages of build. We decided on what extras we required and were told we would have to pay 50% of the purchase for each item which would not be refundable. We were very happy at the time and later on we were asked to visit the site again for the site manager to show us the plans etc. This was a round journey of 300 miles for us. The building continued apart for a short period of lock down due to cover 19.
Our house sale was progressing but buyer pulled out day before exchange was due. We informed Larkfleet who said they could give us another couple of weeks to find another buyer. Unfortunately this did not happen and we were informed that due to a new CEO for the company the property may have to go on the open market. A few weeks later we received a telephone call from the sales staff who said JUST TO LET YOU KNOW WE HAVE SOLD YOUR BUNGALOW. My wife was extremely upset as this was going to be our dream home after working for the NHS. I was also upset as at the time of the phone call we were visiting my late fathers grave. Lark fleet did not bother to ring us to check how our house was progressing and when we asked why they had not phoned they said MY JOB IS TO SELL HOUSES AND THATS WHAT I HAVE DONE.
About a week later Larkfleet rang us to inform us the bungalow was back on the market as the new buyer had a problem. We were told the bungalow was complete and ready to go. As we were in the area on another matter we visited the bungalow and were shown inside. I was very disappointed with the standard of workmanship, none of the doors would close, some were twisted or had chunks of wood missing, yet all of them had been painted and furniture fitted. Being an ex carpenter and joiner I was amazed someone could leave the doors in this condition expecting someone to move in. The rear garden which we had asked to be turfed had not been done and was sloping like the devon hills in two different directions. The fence and side gate also failed to line up correctly. when we asked about the garden and the possibility of water running towards the bungalow we were told well you did it out and have a veggie patch. The carpet we had asked for had also not been fitted plus an outside tap. We left the site and thought is this the standard of a new build. A week later Larkfleet said they had sold it again to another couple.
we asked for our money back but were told the carpet had to be returned to the company and the cost of returning the carpet was £450.
Although we managed to retrieve some of our money we were still out of pocket by several hundreds of pounds.
i would recommend any potential buyer be very cautious of how this company behave as they are very nice to begin with but then destroy your dreams in a matter of a phone call.

We recently purchased a house through…

We recently purchased a house through larkfleet homes Ltd. Vonya in sales was great throughout the process and nothing was ever to much for her. She is a lovely lady and good at her job. I couldn’t fault her whatsoever. We had very few snags but those we did have are in the process of being sorted by Alex and hopefully will he completed within a timely manner. I would definitely recommend larkfleet homes Ltd.

Beyond Amazing!

Our experience with Larkfleet has been nothing short of incredible. Sophia in the sales office went above and beyond on many occasions to ensure everything went smoothly for us. The whole moving process for us wasn’t smooth sailing, but Sophia did everything she possibly could to help us move into our new house. Having lived in new build houses before, Larkfleet are above them all, for quality of home and customer service. We feel very looked after and are regularly checked in on by site team and sales to ensure we still continue to be happy. We can not fault Larkfleet at all. Would recommend one of their homes to anyone

A year later

Following a year being in our home at Collingham Brook we cannot recommend Larkfleet Homes Ltd. The quality of the work is very poor. Their after sales team could be better at communicating. The site team didn’t communicate at all.

If you are thinking of buying a home from Larkfleet I would advise you to be prepared for a lot of stress trying to get them to address poor workmanship.

We have wasted many days holiday awaiting people to turn up to fix outstanding issues. We have numerous examples of people coming, not fixing anything and saying be back tomorrow/next week and then never hearing from them again.

The home layout is the only positive, it would have been perfect if they would have attempted to finish any part of the home to a acceptable finish/standard.

Don’t be pushed into exchanging. I’d also recommend looking at the other trust pilot account for Larkfleet Homes.

First time buyer

I’m currently in the process of buying a property at Abbey Park. I’m a first time buyer and have been in continuous communication with Nicola since the whole process started and she has been great! She is able to answer any question I might have and is always quick to respond. Couldn’t recommend enough!

It depends where you buy seems to determine your experience. Priors hall, Corby very disappointed. While the sales operations works well customer service has yet to be desired. Slow, slow, unresponsive. Snagging problems take weeks and sometimes months to resolve, and if you raise an issue's a year or so later, forget it you get ignored. The build quality is sketchy to say the least, with floors boards that creek like an old property. Leaking pipework, a boiler system that constantly fills with air and needs bleeding. A shower and bath suite that leaks and was not fitted properly in the first place. Very disappointed and wish I had bought from another builder. Be interesting to see if this get a response.

Larkfleet Homes have been brilliant for me

Larkfleet homes have been brilliant with helping me buy my first home, I found the initial sales person Vonya to be very pleasant and professional as well friendly and patient as I had lots of question due to this being my first bought home.

There were a few complication which were not caused by Larkfleet but they helped me massively and took a lot of the pressure away from the process.

Once moved in, the site manager, Alex, has been so helpful and friendly and I would recommend Larkfleet to anyone!!!!

First time buyer excitement!

We recently reserved our house with Nicola from the Abbey Park Thorney site and I honestly can't speak highly enough of her and the whole experience so far. Her passion for her job really shone through and installed confidence that this was the right home for us.

It's our first home buying experience and Nicola took the time to show us round multiple show homes and a built Windsor property on another Larkfleet sites so that we could really get the feel for the house.

The reservations process was seamless and because Nicola put us in touch with a solicitor and a mortgage broker we had nothing to worry about. Everything was so well explained and we're excited to continue working with Nicola as we make the choices for our home and moving in Summer 2021!

Excellent service from start to finish

Excellent service from start to finish. Vonya helped with every detail and was always on hand to take a call or arrange a meeting. She is very knowledgeable about the whole process. Site Manager Alex, has gone over and above to ensure we were entirely happy with the finished result. An excellent team, selling beautiful houses. We thoroughly recommend.

Allison Homes - Avoid

We bought from Allison Homes just over a year and the experience from logging out interest to moving in and up-to today has not being good. After lots of issues on moving in day to snags and issues with quality of build we are still experiencing repairs. To top it off we were sold our house with the un developed land adjacent to us to be left as ‘farmland’ to find out in April that planning was submitted. For 40 social housing - Larkfleet are now denying that we were told this! We would have bought this plot or this development if we knew ‘phase 2’ was planned and 40 social homes were to be build in less than 1 hectare of land. I wouldn’t recommend this builder for a number of reasons.

Brilliant customer service

Our house purchase has taken longer than expected but the sales team and site manager have been brilliant in their communication and assistance, nothing was too much trouble. The house was worth the wait and the larkfleet team at gretton valley have ensured this happened. A big thank you to Will, Deborah and Dave.

Larkfleet amazing!

Larkfleet have been absolutely amazing to us while we’ve been hunting for our new home. Sophia has been fantastic, kept us in the loop and has given us great advice throughout the whole experience. We are due to move in December time and the process has been really easy and smooth! I’m glad Sophia has been there along the way as she has helped us with decisions and made sure we are happy with everything! Thank you!
