Wilful neglect by MCR Homes

Purchased a buy to let apartment at the newly converted St Bartholomew's hospital, Rochester in March 2023, then in April, water started pouring through the sitting room ceiling and upper window ledges from the roof above, this was reported to their Living team to resolve, we were told it was being looked into, then completely left in the dark with no update for weeks.
In the meantime, whenever it rained, my tenant was living with the new water feature pouring into the sitting room.
Fast forward to early June, water ingress worsens, again reported to the Living team, property manager advises of a hole in the roof being investigated by developers, but still water continues to pour into the apartment whenever it rains, property manager leaves company.
Leaks continue and now spread to the bedroom from upper window and along the north/south wall, again tenant continues to live in these awful conditions, managing two water features (see attached photographs) at no point do the Living team offer help to clear up the internal mess or provide a firm date for the investigation.
September arrives with heavy storms, leaks continue to worsen, Living team informed, again we are told the developers are investigating the exterior again.
New property manager informs there has been a leak in the apartment above which is being investigated, but again we are left in the dark for weeks on end with no update, new property manager leaves.
Then the assistant property manager after looking at the photographs implies it is condensation!
Countless emails and phone message have been sent to their Living team over the past five months, requesting updates and to provide a date when this will finally be properly investigated and resolved, but they prefer to ignore emails and not respond to voicemails or even answer the phone, if you are lucky to get through you are met with aggression and rudeness, but this is from a company who promote "client care is our highest priority"!
The complaints procedure has been followed, firstly with their Living manager and secondly with their director, both replies were inadequate and failed to identify the problem and provide a solution and date for this nightmare to end.
We were told the situation is being made a priority so many times now and been offered countless apologies, it is now beyond a joke, this company simple do not care about maintaining their properties or their tenants and landlords welfare, one thing they do care about is the profit and sale of their projects, as quickly and cheaply as possible.
The next stage for me will be the property ombudsman, trading standards and property solicitors, these I hope will have the power to intervene, resolve and put and end to this poor unacceptable level of service and behaviour.

No postbox key for 4 months! Truly shocking experience.

I cant believe how terrible their customer service is. The apartment wasn't cleaned before we moved in. It took them 4 months to give us our POSTBOX key. 1 month to get a gym key and we still haven't received our second pair of keys (two residents) 5 months in. They just ignore emails and never do what they say they will.

If you have options save yourself the grief and go with another company. They should truly be ashamed of how they're running their business

One regret I made was moving into Leigh…

One regret I made was moving into Leigh Street in High Wycombe. The lettings does not give one care about residents. Ignores emails and any form of communication. My partner signed a contract and a month later he still hasn’t received his keys to his own home. Dealt with Kirsty directly but has been ignoring my emails. Downright rude and disrespectful. Due to their new build one of their walls crushed my car on new years last year and I didn’t get an apology until I contacted Stephanie directly which was a very vague apology. Have never dealt with an agency like this before. Rubbish in the waste storage is all over the floor to which you cannot access the room and the lifts never work with alarms going off constantly. Not worth paying rent for apartments like this.

I should have checked Trustpilot before doing business with them. I confirm what everyone else says here. They ignore you, take you for an imbecile (when they answer), etc. Flats are low quality. Don't do business with them

Zero customer service skills

Zero customer service skills, they ignore your emails Michael Fenlon Director, Stephanie Hilditch obviously set no standards within their teams, they set a complaints procedure that they do not adhere to they advertise they are a member of the property Ombudsman They are not! For new sales

Yet another customer who now has to go down the legal route to get my simple snag list resoved that has been going on for 18 months and counting

This company has not managed to get over one star on Trustpilot and only get one star as you cannot leave zero , they don't show reviews on their Google landing page for this reason

The owners of this company should be embarrassed by the staff they employ and pay each month as they do not set a good example to showcase this company

If you are looking to purchase from MCR Homes and find these reviews and continue be prepared

Poor communication.

Sadly I echo the concerns by other reviewers. MCR is the management company in the block of flats I live in. Responses to my emails have been scarce, I’ve had to send multiple chasers and even then receive very inadequate responses or no responses at all. As far as I’m concerned the ground rent etc that I’m paying is entirely undeserved.

