Avoid north Property Group at all…
Avoid north Property Group at all costs. They are completely unreliable and unprofessional. They repeatedly miss appointments and inspections without giving any notice, and even when problems are reported, nothing ever gets resolved. Serious issues like mold, damp, constant leaks, faulty electric heaters that were a fire risk, and nonstop fire alarms were all ignored. The electric gates are a hazard too – there’s no override key, so you can end up trapped in the car park for days, and emergency services wouldn’t even be able to get in.
The senior property manager, Marianne Law, is especially unhelpful. She has no regard for tenants, is rude and argumentative, and constantly dismisses concerns instead of taking responsibility.
Overall, this is the worst estate agent I’ve ever dealt with. Lazy, careless, and unsafe. I strongly recommend looking elsewhere.

Brice is an asset
I lived in a rented NPG managed property for 2 years up until recently. I always found them very helpful and quick to address any issues. Inventory check out appointment and deposit return was really efficient. Particularly want to shout out Brice, who went above and beyond throughout, always answering my queries super quickly and just generally great to deal with - an asset to the team!

Misleading to make you critical financial decision
I had a very disappointing and frustrating experience with north property group. I purchased an off-the-market flat based on their clear assurance that reassignment would be possible before completion if my financial circumstances changed. This reassurance played a key role in my decision to proceed with the purchase.
However, when my situation changed and I approached the agent to discuss the reassignment, I was told that they do not offer reassignment because of the new company policy. This completely contradicts what was promised to me earlier. It has become evident that I was misled during the sale process.
This kind of misinformation is not only unprofessional, but it also has serious financial and emotional consequences for buyers. Buying a property is a major decision, and transparency is absolutely critical. Unfortunately, I did not receive that from this agent.
I would strongly caution others to get everything in writing and to independently verify any verbal claims made during the sales process. I trusted this agent and feel completely let down.
Below they replied but they never took action to do anything. They told me they would try to help me to do resale but then they never responded my emails or phone calls.
I wouldn’t trust them at all.
The funny things is that they are claiming sold out. However they don’t want to resale mine.

I strongly advise against renting with this agency.
They unfairly deducted money from my deposit for "cleaning" costs, despite the property being dirty upon move-in. Repairs were consistently delayed—sometimes for months—and basic maintenance requests were routinely ignored.
Their standards are inconsistent and unreasonable. They made complaints about minor issues like "dust on plug sockets," yet overlooked more serious concerns, such as unsanitary conditions left by the previous tenant (e.g., hair embedded in the bathroom mirror that couldn't be removed).
They also scheduled property viewings where no one turned up, conveniently at times when they assumed I wasn’t in Manchester—even though I was. Communication was incredibly poor. They frequently ignored emails, only to respond late in the evening with an “out of office” auto-reply, and then took weeks to follow up.
The staff are unprofessional, unresponsive, and appear to be regularly unavailable.
Overall, a very frustrating and disappointing experience. I would never rent with this agency again.

Nobody contacted me from North Property Group, because they know they are in the wrong. It is interesting to read the other reviews and see that only the good reviews have been verified. Terrible estate agents.

North property group in Manchester is one of the worst estate agency you will ever find . DO not rent with them they will scam you and take away your deposit . They will ignore you and not answer your emails and will make you beg to stay in their property then they will wait till end of your tenancy agreement and tell you that you cannot stay in place and make you homeless . The staff are unprofessional they don’t reply to emails or messages and they never work they are always out of office . They purposely keep ignoring you and then send you an email at 6 pm end of the day in evening so when you reply it says out of office then they take weeks to get back to you . They will find an excuse and say that you left the flat not clean just so they can take your deposit . They charged us 200 pounds for cleaning fee for stains on water !! When u clean its natural that surface might leave a water stain doesn’t mean it’s dirty . Disgusting service disgusting staff . Be careful when you rent they will do anything to make your stay stressful !

Poor Communication, Slow Resolutions, Pay to remove reviews.
This review is in 2 parts, an 'Old Review' which NPG tried to incentivise me to take down, and a new one based on another experience.
Review: NPG offers £100 to individuals to remove bad reviews on their Trustpilot profile. I begrudgingly accepted the offer, until I saw the terms which would prevent any future negative feedback. I am happy I didn't sign, otherwise I wouldnt have been able to share my latest experience.
New Experiance: One of their managed properties sits above my apartment which had a leak from their washing machine into mine. They sent someone to quote for the repair of the damage in my property, but one month later there has been no communication whatsoever. Either the landlord doesn't want to pay or NPG has not followed up with them. Similarly to my old review, NPGs biggest issue continues to be communciation, hence why I have decided to put this review up.

