Just wanted to share a huge thank you to Karly Bibby who has been absolutely amazing throughout our first home purchase.
From the moment we put in our offer, she has gone above and beyond to support us. She worked tirelessly over the weekend between myself, my partner, and the vendor to make sure all of our questions were answered quickly and clearly, which really helped put our minds at ease during what is a very stressful process.
When a second offer came in on the property and caused us to panic a little, she kept us fully updated at every single opportunity and reassured us throughout.
Even though she was due to finish on a Sunday evening, she still took the time to personally call us and let us know the fantastic news that our offer had been accepted, something we will never forget. It completely made our day and immediately took away all the stress we were feeling.

A Complete Shambles
Avoid New Home Solutions like the plague. If you have the misfortune of buying a house through them, good luck. Below are just a few of the issues we encountered during the process of buying our first home.
(1) We opted for the most detailed survey due to the age of the property. The survey highlighted several issues, most of which we expected with an older house and were happy to deal with ourselves. However, two major problems were identified: the house required a full rewire and the roof needed to be completely replaced.
The surveyors advised us to go back to the estate agents and sellers to discuss either a contribution towards the work or a renegotiation of the purchase price. We chose not to request a contribution for the rewiring as we didn’t want to risk losing the house, but we did want to discuss the roof. As the sellers were a construction company (Lagan Homes), we felt they might be able to help in some capacity, even if not financially.
However, when we raised this with New Home Solutions, we were essentially told to ignore the survey and were pressured not to request any contribution at all. We were warned that the sellers would most likely pull out if we raised the issue.
(2) Following the survey, we arranged for a roofer to carry out a second inspection, hoping the issues might not be as serious as first reported. A date and time were agreed for access to the property. However, 10 minutes after the inspection was due to begin, New Home Solutions informed us that they could not locate the keys to the property. The inspection could not go ahead and we lost the £150 survey fee, with no reimbursement or apology.
(3) Eventually we were offered a £2,000 contribution towards the roof (quotes we obtained were just under £10,000). However, this offer came with another deadline, and accepting it would likely have required us to update our mortgage application, which risked missing that deadline. We therefore declined the offer. At this stage we were concerned about losing the house altogether. We had also just found out we were expecting our first baby and wanted the process with New Home Solutions and Lagan Homes to be concluded as quickly as possible.
(4) On our first day in the house we spent four hours clearing rubbish left by the previous occupants. There was rubbish outside the front of the property, the shed was full of chemical waste (multiple tins of paint and varnish), and the bins at the back were overflowing onto the neighbour’s property. Much of what we removed included medical waste, used nappies, and mouldy food. There were also items such as hi-vis jackets, lanyards, and building materials, which suggested the bins may have continued to be used after the previous occupants had moved out.
When we contacted New Home Solutions to ask why the property had been left in this condition, we were initially told that arrangements had been made for the waste to be removed. Nobody ever contacted us or showed up at the property to remove the waste and we were later informed that it was not their responsibility and were directed to take the matter up with the sellers (Lagan Homes).
We’re simply relieved that we will never have to deal with New Home Solutions again and would strongly encourage others to think carefully before using them.

Supportive team during a stressful sale
We were introduced to New Home Solutions through Bloor Homes as part of their assisted move scheme.
From the outset everything moved quickly. Photos were arranged promptly, the listing went live without delay and they recommended a realistic selling price which we agreed with and ultimately sold very close to. That gave us confidence we were positioned correctly in the market.
Their availability was also a big plus. Being open late seven days a week made communication much easier around work and family life.
Selling a leasehold property turned out to be far more stressful than expected, mainly due to delays in receiving information from the management agent and limited communication from our solicitor. During this time Helen Dyson was particularly helpful. She kept us updated, regularly chased all parties involved and worked hard to push things towards completion as quickly as possible. Having someone proactively keeping things moving genuinely took some of the pressure off.
Would I recommend using New Home Solutions? Yes I would.
