Avoid at all costs

I was advised that processing an ID1 form, required by HM Land Registry, would take a matter of weeks. NOT if you utilise the conveyancing services of Prince Evans - it took 5 MONTHS! I was in contact with HMRL during the whole of this period and they assured me that they had tried to contact James Folly, the solicitor dealing with the case, a number of times but all to no avail as no response was ever forthcoming. It took emails, phone calls and actually calling at the offices of Prince Evans on four separate occasions to finally get the matter resolved.
A complete lack of customer service and total incompetence from start to finish - caveat emptor!

Excellent and professional service

An excellent and extremely professional service from Karla. I had a very lengthy and somewhat complicated sale and purchase which was dealt with very carefully and thoroughly. I have used Prince Evans several times in the past and will continue to do so. Highly recommended.

First time buyer? DON’T use Prince Evans

My experience with Prince Evans was absolutely appalling, and I would vehemently discourage any first time (or any time buyer) from using them. They added unnecessary stress on what is already a stressful process.

My solicitor would leave me without any updates for months on end. I instructed the solicitors in early September. They did not send me their client care confirmation until TWO DAYS before I had to exchange contracts in MID-NOVEMBER, bearing in mind they had not sent me my lease to sign either. I had to read this 26-page file that I had to sign, and also provide them with identity documents in under 24 hours, so that they could send me my lease after MONTHS had gone by.

I felt trapped by them. I had to pay them £250 for them to start ‘working’ for me, even though my legal fees were paid by my housing association. I did not want to pay them a single penny after the service I had received, but felt no choice if I wanted to secure my home. Then I had less than 24 hours to read and sign my lease and send my deposit, arguably the biggest and most important decision of my life. I don’t know if this is some kind of pressure tactic to get you to sign anything?

Prince Evans, if you have not got the capacity to take on clients, as your conveyancer was clearly too busy to reply to my emails or return my phone calls, then please say, and I would have gladly taken my business elsewhere.

The thing that really stings is that my housing association gave me a week’s deadline, and I knew how rubbish the solicitor had been up until that point. So I called him and said, they’ve only given me a week to exchange contracts, is that feasible? And he said, “oh yes, definitely we could get that sorted within a week. I will send you the lease to sign tomorrow.” He did not. I couldn’t get in contact with him that day, but called the next morning, and surprise surprise, he was on annual leave. With his out of office saying he would not be back until the DAY BEFORE the deadline. Cue me panicking and ringing around the solicitors to try and get someone to send me the lease. Lucky for me, he had actually made a mistake on his out of office and was back a day earlier than he said. But he still did not send me the lease on the day he was back because there was another 26-page contract I had to sign before they could take me on as a client. He was supposed to have sent me this document 2 months ago when I first instructed them.

When it came time to remortgage, I wanted Prince Evans as far away from the process as possible. I was able to use a different company who were much better. But because of the sheer incompetence of Prince Evans the first time round, they needed to be involved again. Turns out THEY NEVER PUT MY NAME ON THE DEED as they did not complete the Land Registry application. Cue more stress trying to get my application expedited with Land Registry before my offer expired. Bear in mind, this was around the time when mortgage rates shot up under Liz Truss and I had managed to acquire a good deal that I did not want to let slip through my fingers. No matter how hard Prince Evans tried to mess things up for me yet again.

Sorely disappointed with this service, and you ruined my first experience of buying a house.

Flat Sale

Coralie Phelan was courteous, professional and sympathetic. She helped make the sale transaction smooth and successful.
I found Prince Evans' online client system functional, convenient and easy to use. I would be very happy to recommend Coralie and Prince Evans for conveyancing work.

No help with follow up issues

These solicitors initially helped with a property issue regarding the documentation for HM Land Registry. However, years later, when the same issue required an update of the entry at HMLR, they refused to help and advised finding another solicitor. Incomprehensible. Is this solicitors not taking responsibility for their own cases???

Excellent experience for sale of a probate property

Excellent communication, dealt only with the assigned soliciter, with a direct number; no switchboards and no being passed from pillar to post. This made the whole process such a breeze. We dealt with Karla, whose knowledge of her subject matter was exceptional and meant that we were always ahead of the game and give sound advice on how to proceed.

Great professional and personal conveyancing solicitor

I can't recommend Prince Evans highly enough. Karla was all over the move keeping me regularly updated with stuff at every step of the way and offering constant support and advice throughout in what would otherwise have been a really stressful move. I have moved house several times over the years and have never had such personal commitment and had it offered with such a smile !!

Prince Evans - May 2023

All the solicitors at Prince Evans that I needed to communicate with were approachable, helpful which definitely made the Lease Extension process very smooth, efficient and not stressful at all. Any information was relayed to me in clear and understandable terms which I very much appreciated.

Prince Evans - lease extension

I appointed Prince Evans for the lease extension on my property. The solicitor was excellent, she was thorough, efficient, knowledgeable and experienced, and I felt confident that she was acting in my best interests. She explained the process at each stage and kept me informed about progress. I will use Prince Evans again for conveyancing when I sell my property.

would advise not to use these…

would advise not to use these solicitors the worst company i have ever come across so unprofessional, They are looking after my husband’s will atm and its been 5 years and still nothing resolved never ring you back or reply to emails I have had 6 different solicitors since I have used them and not one of them know what they are doing, Wish I had done some more research before I chose them worst experience ever.
Sold our flats over one year ago and still waiting on it to be sorted rand complaints department told it would get sorted asap 5 months later still nothing and every-time I ring there either sick on holiday or at a meeting and promise to ring back but never get replies so anyone even considering using this company please don’t as they are so unprofessional , certainly not how a professional company would work.

New Shareowners

We purchased a flat as shareowners in Alperton and we went with Prince Evans Solicitors after recommendation from our sale coordinator. It was a bit confusing at the beginning as we had two different solicitors and an administrative assistant on our case. However, it went well after that and we had updates quite often via the app and email notifications. The responses from the solicitors were clear and useful but you would have to be patient as you might have to wait few days sometimes to get a response. In general, we were satisfied but we would put only 4 stars due to the late responses to some queries.
