They will do anything in their power to ruin your time at your rental. I was both an owner and a renter (went with LJ hooker at similar times) and as an owner, they didn’t play by the book, and as a renter, they continued to gaslight, lie, manipulate and be condescending. For your own mental health do NOT use this company. Also, if you work here and don’t like your job, quit….Or better yet, study for something you actually like to do?

I purchased a property through LJ…

I purchased a property through LJ Hooker specifically as an investment, and based on their assurances and sales talk, I agreed to hand over the property management to them as well. Unfortunately, this turned out to be a major mistake.

After four consecutive price drops, the property was finally rented out — but that’s where the problems really started. The communication from the property management team has been extremely poor, especially when it comes to important matters like handling funds and responding to emails. Basic follow-ups take far too long, and there is no sense of accountability or urgency.

The service feels overly commercial, all talk and no action. Once the sale is completed, the level of care and professionalism drops dramatically.

If you are an investor looking for reliable property management, I strongly advise not relying on LJ Hooker. My experience has been far from positive, and I regret choosing them to manage my investment property.

Jane Macken was the worst agent ever to…

Jane Macken was the worst agent ever to deal with. Simply had no clue what was going on a nd I realised later all the real estate sites only let you review the agent if the property is 'sold' so therefore poor people like me who were totally led up the garden path and our homes did not sell, do not get to review. Makes all the data skewed so only these sites allow an honest review

LJ Hooker Mile End. Zero effort, zero responsibility.
As a landlord I have not been able to trust Hookers to perform even the most basic fundamental jobs.
They have neglected to pay insurance invoices, lost water bills, did not notice tenants' damage to the property and do not follow through on maintenance issues.
They also have a poor understanding of the Residential Tenancies ACT and regulations, demanding that I remove security deadlocks when all that was required was an additional door handle with an internal snib.
Communication is bad, I have had to wait up to 5 weeks for responses to issues and the tenants have had to contact me because the agent does not do anything.
When I have complained to them, they will blame the tenant on every occasion even lying about contacting the tenant. They will never admit they are at fault and refuse to accept responsibility for anything.
This is endemic across the entire company, they gave me a new property manager, because the first one failed the basic functions of a real estate agent. The next one failed as well.
Their boss told me my expectations for basic real estate services were too high for their company.

house sit or rental?

