Ok, the home is nice. BUT PLEASE READ THE FOLLOWING SO YOU KNOW WHAT YOU ARE FACING.
Aftersales service: why are they SO poor and frankly it continues to be a battle three years later.
Garage developed large shallow pool so we had to move everything to edges - they said tough and to be expected! Even though the ground works team had told site manager that the design was wrong. Took months to get them to grind out some concrete - a bodge job and not crafted at all.
Any complaints were dealt with a default message of its all fine and built to spec therefore not an issue or with a weird email to do with raising a job - no actual explanation.
Windows: most of the windows dropped so the catches didn't work. We had multiple visits to bodge these back together.
Oh and we had the bi-fold doors taken out and a new frame put in as it was cracked.
Flat roof badly constructed. After many inspections by various companies (all of whom agreed it was the wrong roofing system) they then reassurred us we wouldn't have to pay - how lovely but I wasn't intending to pay anyway so moving on .... Took a YEAR for them to fix while they sorted out who was going to pay for it. Misleading emails said they were finalising plans 6 months before they actually did - felt fobbed off.
WORST BIT: 3 years and now they turn round and say they are taking a huge chunk of the communal area back as they need for offset on another development. Turned out they had never given ownership to the homeowners. Even though they claimed to be instructing their solicitors to hand over TWO years ago. They are allowed to do this - its just they hadn't told us until we asking questions .....
Landscaping: minimal level of input, earth dumped and then left with mud and weeds for months and months, trees failing due to lack of any care at all. Planting is certainly not as per the plans shown to us and to the council planning to get their precious permissions so as they are required to comply we are now chasing this. As its the law. Guess its a good thing they still own the land.
If I could invoice for all the time spent chasing and for the aggrevation of being told we're wrong, and being ...er...misled (?) I would be as rich as they are. Conscientious - really?
Poor design on kitchen with the island too close to wall so we never use that side of the kitchen - something we're tolerating as we have other niggles to chase.

I don't know if there's been new management since the negative reviews, but we've had the most amazing experience with Newland Homes. We absolutely love our new home on the Heron Rise development and are really happy with the build quality. I had an issue with one of the plugs and the guys came round the next day to fix it. While they were round, they even asked if there was anything else they could do and were a huge help in helping us to shift some furniture to various rooms! Special shout out to Evelyn at the Sales Office who has made us feel so welcome and has gone out of her way to make sure we have everything we need to get properly settled. Would highly recommend.
Unfortunately the roof is leaking on…
Unfortunately the roof is leaking on the communal stairway of our apartment block. Newland homes was informed of this in 2022 , still not resolved. Walls mouldy paint work ruined and a possible fire risk due to electrics. Carpets are sodden with water

Great quality homes with superb after care
We’ve owned a couple of new build properties now and are over the moon with Newland homes.
Build quality is great and the fixtures and fittings are all really good quality.
The main thing for us though has been how good the after care has been. The builder of our last home couldn’t care less about us after we’d moved in and it was a battle to get anything fixed. Newland have been the polar opposite. Always on hand, helpful and friendly. Couldn’t recommend them highly enough.
Also wanted to mention their sales teams. Never pushy, and helped us with our move no end. So a huge shout out to Bev for being so wonderful.

We moved into our beautiful Newland Home in 2022, we wanted a bigger home and were interested in a zero carbon home. We felt like we wanted to make a positive change to the climate change and with the solar panels and the air source heat pump we can.
The quality of our home and the customer service we have received is 2nd to none. Bev & Lesley were so knowledgeable, friendly and there for us every step of the way. And when we moved in the site manager went out of his way to help and the customer care team sorted our few snags quickly to our satisfaction.
We have wonderful neighbours and we have a lovely community.

I'm so pleased we purchased our Newland home
We purchased our Newland home and could not be happier! When purchasing our home we felt really looked after by our Sales Consultant's throughout our journey. They looked after us every step of the way, and answered any worries or queries. As first time buyers the process can be incredibly daunting but we were guided through every step and it was made as stress-free and enjoyable as possible. They really went above and beyond to ensure we were happy, and even checked in on us after we moved in to check we were settling in ok.
The house is beautifully built and is perfect for us. All of the lighting and extras are done to a high standard, all our guests always comment on it! We were so impressed with the quality and finish of our home. The specification was far superior to other developers. We would recommend Newland Homes to anyone and would certainly consider purchasing a Newland home again.

You have to wait over a year for snags
You have to wait over a year for snags. We’ve been in the property a year at the end of this month and we still have snags we reported almost a year ago not complete. They’re pretty significant (rendering, gaps in windows etc) we had bricks and mortar missing in our garage, the rendering missing and none of windows had any mastic on the outside. We’ve had 3 leaks. 2 we’ve had to sort ourselves. The flush sometimes works, depends what day it is.l. The staff are rude and you can go weeks and months without hearing back after you’ve reported the snag or defects. Have contractors turn up at your property and even in your property (front and back garden) without any notice or even telling you. As a gesture of goodwill for all the time we took off work waiting around for contractors when we had booked them in the company have offered us £500 but guess what, you don’t receive that ‘gesture of goodwill’ until the snags/defects are completed by their contractor. We currently have suspected mould/damp and are still waiting for a contractor to contact us. The showhome and dream they ‘sell’ you is ruined by the rush job and you are simply not a customer and not important as soon as you hand over your money. The stress and upset isn’t worth it. I’ve had new builds before and NH’s have a lot to learn, a major being their aftersales.
Poor developer
Poor developer. House issues 2 disconnected drains, new boiler needed after 2 years, guttering amended as running uphill. Windows poor and falling apart already. Damaged trees that needed to come down as dangerous. Leaking shower various times. Water pressure too high, had to replace taps, took a month. The list goes on. Still arguing with them.

