Could not be worse, denied access for over two months paying over £1,500
Secured a 6 bed rental home for students and denied access, but paying rent and bills!
Unfair contract terms, no other letting agency is like this. All student homes are half rent over summer but allow you to move your things in, or give you full access.
Politely asked for a compromise of instead of access being given JUST a day to move my stuff in until after the half rent summer period which was simply ignored.
Contacted a solicitor to write a letter which was responded to, but no action was taken.
Ongoing payments of £1,500 approx x6 plus £100 x6 for bills. I have a strong suspicion they rent out properties over summer while exploiting students.

Thank you for your reply, but I find it necessary to address the misleading information and lack of transparency in your response:
Misleading Terms: We were explicitly told by Julie Harlow that we could store our belongings in the property over the summer. This was a key reason we agreed to the terms, believing that limited access would be provided. Your suggestion that we were fully aware of having no access is simply not true.
Ignored Compromise: We made a reasonable request for a single day to move our belongings in during the retainer period, which was flat-out ignored. This is unacceptable and shows a complete disregard for your tenants' needs. We weren’t asking for full access, just a basic accommodation, which any decent agency would consider.
Solicitor's Involvement: Even after involving a solicitor, you still failed to address our concerns. This demonstrates either incompetence or an unwillingness to act in good faith, both of which are concerning for anyone considering doing business with you.
Suspicious Activity: When I visited outside the property, all the lights were on. This raises serious concerns about the property being used during the summer while we were denied access. Your defensive response to this observation only adds to my suspicions.
For anyone reading this, be extremely cautious when dealing with this agency. They will say one thing to get you to sign and then completely disregard any agreements or reasonable requests once they have your money. Get everything in writing and be prepared for a fight if you choose to deal with them.

The staff at Regal, Rainham were very professional in the dealing with the change of tenancy for my property let at at Victory Pier, Gillingham. The property was advertised in a timely manner with a new tenant found quickly, therefore a minimum void period.
Highly recommend to landlords who are looking for a professional service for their property.

Megan at Regal Lettings Canterbury has been amazing and super supportive.
My son has just started his second year at Uni, he recently moved into his private accommodation and was shocked to discover an energy bill of over £700 for a period when the house was empty.
I reached out to Megan who has been super supportive and instantly asked for the utility company's email so she could contact them directly.
Her email was very professional and I feel reassured there will be a satisfactory outcome.

Very poor communication. Left phone messages and sent emails without a response. Note the name on a previous review is the same staff member who seems to consistently ignore clients. Was advised the tenant was at fault but the lack of communication from Regal was obviously the main reason. Would never recommend.

Was with regal leggings fir about 2 years and will never go back! Especially if you are a student avoid them. They charge over the top for the deposit and don’t expect to get it back in time. Has been nearly 3 months since we moved out and we still haven’t got it. We have chased Amy on numerous of occasion with her taking days to reply. Only reason we are finally getting it back is because we opened a case with the TDS and funny enough within a few days Amy finally had the costs back from the landlord. We was then told last Friday it’ll be sent back to us Monday as they need the senior staff member to send it. So please tell me why again after chasing Amy this week why the transfer was only actioned yesterday! Poor communication when we lived there and since we have moved out. DONT NOT USE!

Abominable, horrendous experience. Avoid at all costs.
The level of professionalism and customer service at the Canterbury branch is truly shocking. Deposit withheld for unforeseen future, additional charges for fingerprints and removal of door mats after a year of unresolved issues, faulty windows, lose kitchen components, broken garden gates, and unemptied bins. May I suggest additional training before you promote people into managerial roles and educate landlords on the rights of people who rent.

Worst experience ever when trying to purchase a house through the sandwich office. We tried calling to arrange A viewing but they were being awkward and didn’t want to allow us to view, my partner then went into the sandwich branch to request a viewing, they wasn’t happy and didn’t want us to get a viewing on it, the woman was saying everything possible to try and put us off the house. We put an offer forward without looking at the house and were told ‘I’d advise you not to do that’ we still done it as we were certain we wanted it, (we did and offer still stood after viewing) I now know our offer was never put forward to the seller and have since learnt that the woman who was dealing with us doesn't like dealing with young people. We were told that the seller had a family friend that wanted to buy it (builder) and that they believed the seller would chose to go with them, but they would keep us informed.
Since that last phone call we have not heard anything else to do with the house and have now seen on right move it is STC.
Honestly awful, would not recommend.

The worst customer service i have ever experienced.
I have been renting a flat from them in Canterbury, mrs Charlotte T. was the property manager.
The worst customer service i have ever experienced. No reply to e-mails, no call back on requests, not even to mention lack of repairs of faulty equipment i reported.
Im still waiting for deposit return (its nearly two months after my tenancy finished), mrs Charlotte explained that the delay was due to the lack of an invoice from the cleaning company, and an extremaly high electricity bill. The bill is on the landlords name, so im not able to see it, but i have to pay for it. After few days she sent me a copy of an invoice that was issued a MONTH ago. Definitely the worst letting company in the area. Avoid them if you Can !!!

Unreliable, not trustworthy
Simply do not choose them as your tenancy agents because they are only interested in making a profit through stealing your holding deposit. If you smell this, they will flip the deal and reject your application without any referencing procedures.

Fantastic estate agents
My partner and I expressed interest in a property to rent and the lovely Megan got back to us almost straight away! We needed to change the day of our viewing and everything was arranged with ease!