i'm a retired professional with post-grad degrees and an excellent history for managing mining and exploration companies along with marketing iron ore for BHPIO. last year i was looking for a reasonable rental as a stepping stone to my fruit farm i purchased in 2020 whilst awaiting import permits to be authorized. signing a tenancy contract with lj hooker busselton, managed by a dayle dean (grossly inexperienced for the position she held) made me never want to rent a house again. i understand completely why young ppl want to buy their own homes. after thinking yesterday, hurrah how free i am from the 'Hook', BOOM! received an email to conclude my transaction with this shifty bunch advising most of the maintenance issues inter alia i'd notified them over the last 9 months (however the Owner wasn't willing to do or that's what the PM said) were being taken out of my bond monies along with other dodgy so-called 'damage'. As if i, a professional woman of 70 years (who still holds her great aunt jen's french dictionary from 1899 along with grandma's dolls house furniture) is going to purposely destroy or damage someone else's home. i like to think ppl admire me for my industrious and particular attitude towards cleaning and care. here are details of some of the maintenance that was never carried out (note some of these are illegal as in safety and health hazards and covered by federal and local legislation eg EPA and council by laws): a number of lights falling off walls, Black and Gold (yes i understand if you've never heard of this brand it was generic for charlie carters or some outdated supermarket decades ago!) bayonet stuck inside bedroom light (wasn't able to remove as had no access to mains board); shorting light going off and on when closing a window; removal of dead and dying reptiles/vermin in roof due to owners not complying with Margaret River Shire Rangers' Compliance Notices issued at least twice whilst i lived at the property (note there was the most nauseating smell throughout the whole property and yet i was expected to pay $100 per day (for myself only) to put up with this; external door in bedroom hanging off hinges due to previous shonky job done by owners; dead and dying branches dangling from tall trees surrounding the property from storms which had been left both on the ground and in the air posing a death sentence to myself or the gardener; chemical seepage from old rusty drums the owner had left on the property along with a microwave and other unwanted items; plate missing from 'the furnace' (wood burner) which caused huge purchases of jarrah to burn due to lack of control (owner said nothing wrong but also property manager didn't push or ask them to assist. just the usual 'i'll pass your request on'); paying over $350 power bills which was equivalent to 3 residences at my last small holding due to an outdated booster on a SHW tank. it took 3 minutes for hot water to reach the kitchen sink which meant 3 minutes wasted of water and power only to half finish the washing up and find the water had gone cold. couldn't turn off water once starting wash-up as it meant waiting another 3 minutes for heat up. got told i had to pay for 'stains' on the bottom of the bath. this was an old 70s style plastic bath and the plastic had worn off exposing the fibreglass NOT a stain!! this list can go on and on and now i'm asked to pay a bodgey list of dirty or damaged items from my bond. leave these guys alone. you won't enjoy your stay. Dirty Deeds will be out to get you! please check everything upon arrival. i arrived to a filthy kitchen and no where to store my personal items, a dirty fridge and oven (covered with chemicals from a cleaning spray which no one had wiped off and peppered with food droppings and spillages and food left in the cupboards by the owners with dirty jars and expiry dates 2011!!). after i cleaned up dust and dirt from the bedroom's wooden windows and frames (at least half inch thick) when i left i got told there were webs on the ceiling (15 to 20 feet up so how the hell was i to reach that high up when i was told the place was fully furnished but no ladder! just owners personal belongings to contend with). i was actually house-sitting and paying rent (got told by DD i couldn't move the owners cheap nasty dark spikey wall adornments and trinkets from an bygone era (not worth thinking about! yes, there's antiques but these wouldn't be classified so highly); carrying out the gardening and retic (2 acres) which obviously had never been used by the Owners (so why would they put it on for me to pay?). and to sum it all off i was asked to pay for the water from a tap which took DD two whole days to find a plumber to turn off. DD cleaned the owners fridge for them but not for me and i'm paying the rent! don't get hooked!!

Extremely Disappointed with LJ Hooker’s Application Process

I had a very frustrating and disappointing experience with LJ Hooker. Their rental application process is unnecessarily complicated and time-wasting. Unlike user-friendly platforms such as Domain.com.au and RealEstate.com.au—where you can view full property details easily and for free—LJ Hooker forces you to use TenantApp just to apply.

That TenantApp website bombards you with constant subscription pop-ups and marketing emails, making the experience far worse than any other real estate service I’ve used. On top of that, they demand significantly more personal documents and detailed information than other agencies, which seems excessive and invasive for an initial rental inquiry.

To make things worse, after going through all the hassle and submitting everything, I received nothing more than a generic “Unsuccessful Application” email—no explanation, no feedback, nothing. After all the time and effort they required, this felt incredibly unprofessional and dismissive.

Overall, I strongly recommend to avoid LJ Hooker if you're looking for a smooth, respectful, and transparent renting experience. Other agent are far more efficient, respectful of your time, and don’t force you to TenantApp which also hide basic property information behind tedious processes.

LJ Hooker Property Centre Cleveland - Do not go there

I have bought and sold many properties over the years, but my experience in this instance left me feeling extremely disappointed with the level of service and professionalism I received.

As the appointed selling agent, I expected that Ms Nyree Ewing would act in my best interests as the vendor. Unfortunately, I found that the focus appeared to be more heavily weighted toward securing a sale and accommodating other parties, rather than representing me—the client responsible for paying the commission.

There was hesitation around holding open homes, which I found puzzling given their importance in generating interest and attracting potential buyers. Until I raised the issue, there were insufficient staff available to properly showcase the property and its facilities, I heard stories that the Marketing Credit card was not working for social media campaigns, and I personally had to step in to conduct viewings.