We wanted to view a house that was in the process of being built , spoke several times to Charlotte at the Claverham site . She told us we needed the site manager to show us around as it was a grade 2 listed building. We asked if we could view it ASAP as we have sold and are under pressure to find something. She informed us on the Tuesday that the earliest that the site manager could view with anyone would be Friday so we booked an appointment for 11am on the Friday.On Thursday afternoon we were left a voicemail by Charlotte to say that she would have to cancel our appointment as someone came in on that day and reserved it !!
She even had the cheek to ask if we would be interested in any other properties they have for sale!!
What a way to ran a business.

Definitely agree with other reviews on here, they are a bunch of cow boys trying to label themselves as a housing development with high standards and quality homes. They have no true experience with home and landscape building as the site at Redwing Gate is appalling. There is a huge ditch ( A soak away they called it) filled with rain water, definitely a concerns for flooding. Also it is not safe for young kids. A pond filled with water and sinking sand 1 foot away from the house. I will be contacting environmental health on this issue as this was highlighted numerous times, and Watch dog as this is unacceptable. If anything was to happen to my kid they will be liable and I will make sure they are.
A bit of a mixed experience
A bit of a mixed experience with Newland Homes. From the sales side it was great. We dealt with Laura who was based in the show home at the Prestbury road site. The sale went through so quickly and Laura was quick to respond to any of our queries.
On the day of getting the keys we were delighted to see our new house and it looked amazing. We planned to move in the next day. However, we were told it wasn’t possible until later in the afternoon as they we laying the road. And we had booked removal people so that was frustrating. Newland did give us the money for our removal people and we found someone luckily to move us in the afternoon.
So, we paid for ‘Home Snags’ to do a full survey on our house. In which they found 160 snags!!!
We expected quite a few and so we ignored some of the minor snags. The main thing that stood out was that the house wasn’t level. All of the rooms on the 1st and 2nd floor were not level and out of spec. We spoke to Newland about it and they said they cant really do anything about it. I spoke to Home Snags about it, and they said it is likely the floors will start to make noises over time (which they have after 6months!).
When the snags were being done, some people were good and got the job done, one company always looked for a way out of doing the work and making up excuses. One snag was an issue with the hot water cycling hot and cold. The guy wanted to just replace the shower, but I explained to him how showers work and explained it’s the boiler that’s at fault. It just felt like they didn’t know what they were doing.
The first month or so was good in terms of getting snags fixed as the project manager Heidi was on site and chased everything through. It then got the point where she was moving onto her next site, and that’s when it went downhill.
We were handed over to the Aftersales team, and in the last few months it’s been very poor. They just send an email to the company who is meant to make the fix then move on. We have been chasing for months to try and get the last few snags done. So, after being here for 6 months we are still chasing to get the final snags done. We’ve had slots above our bathroom window since the day we moved in, as they didn’t fit a vent. So the bathroom as always cold. Even asked if they could just send the vent and I would fit it, but still no fix yet!!
For our final 6 month snag check, we explained that 1 fence post is loose, which they have refused to do.
Overall it has been quite mixed experience. I do love the house but when I look in detail at the home I can see many issues and how some very poor work that’s been done. Luckily I like doing DIY and I’m happy to fix their mistakes myself if I have to. I probably would buy a new build again, but not sure if it would be from Newland.
Do not buy from these cowboys
Absolute cowboys, couldn’t put the roof above the kitchen on straight came out to repair it completely bodged it agreed it’s not right but now can’t be assed to fix it. Just had issue after issue. Complete shambles. Do not buy from them
Aftercare sadly doesn't match the sales promise.
Newland Homes market themselves as a quality housebuilder emphasising their many industry awards and accolades. In truth, the sales experience, as you would expect, was exemplary and very supportive, particularly as we were selling and purchasing during the first corona virus lockdown.
Equally, if purely basing the review on design and in most parts quality, a higher star rating would be given.
Conversely, Newland Homes' aftercare is a huge let down.
Initially, the site manager was fairly proactive in attending to our fairly lengthy 14 day snagging list. But as time passed, more chase up was required. For simple tasks such as repairs to downpipes, the excuse was that contractors were very busy. Ultimately, customers purchase from the developer and not their contractors.
We had two attempts to repair a leaking ensuite shower and the sealant once again is splitting, whilst more and more faults are now becoming evident.
The main issue we have had though is being left unable to heat our home properly over winter due to what seems to be a faulty front door. We have been unable to heat parts of our home above 12C over winter, and Newlands have stopped all 'non essential' aftersales work during the current lockdown.
I can accept them suspending work on all minor snags, but their aftersales manager does not deem a freezing cold home in the middle of winter essential works. We effectively may as well have had the front door ajar when temperatures plummeted to -5. If they had any care for customers, or for their obligations under the new home warranty, they could have easily arranged a contact free visit, ensuring nobody was put at risk from covid.
It would be commendable that the company wish to protect contractors and customers from covid by stopping aftersales remedial work, but they are continuing to build new houses with sometimes large groups of contractors touring the site, with no regard for social distancing, whilst also showing potential new buyers around properties. I was advised by their aftersales team that 'this is to keep the construction industry going'. No such regard is shown to their existing customers however. Friends who have purchased with large developers recently, have not had this problem with all their snagging items being actioned in a covid secure manner.
My advice to anyone planning a purchase with Newland Homes would be to have an independent snagging company into the property before you exchange contracts and have the aftersales team set timeframes for the items to be rectified.
