Review

Zaria was great with how quickly she got me into my apartment. Couldn’t praise her enough for her efforts to get me in after I needed somewhere as a first time renter. Will be looking to use them again if needed.

Could not be worse, denied access for over two months paying over £1,500

Secured a 6 bed rental home for students and denied access, but paying rent and bills!
Unfair contract terms, no other letting agency is like this. All student homes are half rent over summer but allow you to move your things in, or give you full access.
Politely asked for a compromise of instead of access being given JUST a day to move my stuff in until after the half rent summer period which was simply ignored.
Contacted a solicitor to write a letter which was responded to, but no action was taken.
Ongoing payments of £1,500 approx x6 plus £100 x6 for bills. I have a strong suspicion they rent out properties over summer while exploiting students.

Thank you for your reply, but I find it necessary to address the misleading information and lack of transparency in your response:

Misleading Terms: We were explicitly told by Julie Harlow that we could store our belongings in the property over the summer. This was a key reason we agreed to the terms, believing that limited access would be provided. Your suggestion that we were fully aware of having no access is simply not true.
Ignored Compromise: We made a reasonable request for a single day to move our belongings in during the retainer period, which was flat-out ignored. This is unacceptable and shows a complete disregard for your tenants' needs. We weren’t asking for full access, just a basic accommodation, which any decent agency would consider.
Solicitor's Involvement: Even after involving a solicitor, you still failed to address our concerns. This demonstrates either incompetence or an unwillingness to act in good faith, both of which are concerning for anyone considering doing business with you.
Suspicious Activity: When I visited outside the property, all the lights were on. This raises serious concerns about the property being used during the summer while we were denied access. Your defensive response to this observation only adds to my suspicions.
For anyone reading this, be extremely cautious when dealing with this agency. They will say one thing to get you to sign and then completely disregard any agreements or reasonable requests once they have your money. Get everything in writing and be prepared for a fight if you choose to deal with them.

Thank you for your review I am sorry to hear you are not satisfied. You were made aware before paying a holding fee that you would not have access to the Property in any way during the retainer payment period for which there is a reduced rate equivalent of half rent to hold the Property for your occupation in September. If you wanted full access this could have been arranged for you however you would have all been required to pay full rent for this. None of this information was ever hidden from you and you all willingly agreed to these terms months before the Tenancy start date and long before committing to a Tenancy. This is how all student rentals work within the area regardless as to who the agent is. We do not rent out the properties during the summer and this is a slanderous accusation that has no justification, please contact us if you have any unresolved concerns or queries and we will be happy to discuss this further.

Further Edits.

Nothing has been misleading and everything has been completely transparent, you have signed a contract which clearly states you have no access for the first two months. It could not be any clearer, there is no defensiveness to this response we are providing the facts that you have been fully aware of since the beginning of your application. Your pre agreed terms before starting with the application also clearly state on it that access is denied you all willingly signed and agreed to this.

We are sorry you are now dissatisfied with the pre agreed terms however if you were not happy with the terms you had the opportunity either not to proceed or negotiate them which was not done, therefore the terms that have been signed are the ones that will be upheld and acted in accordance with.

Change in Tenancy

Change in Tenancy:
The staff at Regal, Rainham were very professional in the dealing with the change of tenancy for my property let at at Victory Pier, Gillingham. The property was advertised in a timely manner with a new tenant found quickly, therefore a minimum void period.
Highly recommend to landlords who are looking for a professional service for their property.

Excellent attention and diligence.

In my search for a rental property, I contacted several agents with a rather particular brief regarding search area and property type.
Of all the agents contacted, only Regal Estates in Canterbury showed any interest or diligence and Mark Pullinger was especially attentive.
Highly recommended.

I want to say a personal thank you to Megan Wright who has always provided a professional and friendly service, even at short notice. Nothing is or will be too much trouble for Megan who has always been so supportive and will seamlessly go the extra mile just when you need it most.

Megan at Regal Lettings Canterbury has…

Megan at Regal Lettings Canterbury has been amazing and super supportive.
My son has just started his second year at Uni, he recently moved into his private accommodation and was shocked to discover an energy bill of over £700 for a period when the house was empty.
I reached out to Megan who has been super supportive and instantly asked for the utility company's email so she could contact them directly.
Her email was very professional and I feel reassured there will be a satisfactory outcome.

Very poor communication

Very poor communication. Left phone messages and sent emails without a response. Note the name on a previous review is the same staff member who seems to consistently ignore clients. Was advised the tenant was at fault but the lack of communication from Regal was obviously the main reason. Would never recommend.

Was with regal leggings fir about 2…

Was with regal leggings fir about 2 years and will never go back! Especially if you are a student avoid them. They charge over the top for the deposit and don’t expect to get it back in time. Has been nearly 3 months since we moved out and we still haven’t got it. We have chased Amy on numerous of occasion with her taking days to reply. Only reason we are finally getting it back is because we opened a case with the TDS and funny enough within a few days Amy finally had the costs back from the landlord. We was then told last Friday it’ll be sent back to us Monday as they need the senior staff member to send it. So please tell me why again after chasing Amy this week why the transfer was only actioned yesterday! Poor communication when we lived there and since we have moved out. DONT NOT USE!