The contract process itself was not managed to my expectations. Several elements were poorly handled, leading to added stress and confusion. Furthermore, I was surprised to be asked to display a ‘Sold’ sign before the contract had gone unconditional, which I believe was premature and highlighted her vision – to promote herself rather than do what is right by her clients.

While I understand agents operate within a competitive market, I believe there is a professional responsibility to maintain balance between building a brand and delivering on client service expectations. In this case, I did not feel that balance was achieved.

My feedback is offered in the hope that greater care and clarity can be extended to future clients navigating the often complex and emotional process of selling a property.

I most certainly would not be recommending this agent to anyone wanting to sell in the area

Title: Unsafe, Negligent, and Disrespectful Tenancy Experience

If I could give zero stars, I would. My experience renting through LJ Hooker Property Partners Sunnybank Hills has been absolutely appalling.

Over nearly two years, I endured serious safety hazards – including repeated electrical shocks, a faulty air conditioner, unusable and dangerous pool facilities, and no external lighting – all reported multiple times and left unresolved. Energex issued multiple defect notices, yet the agency failed to act. My young daughter was injured on broken furniture they never removed.

Despite raising these issues through proper channels, including an RTA conciliation, I was met with dismissiveness, inaction, and blame-shifting. They also withheld my full bond and sought unjustified deductions for conditions they refused to fix.

What makes this worse is that I have previously sold multiple properties through this agency. As someone who trusted them in the past, the way they treat tenants has shown me a completely different – and unacceptable – side of their operation. I would never use them again, in any capacity.

This is not just poor management; it is systemic negligence and disrespect. I strongly urge landlords and tenants alike to reconsider before entrusting them with your home or tenancy.

You all need to read the Rental Tenancies Act properly

You all need to read the Rental Tenancies Act properly. If Real Estates fail to do Legally required Repairs within the Legally required time frame you can hire your own authorised repairer and send the bill to the Owner for reimbursement. Most of the time it comes down to people not either understanding the fine print of their own jobs, or being too busy, or too lazy, so they don't mind usually if someone does all the hard work for them and just sends them the bill! And when you move out and do the final clean take photographic evidence in case anyone tries to fleece you out of your Bond. Nowhere in the Rental Tenancies Act does it state Tenants have to pay for 'Fair Wear and Tear' or that properties have to be cleaned to a Professional standard on Lease Exit (they cant make their own rules around this). I cant Star rate this agency as I have not dealt with them to this date, but what I can say is I think a lot of your problems are standard issues many Renters face around Australia simply because they did not read the Tenancy Contract Agreement properly,

HAYSWINCKLE GEELONG CITY (FORMERLY LJ HOOKER)

***READ ME PLEASE***

This is the third Real Estate Agency and the last to manage the property I lease. They have all been scum.

If there is an honest Real Estate Agent in Geelong, it isn't Hayeswinckle (Formerly LJ Hooker), and no mistake. Kelley is a smiling assassin who hasn't met a lie she wouldn't tell or scenario or situation that wouldn't change on a whim. Dishonesty is her MO so be very careful and swallow your gold fillings and jewellery before you meet with her.

Taynika is okay.

Maddie is okay. She can be understanding and kind and make allowances and understandings. But, she will ultimately first and foremost serve the Landlord and their whims at every turn. So be on gaurd

Expect a lot "we didn't knows" and "that's not our faults" and "maintenance issues" and if you request maintenance expect alot of "its the landlords decision" if you rent through them. They all serve the LANDLORD first and foremost and NOT THE TENANT.

Mould damage from poor maintenance making property unliveable (their own words) poor maintenance ensuring 50% of property could be utilised, poor records kept by previous Rental Management handwaved away like its not their fault or problem. Countless breaches, landlord showing up announced and a 24 hour NTV WITHOUT Possession Order. No decrease in rent throughout all of this. Not once. Rent won't be reduced, Cheap they said. 325 a week for ALL THE ABOVE and EVERYTHING listed in this review.

A miserable end to a miserable, sorry saga.

Do not rent 2/21 Margaret Street NEWTOWN 3220 GEELONG if you see it listed. Trust me.

