Less than two months after initially moving in, we're suddenly told our landlord is now selling up and we spend the entire rest of the tenancy being subjected to random requests for strangers to traipse through our home to view the property, even at the weekend or if we're not even home. In one such instance Reeds Reins illegally did not provide 24 hours notice for such a visit; I raised this via email with several staff but they neither acknowledged nor apologised.
The property was in a poor state when we moved in. Basic repairs took 6 months from our initial report and the contactors that Reeds Reins got in contact with were lazy and confrontational. Several reported issues were never dealt with. I reported the bathroom lock being broken at the start of the tenancy. A year and a half later on moving out, it was never fixed.
I reported a RAT INFESTATION in the property; even this took two weeks to illicit a response, just to be told they legally weren't responsible and to ring up another company.
Their online fix flo portal is shockingly inept and their customer support staff over the phone are cocky and condescending. One of their employees tried to convince me that filling in the hole in the wall after pest control had been dealing with the rats wasn't the right choice to request "because they'll keep coming back anyway" and he had a strop because I couldn't send a photo of the hole as it was behind the kitchen cupboards... What ridiculous attitude is that???
A Reeds Reins property inspector repeatedly wrongly said a broken fire alarm was functional and snapped at us for magically not foreseeing that the crusty barely functional front door lock would break on us 8 months into our tenancy.
The last property viewing, the Reeds Reins estate agent had a loud conversation with the prospective buyers directly outside our front door, laughing and joking about our tenancy agreement and how we didn't need to remain there if they bought it. It was very upsetting and I text my partner there and then saying we were probably going to be given notice. Then one week later we actually were given notice.
Zero compassion was given through the distressing time of being forced out of our home, the property manager was a pompous vapid fool and our treatment was callous throughout the whole tenancy.
We wouldn't rent from Reeds Reins again if they had the only available properties in the country.
They are an excellent company to deal with all the staff are very knowledgeable and helpful I would recommend them 100 percent I can’t thank them enough

Shocking experience with Reeds Rains managing our rental property from the Sale, Greater Manchester branch. We were passed around from person to person and they had no diligence, very poor attention to detail and poor communication. We were charged a call out fee of £75.00 + vat for a boiler that they installed and supposedly 'didn't work' after one month. Really? Their constantly changed staff and there was nobody to contact who had any logic or sense whatsoever. They clearly don't care about their landlords. I will never use them again nor would I recommend anyone using them.
Reeds Rains is by far the worst tenancy managers ive ever had the displeasure of dealing with. They employ incompetent people in their 20s to handle serious property issues and repairs and then they never end up getting done. Ive had a leak in my house for 4 years gone through every possible avenue to get it fixed and still nothing ive had damp becuase of it all over my kitchen walls and the estate agents couldn't care less. Im glad to finally be rid of them never again will I get a property through this company what a joke they are.

Keep up the good work guys it’s very much appreciated when selling your house. It’s a very stressful time and you need a little bit of understanding when things don’t always go to plan.

Grimsby,,,,,Zero star! Deplorable service. Twice arranged viewings twice totally let down!! Zero communication, I asked for them to confirm viewing 2 hrs before,,,nothing! I tried to call the shop today regarding this Rang 6 times over 50 mins,,all to answer phone. Did they bother about any of it? Did they hell! Do not used unless you want to be sorely let down.
We chose Reeds Rains because our neighbours used them to sell their home.
Jacob came out to see me and valued our property. Then everything was so quickly put in to place from photographer and solicitors.
Abby was amazing with keeping me updated with everything and Jacob was fantastic. They are such a friendly bunch and made it all so easy I felt as though we didn’t do anything really. Totally stress free!!

First official viewing and we received an acceptable offer. We had our eye on a property to buy but it was taken before we could progress - we told them to let us know if it changed. Well, it did and we also now have the house we wanted from the outset!
