I recently had to undertake some work in the building.
It is a very big site.
However there was an amazing lady Janet on the desk she was so helpful. If it wasn’t for her help and support whilst carrying out the work my day would have been so much longer and difficult. This company should be very proud and very lucky to have her.

We unexpectedly faced a severe water leak in the kitchen ceiling at Repton gardens building , which was like a waterfall .It was a very concerning situation for us because the water, electricity, and lighting in our home had to be turned off to prevent further danger. Fortunately, the management and maintenance team acted quickly and provided us with a clean, furnished apartment to stay in during this time. It took more than a week for us to return to our own apartment. This was the first time the management team addressed our issue so promptly, and I attribute this to Ms. Alisha’s efforts, as she was following up on our situation from the very beginning. I truly appreciate Alisha’s hardworking and responsible attitude.

Been renting at Birch House for the past year, the team is not quick to react with issues in the flat such as drain pipe smell, vent loud noises, fan not working in bathrooms. Great at overcharging utility bills on every quarter (between 300-500£ every quarter on top of a monthly 150£ utility bill)
We’ve organized a professional cleaning before vacating the flat and Quintain still holds our deposit and request over 500£ for cleaning purposes.
After numerous attempt to reach out the resident team and find out a solution, the only thing mentioned was that they will share the cleaning report…this was mid September, a month after still no report shared and a deposit still on hold.
9 years renting flats in London and this is the worst and most costly experience I’ve been through.
Definitely not recommend this build to rent company !!!!

Quintain is a fabulous place to live. We have lives there for over a year. The amenities are great with good social space, gym and outdoor recreation space. The staff are super friendly and helpful. Last Friday’s 80’s dance party was a great idea! We need more events like this. Thanks to Amelia for organizing.

DO NOT RENT FROM THEM.
From my experience they honestly couldn't care less about their tenants. Firstly, they will try and screw left right and centre regarding utilities. Think electricity is high at the moment well double that with Quintain. They don't care whatsoever about their electricity contract because they just transfer that cost to us so their cost per kwh was seriously double the average UK cost per kwh, going over the price cap for energy. They quoted £180 pm on utilities and must have charged us an average of £400 pm average (we don't use nearly £130 in our new place). Every month it was a battle to pay our rent with their payment methods barely functioning as well. We moved in with the assumption that stuff like trash shoots, lifts etc would be working yet not throughout the whole year that we were there did the trash shoots work and there was constantly at least one lift non function for the majority of the time. (in a big building this is an issue) If you even tried to complain or ask for an update with the staff, you better wish you had one of the nice people because some of the receptionists were seriously unpleasant. Some you girl that we started seeing towards the end of our tenancy (in june 2024 cherry house, wembley) treated one of the amazon delivery drivers like they were an object, it honestly horrifying, just yelled at them like they were trash.

If you are looking for a hassle free rental experience, this is a good place. Please do your due diligence as well on existing rental rates and the condition of the apartment before signing a contract. But rest assured the team at Repton Gardens is usually quite prompt, the night front desk folks are always there to lend a helping hand, especially during a health emergency, witnessed this firsthand here. And they make a very conscious effort to keep the community engaged. Rental rates might be slightly on the higher side but that is mostly the premium attached to safety, convenience and well furnished apartments.

American Expat: Moving to the UK is tough (credit history doesn't transfer), and finding a home in a new country is even more challenging, but Quintain Living went out of its way to bend its policies and help us find our home. I am sure I was a Pain to the staff, but they never lost their cool and patiently walked me through the process. I am happy!