This is about LJ hooker Wollongong. The agent "Karl Neuschwanger" is very rude and disrespectful. He is trying to Cut extra money by not telling accurate information about the lease ending date as well as pushing me to clean an old house where it has mold in the ceiling and walls due to rains and floods. They never tried to fix that issue rather asking me to clean instead. I did it though.

I have been a home owner of my property…

I have been a home owner of my property for 25 years and have never had such troublesome neighbours as the current tenants on your property. They constantly slam our wall several times a day, I have asked them to stop and we get physical threats. They are always hanging over our fence and interfering with our privacy, not to mention foul language and loud rap music daily. The police have been called several times but to no avail. Have complained to property manager several times and all we get is attitude. Absolutely poor management all around. We are now in the process of dealing with the tenancy tribunal as these tenants have broken their lease agreement. Flinders park S.A

LJ Hooker Bribie Island - Poor Property Management experience

We removed ourselves and our Bribie Investment Property from the rental/property management process after reaching our ‘fed-up’ threshold due to the constant frustrations of dealing with tenant problems and less than capable property managers.

LJ Hooker Bribie Island’s website says “What our customers say about us is true testament to the impact we have on lives every day.” We couldn’t agree more! Our review is testimony to the negative impact they’ve had on our lives.

• Numerous administration and payment errors;

• Non-existent management of owner approved repairs and maintenance (If the tradie didn’t action themselves it would always be up to us to follow-up);

• Misleading routine inspection reports – outside of known peeling paint issues the final routine report (6 weeks prior to the tenancy ending) indicated; clean, satisfactory, no mould or damages sighted and yet 5 days after this inspection a mould company attended the property and reported many visible areas of mould. If thorough routine inspections had occurred then mouldy ledges/ceilings/walls/doors, mouldy/filthy curtains and some other minor damage issues should have been found and reported. When the property was handed over to us mould was visible throughout the entire house so we’ve just outlaid $1250 for mould remediation treatment.

• Unresolved Final Exit Inspection issues:
- we did not pursue matters like minor wall damage, cleaning of light shades and replacing broken light bulbs. One cleaning issue we did not accept was extremely filthy internal window/door screens throughout. Our property manager confirmed the tenants had gone back and satisfactorily cleaned the screens, which we accepted on face value. We returned 6 days later to still find a single wipe with a new chux revealed putrid amounts of dirt on every internal screen. When we challenged our property manager we were told the dirt was from rain and storms over the previous 6 days - totally implausible! The story then changed to details from the tenants’ entry inspection notes.

- The tenants filled the recycle bin with garbage, bags of cigarette butts and general household junk. We asked for the rubbish to be appropriately disposed of, but Petra Gillard (co-owner of the agency) instructed us to place the recycle bin out for collection and if we got a fine from Council then they would forward it to the tenants for reimbursement. Why would we expose ourselves to be liable for a fine that we would have zero chance of being reimbursed for?!

The ‘no care or responsibility’ attitude was abundantly clear, using legislation rules as their ‘out clause’ and otherwise ignoring a myriad of other facts we had raised in writing around poor management. There was no goodwill.

When you pay hard-earned money to a business to manage an investment property on your behalf then it is reasonable to expect those services be undertaken in a competent manner. What is not reasonable is to have your property handed back to you in a condition where you need to expend a significant amount of your own time and/or money in rectifying issues that are due to no fault of your own.

We have made very few online reviews in the past and only one negative review prior to now, which reflects how strongly we feel about informing others of our property management experience.

For the sake of your property asset, sanity and hip pocket please choose carefully who you do your real estate business with.

LJ Hooker Canberra City - Stay away from themI am the owner of a property that is managed by LJ Hooker Canberra City. I am surprised with the regular poor quality management. I feel it's just a telephone office. Just inspects the property a couple of times a year, and that too is very inadequate. They don't inspect everything. Their poor management caused destruction of my property, and I had to incur a substantial loss. I find it difficult to believe they take pride in their services. Just a group of well-dressed people with little sincerity and zero brain. Please stay away from them. I will get out of it as soon as I can.
