The lettings team at Old Works

The lettings team at Old Works, MCR Homes were fantastic! From start to finish, the process was seamless and stress-free. The team were professional, friendly, and always on hand to help with any questions. I couldn’t have asked for a smoother experience. Highly recommend them for anyone looking to rent!

Absolutely horrendous service

Absolutely horrendous service. Door didn't close on my first day of collecting the key. Was only fixed days later. Been having to flag maintenance issues several times before fixed, some still not fixed. Kirsty Holloway literally has told me to F-off several times instead of doing her job, supported by her manager Amina Patel. Was told i was being rude on the phone when i just was talking bluntly and explaining their actions to them, outsmarted so claimed rudeness lol.

These are just there to take your money and hold you hostage. No support whatsoever. Want to leave my contract early to move into a house I'm purchasing - will still be liable for rent and have to pay a relisting fee? Good luck renting this place out when the bloody door doesn't open properly - but according to you is not a problem and wont be fixed. Have a good week! Your fault not mine :) Maybe Trustpilot next.

I honestly feel 1 star is even more than what they deserve. Completely in denial and some of the worst property management I’ve ever experienced would not recommend and can’t wait to leave!

Worst management company ever

Worst management company ever! Been living at the wharf apartments for almost two years now and it’s still incomplete. Simple tasks like the windows being cleaned and our grass being cut never get done. The building is dirty, carpets stained and walls scuffed, yet we are paying a high amount of service charge collectively as a building of 45 apartments. The building isn’t secure, we have youths breaking in and people don’t feel safe in their apartments. The MCR building manager, Michelle promises everything but delivers on NOTHING! These are just some of the issues, I could go on for hours!!!

Windows been cleaned once a year!!

Windows been cleaned once a year!!! I work from home everyday and not seen them since February 2023. Absolutely filthy. Cleaners not been seen since January 2024!?. If lifts go down they're out of action for 2-3 months. Sometimes both of them. Problem with homeless people in our building, MCR offered no help but to call police. They did a couple of nights of "security" not been seen since and still the homeless problem is worse. Charging tennants for dirty bins store when there aren't enough bins for over 90 flats. Building hasn't been refirbished since it's completion in 2018. Mucky walls, paint pealing off. Glady I do not own one of the flats but multiple owners have said MCR made it very difficult to sell. Awful money hungry group. Avoid this shambles of a company

THIS IS A FOLLOW UP TO THE TWO PREVIOUS…

THIS IS A FOLLOW UP TO THE TWO PREVIOUS POSTS.WE LIVE IN A BASEMENT FLAT WITH A PRIVATE GARDEN AT THE RESIDENCE IN SAUNDERTON, HIGH WYCOMBE.

The outside drain in front of our patio door has now been running constantly for two weeks with human sewage from the 58 apartments in the block. THE MAIN SEWER FROM THE BUILDING TO THE ROAD, SOME 125 METRES IS BLOCKED SOLID. MCR PROMISED TO HAVE THE DRAINS CLEARED A WEEK AGO. THEN TWO DAYS LATER THEY INFORMED US THAT THEY NEEDED TO OBTAIN 3 QUOTES FOR THE WORK AND EXAMINE THEM BEFORE ISSUING A CONTRACT FOR THE WORK. IN THE MEANTIME WE CONNOT GO OUTSIDE OR OPEN THE WINDOWS OR DOORS BECAUSE OF THE TERRIBLE SMELL. YESTERDAY THE RESIDENTS OF THE ADJOINING FLAT MOVED OUT!

THEY TOLD US THAT THEY HAVE HAD SEWAGE COMING OUT OF THE SHOWER AND TOILET IN THE PAST. THEY RENTED THIS APARTMENT FROM MCR!

LOOK AT THE REVIEWS, MCR SHOULD BE ASHAMED OF THEMSELVES AND MOVE HEAVEN AND EARTH TO LOOK AFTER THEIR TENANTS AND OWNERS! THESE ARE NORMAL PEOPLE WHO BUY OR RENT THEIR APARTMENTS.

THE TRUTH IS THEY DONT CARE!

Sharp practices - AVOID

Sharp practices, rude and not upfront about charges, especially the fine print (terms and conditions). Took £200 holding fee (non-refundable) from my daughter before they would process any paperwork - but, CRITICALLY, without mentioning they would charge 6 months rent (+ deposit) UPFRONT. When I challenged the 6 months upfront they then informed me (not mentioned in the contract either) that they'd re-do the contract after 6 months and charge another 6 months upfront (at a higher fee??? IDK). And, in the meantime, they would change the wording/terms and conditions on the contract so that it was 'properly' documented. AVOID. And rude too :-( I said I would complain and allegedly a complaint form has been sent - but actually it hasn't, what a surprise! Seems like we're no alone with our disgust at this company.