Quality friendly and professional service!

Dealing with Mark has been an absolute pleasure from start of the process right through to completion of the sale.

He kept us fully updated and in a very timely way throughout the process and was always very helpful with any questions or queries we had.

Canterbury
Abominable, horrendous experience. Avoid at all costs.
The level of professionalism and customer service at the Canterbury branch is truly shocking. Deposit withheld for unforeseen future, additional charges for fingerprints and removal of door mats after a year of unresolved issues, faulty windows, lose kitchen components, broken garden gates, and unemptied bins. May I suggest additional training before you promote people into managerial roles and educate landlords on the rights of people who rent.

I wouldn’t even give one star.

Worst experience ever when trying to purchase a house through the sandwich office. We tried calling to arrange A viewing but they were being awkward and didn’t want to allow us to view, my partner then went into the sandwich branch to request a viewing, they wasn’t happy and didn’t want us to get a viewing on it, the woman was saying everything possible to try and put us off the house. We put an offer forward without looking at the house and were told ‘I’d advise you not to do that’ we still done it as we were certain we wanted it, (we did and offer still stood after viewing) I now know our offer was never put forward to the seller and have since learnt that the woman who was dealing with us doesn't like dealing with young people. We were told that the seller had a family friend that wanted to buy it (builder) and that they believed the seller would chose to go with them, but they would keep us informed.

Since that last phone call we have not heard anything else to do with the house and have now seen on right move it is STC.

Honestly awful, would not recommend.

I’d like to say how sorry we are that you feel you haven’t had a good experience dealing with us. As an award winning estate agency we pride ourselves on our service, and it is always disappointing when we hear someone’s experience has not met the high standards that we set ourselves.

I have taken some time to investigate your comments, and I can confirm that our seller had advised us that they would only consider offers once the property had been viewed, and we relayed this information to you on. We did make you aware, out of courtesy, that the sellers had been approached directly via a family connection, and they were considering the interest from these purchasers before considering other offers.
However, I can confirm that your offer was reported to the seller. I acknowledge that we were not able to provide conclusive feedback from the sellers until 5th May, but we did advise you on that it was extremely likely that they would opt for the other purchasers due to their buying position, and also the family connection.

Whilst we are obliged to put all offers forward to a seller, once that offer has been put forward the decision making is entirely at the discretion of the seller, based on their own personal criteria.

I know it can be very disappointing when you have set your heart on a new home, but unfortunately we have no control over the decisions of our sellers and can only provide the feedback as it is given to us.

Once again, I apologise that you feel your experience has been less than satisfactory. If you would like to discuss your concerns in more detail, please feel free to contact me directly.

Lovely customer service by Meghan

Lovely customer service by Meghan, quick replies. Even when holidays were taken by staff, there was always someone at hand. Really helpful, and happy to answer all questions, and relat yo the landlords wherever needed.

The worst customer service i have ever experienced.

I have been renting a flat from them in Canterbury, mrs Charlotte T. was the property manager.
The worst customer service i have ever experienced. No reply to e-mails, no call back on requests, not even to mention lack of repairs of faulty equipment i reported.
Im still waiting for deposit return (its nearly two months after my tenancy finished), mrs Charlotte explained that the delay was due to the lack of an invoice from the cleaning company, and an extremaly high electricity bill. The bill is on the landlords name, so im not able to see it, but i have to pay for it. After few days she sent me a copy of an invoice that was issued a MONTH ago. Definitely the worst letting company in the area. Avoid them if you Can !!!

Thank you for your review – We are obviously very sorry to hear you feel you had a negative experience with us. We have looked into the issues you have mentioned and can see that the deposit return took longer than we would have liked as your Property Manager Charlotte was in discussions with the Landlord due to an extremely high electric bill sent by the Landlord. Rather than just accepting the bill, Charlotte felt it necessary to question this on your behalf which resulted in the bill being reduced by almost £3000. A request has been made to the landlord for the original bill so you can have a copy for your records.

We have looked into the maintenance issues that were highlighted during your Tenancy and can see they were all addressed in a timely manner. I believe the only issues that was deemed necessary at the time was the repainting of a kitchen window sill.

I am sorry you have felt that the service you received was below satisfactory but we do appreciate you taking the time to leave a review as feedback both positive and negative can only help us improve as a business.

Unreliable, not trustworthy

Simply do not choose them as your tenancy agents because they are only interested in making a profit through stealing your holding deposit. If you smell this, they will flip the deal and reject your application without any referencing procedures.

Megan T was excellent throughout the entire process. I was contacted in a timely manner, any concerns I had were addressed. She made the procedure of looking for a property, viewing and then applying seamless. She was also easily contacted by email and phone which was just great.

Fantastic estate agents

My partner and I expressed interest in a property to rent and the lovely Megan got back to us almost straight away! We needed to change the day of our viewing and everything was arranged with ease!
Megan showed us around the property and was happy to answer all questions and correspondence was replied to straight away! Absolutely wonderful company with helpful and professional staff, nothing was too much trouble!
