Do not buy a house through this company, because when you come to sell you will regret it.
Dealing with Peabody has been one of the most frustrating experiences we’ve ever had. Every department takes five working days to reply - it’s their SLA — and if you get passed around (which is almost guaranteed), prepare for months of delays. It’s like a paper-shuffling office stuck in the 1980s.
Selling our shared ownership home has been a nightmare. Estate agents quoted around £3,500 for a full-service sale — professional photos, marketing, viewings, and negotiation all included. Peabody? Well over £8,000 plus additional fees — and you still end up doing most of the work yourself. Their charges for us looked like this:
• Just shy of £8,000 assignment fee (1% of the full market value + VAT), with the admin fee below deducted “as a courtesy”
• £350 admin fee (non-refundable)
• A minimum £240 valuation (which you must arrange)
• £450+ in Peabody’s legal fees, plus your own solicitor costs
• Around £210 for the leasehold pack
So you’re paying thousands more than you would through an independent estate agent, but you’re expected to supply your own professional photos, write the sales copy, host viewings, and pay for the valuation survey. When we asked how they justify charging more to do less, the only answer offered was: “It’s in your contract.”
The real problem isn’t the contract — it’s systemic incompetence. Poor communication, disorganisation, and untrained staff create delays at every stage. Even with our MP’s intervention, Peabody failed to respond meaningfully.
It took more than seven months after receiving an offer for our sale to painfully move forward. That £8,000 certainly doesn’t buy speed. Every department falls back on its “five working day response time,” which in reality just means endless waiting while nothing happens.
It’s telling that Trustpilot is full of five-star reviews from buyers (the easy bit for Peabody) and one-star reviews from sellers (the part they consistently fail at). That should be a warning sign to anyone.
For a housing association that presents itself as a charity supporting access to housing, the experience has been disheartening. If you’re thinking of buying through Peabody, think carefully — because when it comes to selling, you’ll be overcharged, under-supported, and left to do their job for them.
They may call themselves a charity, but they operate like a failing corporation. Avoid them at all costs.

We would like to thank Richard who has been so very kind, attentive and extremely helpful. Our circumstances have not allowed us to progress further than reservation, but throughout that process he could not be more supportive.
Thanks to him, we have had a completely different experience compared to other housing associations we have applied at, where we were brushed aside as soon they learnt we were not in the position to start buying straightaway, which seems to contradict the very principle of shared ownership intended to support local families.
Hopefully we will be able to progress in the near future and find our dream home.

Despite long delays with the Oval village development that was largely outside Peabody's control; the sales team (Tracey & Lawrence) has been helpful, transparent, and prompt with their communication. Tracey has been particularly kind (e.g. getting to know me personally), responsive with email and phone calls, and accommodating to my various needs and requests (e.g. taking measurements prior to completion, viewing requests). The Oval development is located in a great location and has a high quality finish - overall very pleased with this purchase.
