Best Estate Agents

LV Property are very professional and courteous of their clients. I would highly recommend them to tenants, especially Karan who made such a stressful thing so easy and smooth. I was relocating for work purposes, which already was a stressful time, however was it very refreshing to have such a helpful agent, who really took his time and always got back to me promptly.

As a new landlord I really thought this…

As a new landlord I really thought this company would be the best!!

However I’m utterly appalled at how I’ve been treated. The first set of tenants completely destroyed my property, no 6 month inspection was done by agency this may have reduced damages and when they advised on a contractor to do works they instructed me to give him a deposit direct.He won’t give me deposit back. He didn’t do any work so I had to employ someone else at an additional cost to me. Agency advised me to take him to a small claims court with no further help from them and he won’t return my deposit I paid. I have insurance for Guranteed rent but wasn’t adviced that when agreeing to tenants leaving early I wouldn’t be covered for rent I am down x2 months for paying mortgage due to this. With-in my first year of already loosing my first months rent I’ve now been charged full months rent to re tenant again with-in first year of been with the company. I was at my property and potential tenant arrived but no agent turned up for viewing so I showed him around myself and he is now the new tenant.

Overall apart from putting my house online and doing credit checks for new tenants I’ve had to do the rest myself. After many phone calls, emails with various team members and getting no where fast I tried to make contact with a company Director to be told they are not available.

LV instructed me to give deposit direct to contractor I’ve the email trail as proof should I have been informed to give to LV I would have done so.

LV advised to let tenants leave tenancy early but did not provide advice I would be not entitled to Guranteed rent scheme.

LV should have also advised that if letting tenants vacate early within my first year I would be hit with another £1,300 set up fee for new tenants I would have not accepted tenants to leave early.

A 6 month inspection was not done which could have saved a huge expense to me in damages.

Regarding the recommendation of the contractor, we understand your disappointment that the works weren't completed. Please know that while we recommend contractors based on their past performance, any business conducted between yourself and the contractor is considered independent of LV PROPERTY as they are not directly employed by us. However, we have taken note of your feedback and have ceased working with the contractor in question.

Regarding the deposit paid to the contractor, we regret to inform you that as this payment was made directly to them and not to LV PROPERTY, we are unable to facilitate its return.

Regarding the rental guarantee and reletting costs, these are standard terms outlined in the terms and conditions of your Landlord contract, which you signed. We regret any confusion or inconvenience this may have caused and appreciate your understanding of these contractual obligations.

The viewing was rescheduled; however, we were unaware that the tenants attended the property during this time.

Our lettings manager did advise on our complaints procedure and encouraged you to email them so that we could address your concerns comprehensively. We regret that you chose not to pursue this route, as we are committed to resolving any issues you may have had.

Once again, we apologise for any inconvenience or frustration caused.

Deceitful company

Ridiculous company that is extremely dishonest and deceitful. I attended an open viewing for a property with this estate agent and paid a holding deposit to take the property off the market (they take this off everyone who registers an interest). Perhaps to generate as much money as possible.

They then called me and informed that my application hadn't been successful and they would return the deposit back to me. THEY DIDN'T. After three weeks I began to chase them for the deposit and eventually left a bad review on Google. Less than 30 minutes later I received a call from them asking me if I was still interested in the property and I said yes. They then asked if I would remove the negative review which I did.

They sent me referencing checks for the property which I completed and passed I received a call from Joshua who asked me to sign the tenancy agreement and that I could collect the keys next week.

Later on I attempted to go through the tenancy contract and find that it has been voided. The worst thing was that I had declined other good properties under the assumption that I was successful for this one. I had to chase them in order to find out why the contract was voided and the reasons didn't really seem to stack up.

If you have had bad experiences with this company as I am sure many people have had please right reviews about them. They are certainly not as professional as they make out to be.

Victor is a true Professional who really cares about the clients, He’s extremely patient & understanding.

This is a long one

This is a long one, and relates to my experience in 2022. I did post this on Google Review against their listing, but it only appears on my browser but no one elses.

I’ve not made many mistakes in my life but coming across LV Property is definitely in the top 5. What should have been a straightforward property sale turned out to be a bloody nightmare.

The owner, Jaspal Singh, seemed like a nice chap, although he very quickly bamboozled me into his ‘Performance Fee’ and ‘Target Price’ schtick. This involves guaranteeing a target price for your property, which in our case was £160K.

He then started talking about his ‘Property Buyers Investment Club’ and that our flat would be perfect for these special buyers. This club is apparently made up of specially selected investment buyers, you’ll find out how special further on! He valued the property at £160K which to be fair was around the price we had thought it was worth and more or less the market value.