Shockingly Bad Company
we moved into one of regency residentials properties (also trade under the name of MCR Homes as well as lots of other companies registered at the same address). everything was well to start, however i became chairman of the residents association and just before easter i emailed Stephanie & Kirsty to advise we were seeking legal advice with regards to a couple of ongoing issues that the residents had, this was around 530pm on the Thursday, Friday and Monday were bank holidays, so on the next working day they issued a section 21 notice giving us two months to leave.

they have a tendency when they DO respond to emails and they don't want to talk about it any more they then shut the conversation down by saying "we are not willing to discuss the issue anymore", or just ignoring the issues.

then threatened me with legal action when i said that i might go to another site they are working on and handing out leaflets advising people to check out their Trustpilot page before signing anything.

MCR homes Stockwood Gardens

MCR homes (Stockwood Gardens) Luton Bedfordshire.
I'm a resident of (Stockwood Gardens) MCR homes and I've been waiting 12 months for my snagging list to be completed, if you're considering purchasing one of their properties, my recommendation would be to look elsewhere, they are nothing but a nightmare appalling customer service after living here for a year it's been one problem after another, it is beyond belief how they they actually got planning permission, not to mention building regulations? should never been passed by the building inspections, who knows what's going on there incompetence to say the least, Luton Borough Council have got a lot of questions to answer, if you can get someone to talk to.

Awful company, poor workmanship, treat their customers horrendously

MCR accepted my offer to buy a property in one of their developments. Paperwork was signed, a reservation fee paid. Money spent on mortgage broker etc. I visited the property once built and I cannot put into words how appalling the workmanship was. I asked them to make some corrections before exchanging contracts.
4 months after agreeing to the sale I get notified that they are pulling out of multiple sales. After pushing for an explanation I’m told the bank wouldn’t allow them to proceed with the sale of some units. So they sold me a property they couldn’t sell, and allowed me to incur fees along the way.
Now it’s 6 months since the sale was agreed, 2 months after they pulled out. Mortgages are now unaffordable. Have they refunded me the costs they are contracted to do so? No. Do they reply to my emails or calls? No.

Let down by MCR Homes

My experience in dealing with MCR Homes has been very similar to the reviews on this site. To start off with, I paid £500 to reserve a 2 bedroom flat at Stockwood Gardens with an expected completion date of June 2022. Well before this date, I was contacted by the estate agent I was dealing with and they told me it wasn't good news. This was their email;
"Dear ...
As per the last Construction Update, completion of Stockwood Gardens Phase Two has been pushed back to end Q3/beginning Q4.

These delays were unforeseen and caused by additional pressure on the supply chain of material supplies coming from the European Union.

There have also been exasperated problems from inconsistencies in the labour workforce due to Covid 19 isolation rules which have further prolonged the build.

As well as this there has also been a dramatic increase in the cost of building materials in 2021 of 116.9%.

As a result of the current circumstances, the developer has had to come to a difficult decision.



To all buyers that reserved a unit at Stockwood Gardens Phase Two. Regrettably, it is no longer tenable for us to honour the unit at the originally reserved price. The developer has agreed they need to absorb some of the cost, however for the build to be sustainable each unit has had to be re-evaluated and a new price needs to be agreed upon.

If you decide you no longer wish to proceed, we apologise for the inconvenience and will provide a full refund of your reservation fee.

Please get in contact with your selling agent for your purchase to get an understanding of the new price.

Again we sincerely apologise for the inconvenience and thank you for your patience".

I agreed to proceed with my purchase despite the price going up by over £30000 and had to reapply for my mortgage paying broker fees each time this being the 2nd time.

19/08/22, I received a call from the estate agent telling me it wasn't good news again! What could possibly go wrong this time I thought. Well this time MCR Homes are saying that the contractor for the steel frames for blocks F&G has been unable to secure the necessary materials to meet the current build programme and has forced the developer to seek alternative solutions. I was using the Help to buy scheme and basically they are saying as its coming to an end December 2022 the building will not be ready to meet the October deadline therefore they are giving me two options
1) withdraw from the sale and get my reservation fee back
Or
2) Shared ownership.
Now MCR Homes say they have tried to contact Homes England on several occasions and have received no response.

Surely there must be measures put in place for such circumstances. Not once but twice now have they let me down. This has not only inconvenienced me as I have held 6 months tenancy contracts having moved twice now due to MCR Homes failing to meet their deadlines. This has also cost me money
1) broker fee
2) reservation fee (they say they will refund me but who knows if I will get my money back)
3) legal fees (not sure if this is refundable)

This has been the most stressful experience ever. I tried ringing MCR Homes Business Development Manager to discuss this further and didn't get a response but when it came to pushing me to get the ball rolling in terms of the legal side of things he was on my case. I am disappointed with MCR Homes and I am currently looking to take this further.