I'd give a -1000 if I could

I purchased a new-build property from MCR Homes (previously Regency Residential) off-plan in 2020 and when I say it has been a PLETHORA of crap since then, you would not believe it.

I'll try and summarise to keep it short and digestible:
-I placed my holding deposit on my flat (July 2020), and they sold it to someone else. Forcing me to pick another.
-The agreed move-in date was March 2021, it was consistently delayed and move-in promised the next month again and again. Ended up being December 2021 which left me paying huge amounts for short-term lets
-No show flat
-No choice of carpet, tiles, colours etc. You get what you are given
-Regency Residential went BUST in the Panedmic and dropped off the face of the earth foe 2 months, risking everyone's money, but told no-one and renamed to MCR Property
-Moved me in with no electric, only on a generator. When they sorted the electric, they then wanted everyone to back pay and the cost was EXTORTIONATE.
-Lift and lights go out of order for months on end
-The staff turn over is crazy. I never speak to anyone on the phone more than twice, and that is if I am lucky to even speak to someone
-They do not maintain the building and surrounding area like they make out they do
-Service charge is very high
-Recently have added an estate charge which is total rubbish
-They have a lawsuit of people in my development currently against them. I wish I could join the lawsuit, it is that bad.

Avoid this company like you life depends on it. They are the WORST. I cannot stress this enough. And if MCR are reading this, shame on you!

First time we have used MCR homes for…

First time we have used MCR homes for an apartment and it won’t be our last. From start to finish the service from MCR Homes has been great, fast and efficient, in particular from Lisa Riley who was helpful and kept me up to date from the very beginning of the application to the key handover at the property.

A huge thank you Lisa Riley. You are fantastic at your job.

AVOID AT ALL COSTS. NEWBORN AT RISK WITH MOULD

I’ve lived here since October 2022 and I seriously regret buying a property to do with MCR Homes. My flat is mouldy and the development is still a construction site.

I have a 5 week old baby and they don’t seem to care for her welfare with the mould, damp nor that there’s trip hazards everywhere. When I was pregnant I slipped on a surface which wasn’t marked ‘slippery’ ‘hazardous’ or cornered off. It was marked as safe yet I slipped badly along with many other people on the development.

They never respond to emails nor phone calls.

Avoid at all costs any properties to do with MCR.

Outright liars who offer a terrible…

Outright liars who offer a terrible customer service. Have constant excuses over email and are happy to outright lie instead of admit they either forgot to do what they said they would over a month ago or that they just couldn’t be bothered to do their job!

Call them with an issue and you can be guaranteed that person is ‘off today’ and they’ll leave a post it note on the desk.
Same BS every time you need anything done

DO NOT EVER USE MCR, WE ARE NOT THE ONLY PEOPLE HAVING TROUBLE WITH THIS COMPANY.

We stopped in a MCR property for 3 years. The flat was lovely… until you dig deeper… the bath was held up WALL TILES, which obviously cracked under the weight of water and then the bath came away from the wall and leaked water (MCR wasn’t interested and never came out to fix this, we had to do this ourselves) within the first three weeks of us living there the washing machine leaked, a maintenance guy came out and ripped the plinth out below the cupboards and snapped it. he never put it back and all he did was mop up water, never stopped the leak (we again had to do this ourselves). There was also a leak in one of the flats around us, they came out and ripped up all of our laminate flooring and floor boards, only to find out it wasn’t ours and left it. The floorboard then has a big dip in which we constantly twisted our ankle on… again MCR wasn’t interested.

We could never get ahold of MCR we had to constantly contact their sales team BECAUSE THEY WERE THE ONLY PEOPLE THAT ANSWERED THE PHONE (even they couldn’t get through to who we dealt with!)

every time the contract was up, they raised our rent to the point where we had to move out because the prices were ridiculous, for the size and location of the property.

We have now been moved out of the flat for 3 years now and still having to deal with them. They are threatening that we owe them money which no explanation.
We dug deeper with our own financial advisors and since found out they’ve messed up someone else accounts with our own. They haven’t apologised or given any compensation for this.

DO NOT EVER USE MCR, WE ARE NOT THE ONLY PEOPLE HAVING TROUBLE WITH THIS COMPANY.

I wouldn’t even give them one star if it was an option.

Absolute joke of a letting agency

Absolute joke of a letting agency. Terrible communication to the point of out right lying to you! Went to view a flat, they arrived late, didn't know what flat I was supposed to view, increased the price by £100 on the spot and said they don't know why it's listed for cheaper online (even though it's Thier advertisement). Stay away from them all all costs!!