Next comes the cracker, the ‘Performance fee’. This was where the bamboozling started and you have to bear in mind this was all verbal, nothing in writing. All along I stated as long as this is outside of the sale and I don’t have to pay this fee he could do what he wanted. I got the impression it was some form of kick back from the buyer after the sale and all along Jaspal (verbally) assured there would be no cost to me.

Stupidly I signed their contract without looking closely at it. It’s legally vague and open to ambiguity to say the least. In hindsight I should have sent it to my solicitor first, she would have told me to run a mile.

Once the property was listed, we had started to get some viewings lined up. Estate Agents are legally bound to pass on potential buyer information and the offers they make, LV did but verbally. There were no written details of offers made by potential buyers or their details. Jaspal kept telling me he had had some silly offers and not worth considering, but don’t worry he felt he had a chap in his Property Buyers Club who fitted the bill.

After a week or so he rings to say he’s found a buyer and the offer meets our target price of £160K and it meets his ‘Performance Fee’. He was going to send me a Memorandum of Sale (MoS) so we could get things rolling.

The MoS arrives for sale of the property for £173K! £13K over what we had agreed. So here’s the catch, LV wanted me to agree to the £173K sale but they would then invoice me for £13K for that sneaky ‘Performance fee’, so it brought the sale price back down to £160K. To add further insult to injury they also wanted their 1% estate agent fee! (Although rather generously they had reduced it from 1.5 to 1%)

So just in case this seems a bit confusing, normal agent fees are around 1 or 1.5% of the sale price, in our case it should have been around £1600. If we had carried on with the sale with LV the fees would have been around 8 or 9%. There’s only really two words that come to mind, robbery and daylight.

When we complained and said we had not agreed to this ‘Performance Fee’ in our sale, and we would be taking legal advice they came back and said they would knock £6K off the fee! At which point we walked, as how could you trust an outfit who operates in this fashion.

If after this review you still want to use LV I would get everything, and I mean everything in writing, and get someone to check their contract as it stinks.

Here’s the kicker, I eventually sold the property using an outfit called Strike, similar to Purple Brick’s, in which you list a property yourself. They were brilliant! We eventually sold the flat for £182K..Yes a whole £22K more than LV Property valuation. Which says it all.

Finally, do a search for ‘Bobby Singh Trading Standards Birmingham Mail’ in Google, this is Jaspal’s brother, it should tell you everything you need to know about how they operate.

• Seller: You benefit by selling your property at a price exceeding the current market value. This means you'll receive a higher return on your investment and a favourable financial outcome.
• Purchaser: The purchaser benefits from our Private Buyer Agreement, which grants them access to exclusive properties like yours. This agreement streamlines the buying process and offers a unique opportunity to secure a desirable property.
• Agent: We are motivated by our performance fee, which is contingent on achieving or surpassing the target price. Our success is directly tied to your satisfaction and financial gain, reinforcing our commitment to delivering outstanding results.

In conclusion, our performance contract aims to maximize your property's value and ensure our agency's success, offering a fair and advantageous opportunity to work diligently to achieve the target price or higher.

We take pride in our track record of consistently achieving 100% of the asking price, even in challenging market conditions. This success has been independently verified through GetAgent, a leading authority in real estate data analysis.

Furthermore, our unique approach involves working closely with a Private Buyers Club, a carefully curated network of buyers who are eager to secure properties like yours. However, we acknowledge that market conditions can change whilst going through the sales process, and this may have contributed to your concerns.

Regarding the phone call, this is a standard practice in our agency to thoroughly review the contracts to ensure all parties are satisfied and informed. While we do guide our vendors through the process, we also urge you to carefully review all contracts and raise any concerns before signing. It appears that this step was not taken in your case, and we regret any confusion it may have caused.

Great experience

A company that makes you feel like more than just an application, The support Stacey has provided through the whole time I’ve been with lv is honestly outstanding, she’s a busy lady yet she alway made time for me, I was panicking and what feels like harassing her haha but she kept her promise and found me EXACTLY what I was looking for! It’s such a stressful time to be having to look for places to live with the market being so busy and prices being so high, but as always stace went above and beyond to make sure I was looked after, my budget was met, the location is perfect, my fears put to sleep and a perfect property I can now call home! LV is not just a company, they are like family.

LV property with specific reference to Stacey, incorporate personal needs. I got a lovely apartment in the city center with the company when I was pregnant for easy access. Now the baby is about a year and I needed a new place to raise him. Still with the company I have recently got a lovely home. I didn’t have to search on their website, I only told them what I was looking for and I got more than I was expecting. I can say this from experience LV is a family, they are only a call away. I remember when I was struggling with my door and I got help over FaceTime.