Update: Emailed x2 managers requesting my reservation fee back and received no response. I have now made an official complaint and someone from Head of Living responded within 3 days and stated they will investigate this and get back to me. After a month I received my reservation fee back, the rest of my concerns were never addressed.

In summary, I was using the Governments Help to Buy but as a result of MCR Homes stringing me along I have now missed on the opportunity to do so because Help to Buy has now come to an end. Their customer service is appalling, I do hope this company could be further investigated.

MCR homes are a scam!!

I purchased a flat from MCR homes back in January 2021 and was suppose to complete in December 2021 which then got pushed back to June 2022 and then pushed back again to September 2022 now been pushed back to March 2023 so as you can imagine I pulled out of the sale as they have complete mucked us around. I’ve had no communication from the developers I have constantly had to chase them. Kurtis Lindsay is my point of contact at MCR homes, I have emailed him on numerous occasions for updates etc and never get a response. He ignored 3 of my emails and then had the audacity to ask me if I wanted to buy another property with them.

I have a few friends who have bought in phase 1 they have had none stop problems, washing machines leaking, taps leaking in bathroom and kitchen, cracks in the walls and doors, mould growing up the walls - the list goes on…

I had agreed a price and paid my holding deposit to secure that price… much to my disgust MCR homes sent me a email to say they would be increasing the price of my property by £30,000 and put it down to materials going up etc, again as I had my heart set on this flat and had already waited long enough for it we came to a agreement that I would put an extra £20,000 down. The email they sent out was shocking they had no compassion at all in there words “either pay it or we will re sell it” as I didn’t have contracts exchanged (thank god I didn’t) I didn’t have a leg to stand on.

As there has been a increase in the price of property it is now going to cost me about £50,000 more to buy a property and that’s all because I sat around like a lemon giving them the benefit of the doubt.

Another thing when looking into MCR homes back ground I noticed they have had a name change they used to go by the name regency developers but they folded the company and re opened as MCR homes. This should’ve rung alarm bells but silly me for trying to see the good in people.

My experience has been shocking, I feel massively let down by MCR homes and they genuinely do not care I strongly do not recommend this company to anyone!

I’ve lost a bit of money but not as much as what I would’ve lost being stuck with a property that had mould growing up the walls and so on…

I wish I didn't even have to give them one star!

I reserved a plot at the doomed Stockwood Gardens. I was excited, finally somewhere I could afford in the town I had lived in my whole life. Seemed too good to be true! And it was.

To put it simply - they are liars. After I reserved my plot, I would receive emails on how well the progress was going with the building. However, when I visited the site, nothing had happened. Communication became sparse, and then the delays started.

I was due to move early 2022, and I received a generic email telling me that my dream flat wouldn't be available until late November 2022. Why? When they said everything was on time? I then receive a call, saying that even though they had let the flats go on sale and taken people's hard earned money as a reservation fee/deposit - they hadn't bothered to get the right funding from help to buy in order for them to sell the flats as shared ownership like they had advertised.

I pulled out, and I was told I would receive my £500 reservation fee back in the next two weeks. Then came the excuses - the person who did refunds was "on holiday", the person on accounts "wasn't in today" - they got more ridiculous as the weeks went on. I only got my money back after I emailed my MP and she got involved.

They just want your money. Please, please if you are thinking of buying a home with them, read all of these reviews. They don't care about people, they just want you to keep bankrolling them as they start their next botched project. They ruin people's lives and don't care.

Disgraceful developer with no care or concern! AVOID

Last year June 2021, I reserved a property with MCR Homes - A developer previously known as Regency Residential - with expected completion date December 2021. 

Fast forward to August 2022; no updates, no contract signed, no emails or communication. One month to their now-third-expected completion date, September….

Just yesterday august 18th, we received communication that their contractors essentially gone into liquidation (words from estate agents) and therefore the property won’t be complete to meet HTB deadline by March 2023! Meaning they don’t even plan to finish by March!!! 2023 - people have reserved these flats from January 2020, I, from June!

Also meaning I’ve wasted a whole year! And now have to start all over again.

Dealing with MCR Homes over the last year has been one of the hardest things - emotionally, financially and mentally. After all, I am buying a HOME. Their employees lack everything from empathy to courtesy or simple human decency and that’s no exaggeration.

You’ll find yourself asking, is what they do even legal? Unbelievable company, disgusting!

Save yourself the time, money and energy! MCR Homes will one day get caught for their crimes!