He provided us a viewing in Repton Garden with the introduction of the facilities and rooms in details. We had a lot of questions about the renting procedure and he answered all of them patiently. Quintain Living like to advertise a friendly living space where you can live and relax in peace, with no worries over fees etc., however, this couldn’t be further from the truth. Over the past few months I have had constant problems with the management team and how they deal with utilities. This stemmed from being charged an extra £400 in one of their “quarterly reconciliations” for “usage” over the £140 we were already paying per month.
This company likes to promote that they’ll take care of your utilities where you pay a set fee monthly. They like to give you false promises that you can get a refund if you use less than what you have paid. This is impossible as several people I have spoken to note they have been away from their flat for months at a time with everything turned off and were still charged a ridiculous amount in electricity.
I began to look into this, comparing it to previous bills I had in other flats and I was shocked. It took weeks of me going to the concierge every day to receive any helpful information around their utilities billing, as they had never bothered to set up an account for my flat on the utilities portal. Even after asking for months if this could be set up so we have some clarity, I am left with silence. We are unable to access the physical meters as well as the online metering portal as they refuse to set us up an account and when we tried and it hadn’t worked, we we’re not responded to. Which doesn’t make sense when we are paying £70 per month in metering and I am not allowed to see it?!
After finally receiving the bills they had been hiding from us for 5 months, we were appalled. They had measured our electricity usage for the months of August and September combined as 570 kWh, but then the October bill was measured as double those at 540 kWh for a single month with no change in usage. It is pertinent to note that this is for 2 people in a 2 bed flat and is not inclusive of heating as this is metered and charged at a different rate. The next month was 420, and the next 380 kWh. It seems as though the numbers are pulled from thin air. I have spoken to 40+ tenants and even after requesting physical meter readings, I haven’t found one person who has received them.
My flatmate and I have a proven track record in a supposedly less energy efficient, older building that was all electric. The bills we received in our old building for electricity included the electric underfloor heating used in winter and were still less than the electricity usage in this flat that doesn’t use electric heating by almost 1/3.
Before we had received the bills to know where our charges were coming from (mostly the insane electricity amount), we had turned off the heating from the switch to stop it from accidentally being on as we could not afford to pay any more. This meant that we had no heating for all of winter and were still given a £400 top up bill.
We have asked for these numbers to be checked as there is no way we are using what they have been telling us. The response we receive is just “our team have checked it is correct”.
This is all without even mentioning the ridiculous rates at which they were charging us. Our rate for electricity was 45.5p per kWh when the Ofgem cap was 27.35p! Their practices seem absolutely criminal and because they know we don’t have funds to fight this legally, they ignore us until we are no longer a problem. Choosing to sucker somebody else to live here next!
The complete lack of visibility we are afforded is disgusting and I cannot recommend more that you look elsewhere to live unless you want random bills thrown at you every 3 months.

I have been living at Quintain for the past 3 years. During the last year, we have moved to one of their new building. Since then our electrical consumption has been going through the roof for no reason. On average they claim we consume about 350 to 400 kWH per month which is an absurd amount considering we live in a small apartment.
I have tried numerous times to talk to the concierge team about the meters and they have claimed that we do not have access to them since they are using a centralized system for the entire building. Last month it appears that this was untrue because I have managed to find them in the cupboard outside of my apartment, tucked away in an area that would be very hard to notice if you didn't know what to look for. It feels like most of the time the amount that we consume per month is random because at times we have been away for almost 2 weeks and the values for that month were somehow higher than the ones of the previous month. I am one of the tens of residents who have had similar problems with this, leading me to believe that the numbers might be manufactured.
Another problem we have run into since moving to this apartment is that our electrical distribution board is faulty, one of the breakers keeps tripping on a constant basis, sometimes even 3-4 times a day which not only is annoying but it can destroy our electronics. They have not done anything about it and instead blamed it on one of our appliances. I don't even have access to the cupboard where the breaker is, every time it happens I have to ask somebody to open it up so I can switch it back on.
I would highly recommend not to move here if you value your money.

I have a terrible experience with quintain in Repton gardens. My heating hasn't been working for 2 weeks and I have been reporting it every day and nothing has been fixed.My apartment is freezing and winter is getting colder. They keep closing the reporting issues without doing anything. The building is faulty in many ways and their excuse is that it's a new building.
