Avoid: Years of unresolved damp and unprofessional conduct

I had a very difficult experience with Property World regarding ongoing damp and mould that persisted throughout my tenancy. When I sought help from The Property Ombudsman, they unfortunately could only consider certain timeframes, meaning the majority of this multi-year issue could not be formally ruled upon.

I found the agency's conduct to be unprofessional. Communication was often disorganised; staff frequently got names wrong and at times seemed to question why they were even being contacted regarding these valid concerns. I also felt pressured to sign fixed-term contracts that they claimed were "non-negotiable," which disregarded my right to remain on a rolling contract.

I am sharing this so other tenants, current and prospective, are aware of my experience with the practices here. Be aware that the formal redress system may not be able to help with long-term issues due to strict time limits.

One star is too many. In my opinion, Property World have disregard for tenants, looking at turning profit rather than providing homes fit for living.

An opinion tenant of Property World…

I have been a tenant of Property World agency for almost 8years.I feel lucky to have met them.
Absolutely everyone in this company is special people.
But today I want to nominate Miss Jane.We have not
known each other for a long time but her actions to solve our problems are absolutely brilliant.

Absolutely terrible agency ever

Absolutely terrible agency ever. They never come back to you, no answer at all on emails. The responsible person is never there either working from home, or is not in the office, or is off sick but never there.
It takes ages to book a viewing and this is if you constantly chase them up and then if you decide to rent no answer from anyone.
In fact after sending all document as requested by agent from viewing (bank statements, payslips) at least someone should get back to me even if is a negative answer. This is totally unprofessional.

This place is dodgy as hell

This place is dodgy as hell. For 6 years I was a tenant in a property "managed" by Propertyworld. At the start of the tenancy it was fine but as the years progressed the service got worse and worse. Our property manager would randomly disappear for months on end, at one point someone on the phone implied he had passed away, only for him to re-emerge months later?! We were never informed of his absences or passed over to other property managers during the interim. We had multiple leaks from the property upstairs, it took OVER A YEAR for them to send someone to look at it, who stated "it's not a leak", despite the fact that water had poured through the hole in the ceiling and ruined my wardrobe and my clothes. There were other structural issues, mould issues and rotting kitchen and bathroom cupboards that were left unactioned 14 months since reporting, and had still not been actioned when we left. When we chased, they told us to "bear with them".
In October 2024 PropertyWorld emailed us to let us know that our rent would be increasing by £300pcm from the following month and demanded that we make a decision whether to accept this within 24 hours. We could not pay this and as a result was issued a section 21 notice. When we spoke directly with our landlord in December, it became apparent that this increase had been proposed without his consent. We had also asked Propertyworld for an extension to find elsewhere and they told us that our landlord had refused, when he had infact granted it, but by then it was too late.
Due to the mould issues many of our belongings were destroyed and our furniture has been damaged. Propertyworld made living in and leaving our home of 6 years far more distressing than was necessary and caused damage to the property by ignoring our repair requests. I would recommend that tenants and landlords both avoid Propertyworld like the plague. Their service is awful and it's clear that their only priority is money, however they can get it.

Great experience, would recommend!

Dan & Caroline were extremely helpful with me in helping me find a place. No matter what query I had they were always happy to answer and advise me. Every step of the way everything was explained to me clearly & throughout the whole process I was updated, whether via email or a phone call.

Don’t bother

Arrogant, lazy, negligent, and dishonest. Use a proper letting / estate agent even if they’re more expensive.
Too much to say on here but just avoid.

Even though our purchase did not go…

Even though our purchase did not go through, we were so impressed with Property World Penge, and Jason especially. He really went out of his way to make the process as smooth as possible, kept us informed every step of the way and was just incredibly helpful. He also brings a very human approach to a process that can be frankly traumatic. We would not hesitate to recommend them to anyone looking to buy or sell their property.

Awful experience

Awful experience. I had booked a viewing of a flat and they cancelled half an hour before it should happen saying that they will call to rearrange. They never called again and the offer disappeared from the website. I'm actually glad that I won't rent from them if they treat customers this way. I definitely agree with the negative reviews.

Agent tried to bully us into selling property with them.

Was getting ready to sell our property. Asked Richard one of the owners of Property World advice and he suggested to get works done. As the flat was empty, I asked him to monitor the works periodically. A couple of weeks before the job was due to be finished, Richard tells me everything is fine, just a couple more weeks work left. Turned out the contractor botched seriously the job - so badly that I had to get another one to redo all the stuff and ended up having to pay twice for the job. Decided I could not rely on Property World and decided not to sign the contract to sell. They had keys to the flat so blackmailed me to pay for the photos that turned out they had never taken plus the time they spent on inspecting the property otherwise they would not give the keys back.Richard's brother tried to act the heavy on the phone with abusive language and threats. Read other reviews on this site and take heed!
