I've been with Quintain since 2024 until now and they have never failed me when I have concerns in the flat. Everyone from the concierge, accounts, residents team and maintenance have been very helpful and accomodating. Especially with the maintenace team, they are always so quick to resolve any issues on the flat. I've never experienced this when I rented somewhere else! Keep it up!

I moved to Ferrum in September 2025 and overall I’ve had a very good experience living here. The building is well maintained and the facilities are nice and easy to use.
I’ve also had good experiences with the reception and maintenance teams. Whenever I needed help, they were friendly and sorted things out quickly. I’d especially like to mention Emma, Mani and Joanna, who have all been really helpful.
So far, I’m happy with my decision to move here and would recommend Ferrum to others looking for a place in the area.

We’ve been living at Ferrum with Quintain Living for four years now, and our experience has been consistently excellent. The building has a unique loft-style design that immediately stood out to us — it feels modern, warm, and really well thought out. The furniture provided (from John Lewis) is high-quality, durable, and far better than what most rental developments offer.
Our apartment has a fantastic view, which has honestly been one of our favourite things about living here. It makes the space feel bright and open year-round.
The residents’ team has also always been incredibly supportive. A special mention goes to Michael, who has been exceptionally helpful, professional, and patient throughout our tenancy and especially during our recent renewal process.
Overall, we highly recommend Quintain Living and the Ferrum building. It’s been a great place to call home.

We had an excellent stay at this apartment over the weekend.
The location is truly 5-star — incredibly convenient, safe, and perfect for exploring Wembley. The apartment itself was spotless, beautifully presented, and had absolutely everything we needed as a family of three.
From the fully equipped kitchen to the comfortable living space and thoughtful touches throughout, it made our stay feel effortless and relaxing. It’s clear that a lot of care goes into maintaining this property to a very high standard.

While communication with the Resident Team can occasionally be a little challenging — which is understandable given the size and structure of the company — the overall living experience has been fantastic.

I lived at Quintain Living’s Ferrum building for five years. For the first four, while there were occasional issues, they were dealt with quickly and respectfully. Unfortunately, the final year was a very different experience.
As soon as we renewed, problems began. The rent figures we were quoted were wrong, which led to four months of unpredictable charges. Emails about this were ignored, and a promised option to split rent evenly between tenants was later refused without explanation.
We were without hot water for three weeks in November, and maintenance requests went unanswered. Someone eventually contacted us six months later to ask if the issue was “still ongoing.” Furniture provided had clearly reached the end of its life. While I was initially told this would be handled, I was later told I’d need to pay for replacements myself - which I believe conflicts with Quintain’s responsibility to maintain provided items in a usable condition. By the time I moved out, nothing had been resolved.
Utility bills are paid in advance, with reconciliations handled quarterly. At the time of moving out, I was owed £115.57 and was assured it would be refunded. A year later, it still hasn’t been paid.
When renewal came around, I was quoted a 27% rent increase, even though similar units were available for much less. When my housemate moved out, I couldn’t find anyone willing to take on the inflated rent and had to leave my home of five years.
After moving out, I was charged £231 without any notice. I had requested to be present at checkout, but this was ignored. I disputed the charges and Quintain agreed to refund me. That was 12 months ago. I’ve chased multiple times, been given multiple apologies, even been asked repeatedly for my bank details, but I am still owed £346.57 today.
My emails go unanswered and my money remains unpaid. After five years, this is an incredibly disappointing way to be treated.

I stayed in Quintian Living for a year and had a terrible experience when moving out. We left the apartment cleaned and in the same condition as when we moved in, but they tried to charge me over £400 for “cleaning” and normal wear and tear. What makes it worse is that their own move-out report compared against the check-in inventory showed these issues were already present when I moved in.
On top of this, they owe me £150 from a supplies reconciliation, but instead of returning it, they are insisting I owe them because of their inflated charges. After speaking with others, I discovered this seems to be a common practice — many tenants are hit with the same £400 bill when they leave, regardless of the property’s condition.
This approach feels dishonest and exploitative. I would strongly caution anyone considering renting with them to be very careful and document everything when moving in and out.

Imagine paying more than £30,000 for living with mice in zone 4. Or even better with dogs pee all over your place?
Don’t worry! Management team will do anything so you won’t even sign new rental contracts.
Unresponsiveness will start with your moving day- I waited for 1 hour to someone come and open the door (reminder I was moving so it means I rented man and van and no one reimbursed me waiting time) in a service that they are selling like 24/7 concierge + I have date/time approved.
Then while living be prepared to buy extra poo bags if you are a dog owner as somehow residents don’t like to pick up shit after their own dogs and you don’t want yours roll out in someone’s. This case was escalated 12 times and you know what they did- put an extra sign please pick up 😂
Then each month you have several issues with WIFI so be prepared not to be able to work from home/coworking as they’re promoting it.
If you have windows looking to the stadium be prepared to hear screams/yelling/puking in events days so always choose the garden. Plus you will always have people smoking under your windows and concerns regarding that are not met.
But my favorite part so far is living under neighbor who is dog sitter and has millions of dogs who are peeing from their balcony and you will always have the best smell even inside your flat. Management won’t even reply to your emails and answer your calls like living in dogs shit (yes, sometimes those poor dogs have diarrhea) is totally normal to them.
