Utilities - Big loot
I am a resident at Quintain for over 3 years. The first year was very nice but ever since 2022 the utilities bill having sky rocketing.
The consumption has gone up as per the bill while we are still same 2 people living in a apartment and using resources optimally. Utilities bill charged to me is atleast 70-80% more than a lot of other friends I know who stay in a 1bhk.
I have been chasing the team to show me the meter readings or connect me to the supplier.. but they just callwd me once to explain that they are trying and then closed the ticket. If there's no solution given, then the ticket should remain open. It's been a pain and I am worried that I will have to pay the huge utilities cost for the next 16 months left in my agreement.

Utilities - Since I moved in, my utility bills have been unreasonably high. I’ve already raised the issue a number of times with the residents team and they never do anything about it, often claiming that this has to do with quarterly reconciliations even though the daily usage breakdowns clearly show otherwise. I was away for 2 months at the end of the year and yet the energy consumption charge was still as if I was using my flat for this whole time. Be wary of their claims to have apartments with an "energy B consumption efficiency”, when in practice, you’ll be overcharged for consumption. When raising this topic with other residents, dozens of them could relate and had similar complaints on how their utility bills were incompatible with their usage.
In summary, the issue with the utilities are the following:
1) Quintain charges us arbitrary usage values for our utilities - If you’re away from your flat for a month or a few weeks, you’ll notice that your usage will still remain extremely high. We asked for the daily breakdown of our usage while we were away and observed that we were getting charged 5.5kWh/day for days when we had everything turned off. That’s more than an average 1bed with 2 people in the UK consumes on average per day.
2) Electricity prices are extremely above the market rate - Local energy providers charge something between 24-29p/kWh while Quintain charges 42.5p/kWh, which is almost 50% more than normal.
3) When asking Quintain to be more transparent about their communication with the energy provider and give us more details about the company, the management claims to not know the name of the company they are directly communicating with.
4) Quintain management constantly gaslights their residents, claiming that issues with their utility billing are one-off cases and that they’ve never heard of something similar before. In reality, there are dozens of complaints on platforms like Trustpilot and Google Maps, several mentioning their utility bill scam.
Commute - For individuals working in Central London, the commute is still unreasonably long for what you’ll pay. Quintain charges ~2.3k for one-bedroom flats in Zone 4, while one can easily find similarly priced options in Zone 2.
Social spaces - The social spaces provided by Quintain Living come with a hefty price tag. Residents are only allowed to have up to two guests for free in the building’s social spaces. For 3 guests or more, you are forced to book the social space privately and they charge you £20/h for some sofas and a TV and £40/h for a table and a kitchen. If you decide not to book, you can bet that someone will notice and will charge you anyways.
In retrospect, I regret my decision to move into a Quintain flat. Being new to London, I relied mostly on the guidance from my real estate agent. I was unfamiliar with the city and lacked knowledge of alternative housing options, leading me to select the option that was recommended by my agent. This seems to be a pattern among several of the residents here: many of us were newcomers to London who were unaware of the diverse housing options available. Now we all have to remain in our leases until they expire. Our unfamiliarity with the city and utility bill consumption made us vulnerable to utility bill scams. The realization of the discrepancy only came when we compared our bills with those of non-Quintain Living residents and noticed how absurd the price and utilities consumption we are being charged for.
Therefore, before moving to a Quintain Living flat, think twice!

This was my first experience living in London and I couldn't be more unsatisfied with Quintain Living. The whole rental experience from the start feels like a scam. I moved into London as an expat and this was my first experience living abroad. When I got here, the realtor agent that showed me the Quintain flat seemed particularly inclined to have me choose this option considering some of the company-specific "discounts'' it offered. Since I didn’t know any better at the time, I ended up going with Quintain and now I only wish I had someone else to warn me about them earlier.
Safety - The concierge is constantly distracted and does not pay attention to who's coming in and out of the building. There are multiple tailgaters coming into the building and with news about people getting stabbed to death in the Olympic Way, I find it ridiculous how relaxed the residents team is with respect to security.
Billing - Quintain takes care of all of the utility billing for their residents. They take care of measuring our electricity, heating, and water usage and billing us at the end of each month. Some might think that this is a "convenience", because they don't have to deal with some of these service providers directly, but in fact, this just means that Quintain can charge whatever they want from you.
With electricity, the bills seem like they come with random values. For months that I was traveling, completely away from home, they still charged me as if I was using the flat normally for the entire month. They often like to deflect the blame of these mischarges from themselves by explaining how they do "quarterly reconciliations" of our usage, when in reality, these overcharges have nothing to do with reconciliations. I've asked them to share with me the daily usage breakdowns of my usage and I can see that they charge me ~6kWh/day for days when I'm traveling and everything in my flat is turned off (except for the refrigerator)!!
I've been complaining about this inconsistent electricity billing for more than a year now and they never do anything about it. They always mention how they're getting in touch with the third-party provider to investigate further, then close the case that I opened with the residents team, and hope that I forget about the issue in the next weeks.
I've talked with a number of different residents about this and there are at least 30+ residents in similar situations. However, there seems to be a clear pattern where most of them just don't have the time or patience to keep complaining, and the ones that do, just get ignored for years until they eventually move out.
Cost effectiveness - The prices are ludicrously expensive for a Zone 4 flat (1 beds going for £2.1k+). If you work in central London, then you're better off just renting an apartment in Zone 2 for the same prices Quintain charges. If you work around Zone 4, then there are plenty of cheaper and better options in nearby counties. If you also account for the fact that Quintain will overcharge you ~£100-£150 per month in utilities, you can easily find better apartments in Zone 2 for cheaper!
To add to all of this ridiculousness, Quintain likes to brag about how energy effective their apartments are, even when they charge you random values for consumption and have a terrible energy rate at 42.5p/kWh (friends of ours in Zone 2 pay ~29p/kWh).
Service - If Quintain needs money from you, you can be assured that they'll charge you immediately. If Quintain happens to owe you money, then good luck getting anywhere near that money for the next few months. Friends of mine that have lived here and since moved out were overcharged 2 weeks of rent for the month that they moved out and have been waiting for more than 5 weeks to get their money back with Quintain constantly ignoring their emails. Our experience has been similar with the utilities bill, where they don't seem to take any accountability or action when it comes to returning money to residents that have been unrightfully charged.

Madison East is in a great location with great amenities in walking distance and benefits from being fairly new flats. Open layout and need appliances are really nice to have and the e service and maintenance has consistently been timely. The staff are great to work with!

I have lived in Maddison for less than a year and I’m already planning on continuing my tenancy. I really want to stay in this building, because it is in a great location with easy transport links, and it has great facilities as well. I have to say one of my favorite things about living in Madison is the team. Both the daytime staff and the nighttime staff are some of the nicest people I have met. I’m from another country and have moved here without my family, so it is nice to have a friendly conversation in my building to make me feel at home. Whenever I have had an issue as well. They have always been very helpful and continued to follow up. A big thank you to the team.

Lack of communication and poor management.
I lived at Wembley Park for 2 years and although it started off the smoothly the recent months have been terrible.
Its taken constant emailing/chasing to get my deposit refund back after I moved out and the residents team do not reply or acknowledge any of my emails. I would strongly recommend the team review their management skills to improve the experiences for residents. It’s not a surprise to see other comments on here saying the same thing.
Along with ZERO! support moving in or out. Just left to fend for yourself and work out how to move your belongings into the blocks.
