In response to Neptune Flood's response: I'll reiterate the part where my new broker is using the exact same insurance company that Neptune Flood farmed my policy out to. They, too, are using the FEMA designation. And yet, they can charge a third of the price that Neptune Flood wanted to charge. No one in this neighborhood pays more than $700.00 and many of those houses actually flooded, so don't bother with the implication that your hands are tied because of FEMA. That is a lie.
The absolute worst insurance broker I've ever dealt with. So I thought I'd share in case you've made the mistake of doing business with them - run now. Last year, when I purchased my home, I signed up with them for a flood insurance policy for $458.00 for the year. This year, they claimed I was in a new flood zone and it would now cost $1824.00. I found another broker who could do it for $696.00 I'll chalk that up to inflation. So wires got crossed and my dumbass mortgage company paid both brokers. They paid the one I have canceled on October 24. I contacted them about a refund. They tell me they just received the payment - for a canceled policy that never took affect mind you - and I will have to wait up to 30 days for the refund. Here's the kicker - both brokers are dealing with the exact same insurance company. I have no idea what the insurance company is being paid, but the Neptune brokers are obviously making a killing while LYING to their customer base. Keep in mind - I went through Hurricane Florence - the WORST hurricane to ever hit my city. And the home I live in now, DID NOT FLOOD. But last year, four years AFTER Hurricane Florence, the flood plain for this home changed and warranted quadrupling the premium? Can you imagine if you actually needed to make a claim with these shysters? I hope they go down hard.

Neptune is a great alternative to NFIP.
Neptune gave us the coverage we need at an affordable price. The only reason I gave Neptune 4 rather than 5 stars is that they don't offer an AutoPay option.

Company arbitrary changes location and addresses of my property for both insurance policies I have.
First one - they did moved the location marker from the real location 100 feet south, so it appeard in the floodzone, and raked insurance rate +60%
Second one - they arbitrary changed the real postal address to an "apartment" in the neighbouring building.
