I had an outstanding experience with…

I had an outstanding experience with this lettings agency in Birmingham, and I couldn't be happier with their services. Stacey and Joshua, in particular, deserve a special mention for their exceptional dedication and professionalism.

From the very beginning, they made the process seamless and stress-free. Stacey's attention to detail and in-depth knowledge of the local market ensured that my property was let quickly to reliable tenants. She was always responsive and kept me updated throughout the entire process.

Joshua's management of my property has been top-notch. He's been proactive in addressing any issues that have arisen, and his communication has been excellent. I've had complete peace of mind knowing that my property is in capable hands.

Overall, I highly recommend this agency, and I'm grateful to Stacey and Joshua for their outstanding service. They've truly gone above and beyond to make this a five-star experience.

Poor service and terrible experience

Started off well but towards the end of the tenancy, became untrustworthy and had terrible admin.

They requested additional money outside of the period permitted to as the landlord wanted to add additional costs to the contract after it had been signed.

Did not produce any evidence when requested for these additional charges and actually ignored majority of emails about it - still not received any evidence for these additional costs.

After the tenancy had ended and keys were returned, they didn’t alter their pay drop system so I continued to receive requests for rent for the month I was not living in the property.

Then received an arrears letter, despite Lv acknowledging the end of my tenancy, for the month after I had stopped living there.

Will never use them again.

Selling my property

Most unprofessional estate agent

Most unprofessional estate agent, I would avoid at all costs! Pretending to be off sick but call back on a different number and they are magically back in work 10 mins later when chasing queries! Advertising properties with the wrong leasehold details and refusing to give the commitment fee back when unable to buy with a mortgage! Avoid at all costs as can’t get a sale through after over 9 months through no fault of my own!

I ended up going from ombudsman to claim my money back!

I would avoid at all costs as purchasing is stressful as it is and you don’t need the added stress of their incompetence and unprofessional behaviour when you’re trying to juggle everything else

Andrew and Ajay were both pushy at first and then couldn’t get hold of them when I wasn’t happy with my experience

Waste of time and energy

Reply from them is very generic and I can back all the information up with recording of phone calls and information sent to ombudsman and my solicitor

We are aware of the specific details that you have mentioned in your review, and following an investigation into this, we understand that some of this information is incorrect. Our staff always strive to provide the best service possible, and we have had no such cases of faking absences.

As an estate agent, we always strive to provide accurate information and professional service to our clients. We have carried out all checks and on the information that we realistically could as an agent, and found all this information to be accurate. During the conveyancing process, the solicitors were made aware that a Deed of Variation was necessary to satisfy the mortgage provider’s requirements. This has since been done, and at the great expense of the seller, meaning there is no reason this property can’t complete.

We assure you that we take all allegations of unprofessional behaviour seriously, and take appropriate measures to address any issues occur, however, in this case, we find these claims to be false, and defamatory.

We are more than happy to try and reach a resolution on this matter, and implore you to please get in touch with our office to try and reach a resolution.

Fraud, Unreliable

After I gave the holding deposit of Pound 200 for a rental property I was asked to pay extra Pound 800 non refundable. When I asked for written information it was ignored and when I persisted some information was sent that didn't have the information I requested.

This happened after I raised the conern by giving bad reviews on trustpilot (I thought they were apologetic and willing to share crucial details so took my initial review down on request of the managemengt) with the management who assured me that I will be fairly treated. Company of crooks that play with immigrants like me.
Such a big disappointment it was. I wasted my time and energy

Recommended!

LV have been managing the letting of my flat for 2 years now, and I can't fault them. They're quick to find good tenants, and handle any repairs professionally.
Compared to the agents I was using previously they're an absolute dream!

Can I give a lower rating???

Sooo where do I start with this company?

I let LV property manage 4 of my properties at the start of COVID and unfortunately due to the times we were in they knew they could rent my properties for next to nothing as long as they got their money in ‘management fees’ but that’s not the issue (although they will turn around and say that it was because of what the market was like then) PS they also do not take deposits so if anything happens to your property while their tenants are occupying it you’re paying for it.

