Used to be a great platform for ok returns when the BOE base rate was low, but they seem to have completely loosened their credit policies, recently resulting in a large number of loans in arrears / enforcement. Due to this I’m winding down my investment portfolio. Customer service also give terrible and very washy answers as to why loans are arrears / enforcement. Also had to take some losses on loans with apparent LTVs of less than 50% in some cases, so whoever is carrying out valuations is not doing them accurately. If you want to invest be very cautious, the risk return profile has changed a lot in the last 24 months.

Terrible customer service - as an investor just spent an hour on hold as two previously left messages and an email weren't responded to. Still didnt get an answer. Oh and the rate has dropped as there are way more developments falling out of terms. Avoid.

Submitted 4 x BTL Applications, our underwriter was Abby Hurst and she is fantastic. My client and I received the first offer the same day the valuation report was sent to Lend Invest, we then received the other 3 offers all within 24hrs of the valuation reports being sent back to Lend Invest. Really simple, sensible underwriting, no silly questions or queries just simple, incredibly efficient service and great communication from Abby. This is the best example of underwriting that I have experienced in a long time. A real 'can do' attitude. Thank you Abby.

Disgrace. I have been investing with this company for 10 years but now cannot get my money back. They are a disgrace and are hiding something. They do not return calls and you cannot get hold of management. I’m in the process of reporting them to the authorities as feel fraud is happening, Be careful of dealing with these cowboys.

I had an excellent experience with my most recent unregulated bridging application at LendInvest. The underwriting process was dealt with at speed yes but clearly with a common sense approach to specialist lending where other lenders can fall short on understanding the complexities of bridging and day 1 remortgages when a property has been secured below market value. The underwriter (Adam Sellwood) was highly responsive throughout, answering queries promptly and kept the deal moving at pace so much so that the entire process from submission to completion took only 15 working days including a physical valuation. Adam's proactive approach made a real difference, especially on a tight timeline for both myself and the client who was anxious to get the deal done as quickly as possible. The real standout was the value delivered to my client. Securing funding at 90% LTV is a game-changer, allowing them to capitalise on an opportunity they otherwise couldn’t have with other lenders, at a competitive rate. I wouldn’t hesitate to use LendInvest again or recommend them to other specialist finance brokers. I look forward to my next case.

9 yrs of horrendous investment service returns & losses on a 7-figure investment sum! Truly horrendous! Avoid at all costs.
Particular mention to Tom Meikle in the BTL Direct team, who was massivly supportive, helpful and professional from beggining to end. The initial approach to move our borrowing to better rates was really welcomed, The process was almost seamless - slight hickup, but resolved quickly once Tom was made aware.

I can confidently recommend Lendinvest to you from a long term platform investor point of view.
This is the only review you need to read. I have been investing continuously since 2016:
I have invested £1,044,754 in 850 loans and my losses to date are £0.
I have had 4 capital losses on 753 fully repaid loans: 14%, 3%, 15% & 8% .
But when the interest I earned on these 4 loans is added back in each case I lost nothing on each of the 4 loans. And earned some interest on each loan. I am happy to say then - in my mind - I have had no losses.
To be clear then I had no capital losses on 749 of my 753 repaid loans.
I lost £902 on the 4 other repaid loans, over nine years.
That represents 0.09% of capital invested over nine years - less than one tenth of one percent.
Or £1 lost for every £1158 invested, over nine years.
But as the interest paid on those 4 loans more than covered the £902 it is not something I think about.
(NB 2 of the 4 loans that made capital losses were for £3000 & £3103. That was 'unlucky' in as much as my average loan investment is £1229 & median loan investment very much lower than that. If my 4 capital loss loans were at my median then my losses would have been truly tiny).
Only one of my 753 repaid loans shows as having an 'Income shortfall'. But this loan returned a total of 11.47% in just over 2 years. 100% of the capital was returned on this loan.
I currently have 97 live loans. I understand short term property lending. That means I accept that a percentage of those live loans are going to be in arrears, in breach / out of term or in enforcement*.
I totally trust Lendinvest’s loan management team to deal with any problem loans and carry on delivering me no net losses. If after nine years of investing, at some point in the future, I have a net loss on a loan, so be it. I will carry on trusting Lendinvest. Investing is not risk free. I understand risk. I accept risk. I understand what I am doing.
I applaud Lendinvest’s exceptionally pleasing platform, especially from a loan management point of view. Lendinvest is not P2P, but compared to all other P2P platforms Lendinvest has the best platform from a loan management point of view. It is beautifully designed and I can access every loan I have ever invested in and see what has happened.
IF YOU DO NOT UNDERSTAND SHORT TERM PROPERTY LENDING & HOW LENDINVEST WORKS DO NOT INVEST - AND DO NOT LEAVE UNFAIR ONE STAR REVIEWS.

I have reviewed all the Lendinvest investor Trustpilot 1 to 3 star reviews and I can dismiss all of them based on my experience and understanding of what the Lendinvest platform actually is, does and how it performs over the long term.
Retail investors should not invest if they do not understand the nature of investing on the Lendinvest platform.
Lendinvest loans are capped at one year so yes because of that and the nature of their lending some loans will run over term. (One year is how long it takes the earth to go round the sun. Not how long it sometimes takes to refinance, complete a development, gain planning, sell a property etc or deal with a problem loan). Please note the majority of loans get repaid early, within a year or on time.
When a loan goes over term Lendinvest balances supporting the borrower & getting repaid. Then later trying to achieve the best outcome with a focus on avoiding capital losses. I have encountered no problems with how Lendinvest does that. And I believe Lendinvest gets that balance right at all times.
Sometimes the long game is best. That has offended some one star reviewers who don’t understand the industry. Lendinvest has the experience - let them work for us for the best overall outcome. Just let them do their job. Be patient.
I have found Lendinvest to be extremely professional & impressive as an organisation. My whole experience with them has been exceptionally good. To date I have had zero problems, issues or complaints.
I have always found the Lendinvest platform to be very impressive, very well designed, good looking and easy to use. I have always had excellent service through the platform (i.e. through messages). And been treated in a highly professional way by Lendinvest.
Although Lendinvest is not P2P, when compared with all other P2P platforms I see Lendinvest as the gold standard, the king of platforms.

I have been investing in this platform for more than 10 years. Historically, I was extremely satisfied as it was a lower risk / lower return P2P platform. It was doing the job properly, as was expected.
However, in the past couple of years, it has become obvious it became a high risk / low return proposition.
The number of loans in breach / arrears / enforcement has gone through the roof. It would be alright if the recovery team was doing its job properly. But some loans are 2/3 years overdue (even after loan extensions) and receivers are still not appointed.
I judge a platform not by its loan originating capabilities, but by its recovery efforts when things turn sour (as can be randomly expected in loans).
On that front, Lendinvest is failing completely.
It is high time the management wakes up and adresses this issue asap.
Word On The Street are new to working with LendInvest but given the support we have received to date we now have 4 live cases in pipeline.
A lender who we had tried multiple times to access due to positive reviews we were finally onboarded as a Direct brokerage.
Challenger bank lending is a saturated market with many 'portal says yes/no' type lenders available to us.
As a specialist mortgage brokerage it is important to us to be able to have real conversations with real people and LendInvest have most definitely hit the nail on the head with how they operate and approach broker relationships.
