Misleading conduct and unprofessional service – Upper East by JLL agents

I am a first-time buyer who purchased a property at the Upper East development in Bromley-by-Bow, handled by JLL's sales team.

The initial experience was positive — the agents were friendly, approachable, and appeared knowledgeable. However, as the process progressed, the level of service deteriorated significantly.

Most concerningly, I was repeatedly assured by one of the sales agents that I would automatically receive a 5% Deposit Boost as a first-time buyer. This was presented as a standard entitlement, not a negotiable incentive. I made important financial decisions based on this information — only to discover near the completion date that this was not the case.

On top of this, the information provided changed from one phone call to the next, with no consistency or clarity. The tone of communications also shifted — what started as helpful and professional became dismissive and, at times, rude.

When I tried to raise a formal complaint, I asked multiple members of the team for a complaints email address on several occasions over the course of two weeks. Each time, I was told they didn't have one and would find out — but I never heard back. I had to track down the contact details myself.

I would urge any first-time buyer to get every assurance in writing before signing anything. Do not rely on verbal promises, no matter how confidently they are made.

Great experience

I had a great experience over the past 1.5 years during my tenancy, and I especially want to thank Shaan for all the support throughout.
The communication was always smooth, clear, and timely, which made everything so much easier. Shaan was consistently helpful, responsive, and professional from start to finish.
Having rented in London for over a decade, I can honestly say this has been the best experience I have had with a property manager.

I rented with JLL from 2023 and 2026

I rented with JLL from 2023 and 2026. My original property manager was not very helpful, not responsive and frequently dismissive. However they have been replaced by Emily He. Emily is excellent, responsive, attentive and keen to deal with problems! Emily has been a great addition and I was glad she was my new property manager. She has been there through out the process and I wish her good luck with her future career!

Yezi Li is a responsible and dependable person who helps us manage our two properties in London. She always acts in our best interests and handles everything with great care and dedication, often thinking of things we had not even considered ourselves. With her managing our properties, we feel completely at ease.

Overall, my experience has been negative due to unprofessional communication and repeated reluctance to take responsibility for necessary repairs.

I am currently renting under contract JLL apartment, and my experience has been somewhat disappointing. Whenever issues come up that need fixing, Lily Yang is often unwilling to arrange a worker, even though my requests apply to landlord responsibility repairs. Communication is also very unprofessional for example, she said to me: “It is renting apartment, not hotel. Pls see the tenant responsibility in the tenancy agreement.”

Great service from Lily Wang

I had a great experience with Lily Wang, who is the property manager for my apartment. She has been very responsive and helpful, always taking the time to guide me and answer any questions I had.

Whenever any issues came up, she made sure they were resolved quickly and efficiently, which made a big difference. Her support and professionalism really stood out.

Overall, she has been extremely helpful, and I truly appreciate everything she’s done. She’s a great person to deal with, and I would highly recommend her.

Air b&b

I have the experience of the tenant of my apartment at 1401 Bridgewater House was suspected to engage in air b&b business. My Property Manager Paige Waller helped me to contact the tenant and made sure that the flat had not been used for Air b&b purpose.