Firstly, as someone who has both purchased and rented off of NPG I can say that all the individuals who work in both Lettings and Sales are generally pleasant and nice to deal with.
So why, the 2-Star rating? I initially gave a 5-Star review for the support and engagement from Sophie H at the beginning of the sales process and I still thank her for helping to find a suitable purchase. Sophie has retained a star for NPG.
While technically, we cannot have a 0-Star rating, Mya (Sales progressions) and Lettings Team have also retained the other star. Hence 2-Star rating
Now onto the explanation for the missing stars. Fundamentally, NPG's biggest issue is the lack of communication skills. Back when I reserved the property in April 2021 the complex was still a hole in the ground, so naturally completion dates estimates. As we approached the expected completion window Q3 2022 all indication from NPG (including messages I received) was that the project was on track for completion within 1-2 months of that period. Though now we are approaching February 2023 and the property is not complete.
I have every understanding the new builds can be delayed for various reasons, most notably labour and material shortages, I don't believe it is hard to provide 'Updated Estimates'. Since August 2022 I have not had a single communication from NPG about time frames, delays, expectations etc. The only active communication I have received relating the property is about their 'Snagging Service (£300)' or to arrange blinds (for which they earn commission). I don't have an issue with offers, if they were accompanied with some form of update/expectation.
Why does this matter so much? The lack of communication has made it difficult to plan mortgage extensions and has forced me to move home twice in 2 months. Hopefully the apartment will be the third and final move. Had I known back in August/September, there may have been options to avoid moving at all.
Even now, when looking at their website on the 'Construction Updates' page, Jan 2023 update states 'Alexandra Park is set to be complete later this year'. Is that 1 month or 12, so little detail its poor. Please give people information to help them plan contingencies.
Secondly, during my time as a customer, NPG has had a data breach. Mine and other sales customers had their contacts details exposed, which has lead to scammers masking themselves as NPG trying to obtain lawyer information and funds. When NPG first highlighted that individuals were faking NPG emails, the did not mention this breach. Only by asking directly, was I able to get a confirmation of this occurring. 6 months later in the next wave of emails NPG did acknowledge in their general email, but never really given much detail. Naturally, I have been very very careful to ensure all transfer funds have gone to the lawyer not a scammer.
So fundamentally, for me the missing stars are for the missing pieces of communication NPG fails to send out. Sending out a 2-3 sentence email isn't hard and project management best practice suggests one should regularly engage with key stakeholders of which the buyer is one.

They over promise and under deliver
I've purchased my flat with NPG and I'm quite disappointed with their service. Before the purchase was completed they promised really high rental yields and they insisted that short term lets were allowed. When my solicitor perused all the documents she advised me that rentals less than six months were not allowed. I still proceeded with the purchase. I also proceeded with them for the management of my rental property. Suddenly, the market changed, rents were significantly lower than those discussed previously and worst of all, they've been very slow in addressing any concerns. There are also delays with the rent almost every month. I'm really not happy with how they manage my property. I would not recommend them for property management and if purchasing with them double check everything they are promising.

Read This Before You Make a Mistake
I’ve been putting off writing this review, but I am one of the many people who lost a lot of money on the Phoenix development in Leeds.
If this post stops even one person from losing their life savings, then it’s worth it.
In October 2020, North Property Group sold me an apartment in the Phoenix development as an “exclusive early bird discount” for £194,950.
After years of delays, the development was finally “ready” in 2024.
But when the mortgage valuation came back, the property was valued at just £140,000 - a staggering £54,950 less than what I paid.
This was during a time when property prices had soared due to COVID. And yet, despite that, the value still came in dramatically lower.
North Property Group, with their experience in this market, would have known the flats were likely to be downvalued based on comparable local sales.
They also would have known that many buyers would struggle to get mortgages due to the use of “modern methods of construction” — something most lenders won’t touch.
Here’s my advice, learned the hard way:
1 - Don’t trust the sales pitch. Do your own research. Get independent legal and financial advice.
2 - Get a valuation done BEFORE paying a reservation fee or exchanging contracts. Surveyors can value a property off-plan using location and drawings.
3 - If you’re considering exchanging on an off-plan deal, insist on a mortgage and valuation clause in the contract - allowing you to walk away if financing falls through or the valuation is lower than the sale price. If they refuse, walk away.
Beware of urgency and scarcity tactics. They make these flats sound exclusive, but the reality is the majority are low-quality, mass-market units.
Even now - five years later - they’re still struggling to sell units in the Phoenix development.
As Warren Buffet said:
“When a person with money meets a person with experience, the one with experience ends up with the money - and the one with money leaves with experience.”
I left with experience. I hope you don’t have to.
