Complete waste of time and money!
I regret instructing SDL and only went with their quote as they promised the report within 5-7 days of visit. Paid for a Level 2 Homebuyers Report, which then took forever to be provided!
The report itself was a template with the first copy not containing any photos or made any reference to the main and only bathroom in the property. It flagged no significant issues in particular so I trusted that this was the case.
On completing and moving in it became apparent that there is a significant issue with damp in the property and this is compounded further by the lack of any extraction fan or ventilation within the main bathroom - clearly I wasn’t aware as the survey failed to acknowledge the existence of the bathroom, make any reference to it, let alone any potential issues with it!
The report makes no reference to the condition of the flat roof or the garage roof - both visible from the ground, which is completely at odds with theirs and RICS description of the survey process, which will report on all accessible areas! I am now just waiting to see what other issues arise with the new property going into the winter months :-(
So far, I’ve sent two letters of complaint which have failed to respond to the issues raised, failed to provide me with a copy of their complaints procedure (despite their T & Cs doc stating this should’ve been provided from the outset).
SDL have since taken it upon themselves to amend the report online to include photos now which leads me to have no faith in the report whatsoever. They advise the surveyor who carried out the site visit, Andrew, was hospitalised and this was why there was a delay sending the report over - I have concerns over the validity of the report as I’m not convinced he wrote it given the lack of any specific information and have now submitted a Subject Access Request to see all the site notes and photos etc.
I am now seeking a full refund so I can retrospectively commission another survey to find out exactly what I’ve let myself in for - disappointing given the whole point of a Level 2 Homebuyers Report is to provide valuable information to potential buyers on a property’s condition and flag issues!

Had a survey done on my property and the actual process was horrendous, the woman, was in and out within 5 minutes, told me i needed my wall ties done, had me worried that my house was not safe, therefore got 3 independent builders out all of which said i did not need them done as they had already been done and all i needed was a bit pointing around certain bricks, also valued my house way under price, less than it was 3 years ago. This company may be good for you if you are a buyer as they find problems that arent there, however if you are selling or using them to release equity, i wouldn't recommend.

We had a property valued for a mortgage, which we had an offer accepted for £855k.
The survey report had numerous mistakes, such as:
"The property is in an area where there is a risk of flooding. The valuation is made on the assumption that insurance will be available. The instructed value is considered to be high and is not supported by..."
When accessing the goverment website - the building is in a "no flood risk" area:

Because of these mistakes, the property was down valued to £800k, and the mortgage broker thus requires both a higher deposit, and charges us a higher interest rate.
The mortgage company only does a 2nd survey if the value is less than 15%. Which ours isn't. And yet properties in the area in-line with the £850k valuation.
Either SDL Surveying are incompetent, or they are purposefully working with lenders to charge buyers higher interest rates due to falsified lower valuations.