I am literally about to lose my mind in…

I am literally about to lose my mind in my MCR accommodation. Not mentioning it takes them months to deal with anything, they ignore your messages and calls and directly lie to your face (suddenly everybody is on holiday for months in the middle of autumn) . My wall was rotting from a leak for 4 months, mould everywhere. I just reported it to the Council when they finally fixed the leak, so eventually I didn`t proceed with the complaint.
BUT THE NOISES
apparently they buy buildings to convert them into flats. Insulation is zero. you can hear a pin drop. I can hear my neighbours` evening and morning routine. i can`t go to bed from the noises until they settle. I have to wear earplugs whenever I am home, but it doesn`t stop them to wake me up at 5am with the stamping, you can hear every step above and next to you. steps on the corridor, doors banging. Horrible. It was fine at first, but they converted offices to flats and ever since the building is ridiculously overcrowded. tenants are messy, bin area is a nightmare (bin is empty, but people put their rubbish on the floor) the grass in the garden is 1 meter tall. also full of rubbish. you don`t have a moment to relax, the paper thin walls make you feel like you live in a tent. Unfortunately I am stuck there due to the housing crisis. in addition, they love demanding from the residents in their newletters.
DON`T MOVE THERE IF YOU DON`T WANT TO LIVE IN HELL

The worst place you could ever live

The worst place you could ever live. Please do take these reviews as they are. I agree with every bad review here. Firstly you get a home through Chancellors which is an estate agent and as you would expect them to deal with them re: maintenance etc & on going issues. That’s not the case as everything is dealt directly with MCR. They don’t reply emails, charge you for a dusty car park which requires you to get your car cleaned ever week. Bearing in mind some people are not paying for the car park. The bins are overflowing there is rats on the site. The lifts don’t work regularly, you are likely going to be trapped for hours on end of it breaks down whilst you in the lift. The management team takes a minimum 7 days to respond to your email & most likely won’t respond. It’s a building site, there is building works on the weekend. You will be woken up by the building machines both Saturday & Sunday by 8 am without a courtesy written email from property management. There is so many building work errors because it’s a cheap built building. There is flooding everywhere everytime it rains because there is no drainage on the ground or at least good concrete to allow water to flow. Winter is even worse as the snow will build up. Management is rubbish, all of them need to be fired for their incompetence whilst earning a measly monthly salary. You couldn’t live at a worse property! Please Do NOT MOVE!

Wilful neglect by MCR Homes

Purchased a buy to let apartment at the newly converted St Bartholomew's hospital, Rochester in March 2023, then in April, water started pouring through the sitting room ceiling and upper window ledges from the roof above, this was reported to their Living team to resolve, we were told it was being looked into, then completely left in the dark with no update for weeks.
In the meantime, whenever it rained, my tenant was living with the new water feature pouring into the sitting room.
Fast forward to early June, water ingress worsens, again reported to the Living team, property manager advises of a hole in the roof being investigated by developers, but still water continues to pour into the apartment whenever it rains, property manager leaves company.
Leaks continue and now spread to the bedroom from upper window and along the north/south wall, again tenant continues to live in these awful conditions, managing two water features (see attached photographs) at no point do the Living team offer help to clear up the internal mess or provide a firm date for the investigation.
September arrives with heavy storms, leaks continue to worsen, Living team informed, again we are told the developers are investigating the exterior again.
New property manager informs there has been a leak in the apartment above which is being investigated, but again we are left in the dark for weeks on end with no update, new property manager leaves.
Then the assistant property manager after looking at the photographs implies it is condensation!
Countless emails and phone message have been sent to their Living team over the past five months, requesting updates and to provide a date when this will finally be properly investigated and resolved, but they prefer to ignore emails and not respond to voicemails or even answer the phone, if you are lucky to get through you are met with aggression and rudeness, but this is from a company who promote "client care is our highest priority"!
The complaints procedure has been followed, firstly with their Living manager and secondly with their director, both replies were inadequate and failed to identify the problem and provide a solution and date for this nightmare to end.
We were told the situation is being made a priority so many times now and been offered countless apologies, it is now beyond a joke, this company simple do not care about maintaining their properties or their tenants and landlords welfare, one thing they do care about is the profit and sale of their projects, as quickly and cheaply as possible.
The next stage for me will be the property ombudsman, trading standards and property solicitors, these I hope will have the power to intervene, resolve and put and end to this poor unacceptable level of service and behaviour.

No postbox key for 4 months! Truly shocking experience.

I cant believe how terrible their customer service is. The apartment wasn't cleaned before we moved in. It took them 4 months to give us our POSTBOX key. 1 month to get a gym key and we still haven't received our second pair of keys (two residents) 5 months in. They just ignore emails and never do what they say they will.

If you have options save yourself the grief and go with another company. They should truly be ashamed of how they're running their business