They charge management fees but do not bother actually managing which is why we have been to PRS (property redress scheme) and have won both cases. The first complaint they had to pay out £1583 due to their negligence and lack of management, the second case that we took to PRS we won £449 and again this is partly due to their negligence and other damages that their subletting tenants left (which they refused to acknowledge that they were subletting even though we found post and packages in random peoples names)

Every time something needed doing and actioning in regards to the properties, there was never any urgency, even though they were managing 4 of my properties and getting a hefty cut out of them they did not care, I had to email and chase constantly managing them….(they also serve incorrect eviction notices and then when I approached them about this, Arvind stated that they’re not lawyers but they get advice from their in house legal team)

Couple of years ago I gave LV property approximately 3-4 months notice to end the contracts we had with them as they were really taking the mick at that point, of course in true LV style they ignored these and ‘forgot’ and kept the tenants contracts rolling which meant we were kept in a contract with LV property (one contract is between the tenants and LV and one was between LV and the landlord)

I have got to say the only person we dealt with on a day to day basis (and yes it was literally day to day) was Mr Arvind Rattu, not sure how he’s still working at LV but he is, if you ever get the pleasure of speaking to this lovely gentleman please run for the hills as you’ll get as much help from him as you will speaking to a brick wall.

I could go on and bore everyone to death on here but I will leave it there, if anyone has a case against them and if you believe they have acted in an unprofessional manner or have not kept up to their contract please please please refer to PRS as they have been amazing at sorting the issues out we had and I could not recommend them enough, please read your contracts carefully because Arvind liked to quote sections/subsections within the contracts to show that they’re in the right (even though we have won both cases against them….weird)

The only person in that company that had any common sense was Stacey…. Wish we had her to deal with at the start maybe things would have been better.

Finally I have all of my properties back and have got rid of LV, they also do not believe that customers have a right to complain or write reviews and to them it’s called ‘sabotage’…it’s not sabotage if it’s the truth, had enough of being quiet and bullied into not giving a review.

PS if you so want a decent estate agent to deal with any of your properties probably worth giving someone like Dixons a call which is who we are with now :)

Edit: AND to prove a point even after writing this review LV Property have tried to take this review down and report it :) that just shows that they can’t handle a bit of truth, they reported it as a false review EVEN though I have all the evidence in the world to prove that this is a legit review. Trust pilot have verified this review after I sent the required evidence.

They also write their own reviews on trust pilot which is laughable and embarrassing.

On behalf of myself and everyone I work with, we take customer service seriously, I have looked into your complaint and I can see that you initially came on with LV during the first COVID lockdown as you were struggling to let your properties out, we assisted you and managed to find you excellent tenants in a short period of time when most agencies were closed.

I also noticed that you attempted to increase your rental above what the market rate shortly after the first tenancy, this wasn't something your tenants were happy with, however we managed to increase the rental on 2 of your properties but I'm afraid we cannot force tenants into paying more money which they cannot afford.
You had attempted to claim the additional rental increase which was never agreed from the tenants and when that failed you approached the PRS in order to try and claim this from LV.

We feel that our approach is always fair for both tenants and landlords and this is why we decided to end our business relationship with you.

We are very pleased with the PRS outcome as you have only been awarded 4% of the amount you were attempting to claim which we feel is fair given the circumstances, we all make mistakes and if you feel we really let you down we apologise for this and wish you all the best in the future.

I have also copied and pasted the PRS conclusion below and would like to make clear that the payment was offered by LV as a gesture of goodwill and the PRS agreed to this, the amount you have stated in your review is also incorrect.

''In conclusion from the PRS dated 26th August 2022''

''Whilst I appreciate that the landlord wished to increase the rent, the agent cannot be held responsible for the tenant’s failure to pay the rent. The agent tried to negotiate a higher rent, and this was rejected by the landlord. I cannot therefore award any compensation for rent arrears that fall due payable by the tenant. I also do not see any evidence to suggest that there was a rent guarantee agreement in place. I am therefore unable to award unpaid rent to the landlord''

Stacey and Arvind 10/10

I am a doctor working in NHS, I wanted to find and property move in quickly. Stacey was very prompt in responding and showed me the property appropriate for me. Not only that she is very good in communication and explaining the details of the property. Stacey immediately booked the property the moment I liked it.
Arvind was very prompt and good in responding to mails. They managed to do all the checks and contracts in time.
Both Arvind and Stacey are very good at their work. Their commitment and communication is 100%.
