Ease of site usage. Filing claims are simple. If there's any issues with the technician (not on time/showing up etc), customer service will try to remedy the situation promptly.

Terrible service

I purchased the platinum plan and when I submitted my very first claim for a simple leaking faucet, the claim was denied. I then called to cancel and the customer service was terrible. They told me I'd have to call back due to high call volume. When I finally got through, I was told my refund would come in 4 weeks by mailing a check to me. DON'T DO BUSINESS WITH THEM!

worst experience with Select home Warranty

I’ve had a home warranty with Select Home Warranty for $2000 since 2022. Yesterday, my water heater started leaking, so I submitted a service request. Select sent a technician, and we paid the $75 service fee upfront.

The technician inspected the water heater and told us that the tank itself is leaking and that the issue is not covered under our policy. We were told that we would need to pay approximately $2,600 to replace the water heater.

I contacted Select customer service as well, and they confirmed that water heater leaks are not covered under my policy. However, the technician mentioned that this is a very basic/common issue, which made me question why it isn't covered.

Has anyone else had a similar experience with Select Home Warranty, particularly with a leaking water heater? I would really appreciate hearing about your experience and how you handled it.

Do not waste your money. Absolute worst customer service.

Title: Do not waste your money. Absolute worst customer service.Avoid Select Home Warranty at all costs. My hot water heater broke, and I filed a claim immediately. It took them three days of leaving me without hot water just to tell me they couldn't find a technician in my area—something I explicitly warned them would happen. They finally told me to just find my own plumber.I found a licensed plumber who came out, diagnosed the issue, and we called the company right from my house to give them the breakdown. Select Home Warranty then denied the claim because they claimed they weren't given enough time for "pre-approval."They drag their feet, leave you stranded in an emergency, tell you to hire your own help, and then use that as a loophole to avoid paying. It is a complete scam. Save your money and go with a company that actually honors their contract.

I am a Platinum Care customer with…

I am a Platinum Care customer with Select Home Warranty and have not received compensation for either of the two claims I submitted over a three-year period. I recently had a gas leak in my oven. My policy covers all stove/oven components. I contacted Select as soon as I identified the leak and took safety precautions and immediately filed a claim. I explained the urgency and safety nature of this claim but there is no way to speak to an agent on their customer service line so I described the situation in the notes and said I needed immediate assistance. I received a message that I would be contacted in 24 hours by someone who would then set up an appointment, leaving me with a non-functioning and potentially dangerous oven for at least two days, which was a safety risk. I called someone myself, who came immediately, ordered two new components and said not to use the oven until it was fixed. I submitted the documents to Select and never received a response. Eleven days later, after multiple unanswered emails, I called Select and learned my claim had been denied because I didn’t wait for them to find a technician. Absolutely unacceptable. They are difficult to reach, unresponsive to claims and interpret their terms to ensure non-payment. I will never again use them.

This is a scam

This is a scam. Avoid all costs. You will pay monthly and when you file a claim they will give you what they determine to be the market value for your broken appliance. This means you will receive a fraction of whatever it would cost to repair or replace the appliance itself. I bought this policy assuming that if one of my appliances broke I would be able to use my warranty to get a new one or get it repaired. I was wrong. I was fooled. Don't do what I did. You are better off without this. It is a $50/month scam that will give you next to nothing when you attempt to use the policy.

Know What You Signed Up For

In the app, I chose the problem listed for my item. It took several days for a technician to schedule a visit. He came and took photos. He said his office told him to just leave the premises. After getting diagnosis, the company said it was a maintenance issue. I had done all the maintenance I was able to do and paid the $ 80 service fee. They said they would not do the work [which was just removing some lint from my dryer that I couldn't reach], would not return my service fee, and will charge $ 75 to cancel my contract.

Denied reimbursement despite providing years of proof and weekly maintenance records

Avoid this company at all costs. I have been dealing with a nightmare claim regarding my pool pump for over 3 months. It took Select Home Warranty 2 days just to find a contractor, and another 2 days for them to come out. The contractor confirmed it was a covered issue and submitted the claim. SHW then demanded 2 years of maintenance records. I provided exact invoices proving I have weekly pool service, but they kept stalling on approval.Because of the extreme Arizona heat and being on vacation, I couldn't let my pool turn green and stagnant. The contractor advised me I could pay out of pocket and get reimbursed. I paid for the replacement, and for the last 3+ months, I have been calling every week or two. Every time, they claim I haven't provided proof of maintenance (which I did). I have spoken to multiple supervisors who promise to resolve it and call me back, but nothing ever happens. They take your money for premiums but do everything they can to avoid paying out legitimate claims.

I am filing a complaint against Select…

I am filing a complaint against Select Home Warranty for Deceptive Business Practices and Illusory Contract.
!!!!!!!!!!!!!!!! PLEASE READ!!!!!!!!!!!!!!!
I bought Policy #3841970043 for my home, based on their promise of 100% appliance coverage.

I filed Claim #04108303 for my dishwasher. They denied it, saying "Door Gaskets are not covered" under Section 9.1.2.

When I read Section 9.1.2 (attached), I realized this entire warranty is a scam:

Section 9.1.2 EXCLUDES: shelves, door handles, doors, hinges, knobs, buttons, door seals, freon, displays, latches, timers, leveling equipment, clogged drains, gaskets, leak searches, lights, noise, refrigerants, valves, dispensers, installation, electrical failures.

That is literally every part that can fail. How can you claim to cover a dishwasher when you exclude gaskets, seals, latches, timers, drains, and dispensers? There is nothing left to cover.

SECOND TRAP: The same section says I must have "annual maintenance and cleaning by a licensed technician" and provide 3 years of maintenance records and pictures, or you only pay $150 max. Who hires a licensed technician every year to clean a dishwasher? NO ONE. This is designed so they never have to pay.

This is textbook Bait and Switch.

I cancelled and requested a pro-rated refund. I also filed with NJ Division of Consumer Affairs.

I want:
1. Full pro-rated refund of Policy #3841970043
2. Payment for my dishwasher gasket repair that should have been covered
3. Select to stop selling this deceptive policy in New Jersey

This company has thousands of complaints for the same reason. Please investigate.

Save your time and money

Save your time and money. This outfit is as bad as they come. Paid $3000 for a 5 year plan. 18 months in I had an HVAC issue. Late July 2026with temp in low 100+ degrees(Hot Hot Hot). Could not wait so I paid a local contractor to assess the issue. Needed an electrical component. $238. Went through the process of Select, had their technician show up 1 week later. Assessed the part that was needed. Select took another week and 3 calls to approve a $25 allowance. Their service provider wanted $450 for the same job, and the balance was to be collected from me. That is in addition to the $65 service fee I had to pay to receive nothing but lip service. So what did my warranty cover NOT A THING. Called to cancel the maintenance plan which was a selling point. Cancel anytime. That resulted in a credit of $75 of the $3000. Scam, Fraud, Stay Away!

This Company is terrible

This Company is terrible. My water heater leaked onto my floor and carpet. I called Select on a Monday am and made a claim. Tuesday I called and they said they were trying to find a Company to do the repair. No update, no call for 4 days. I called on Friday and the rep says it is not warrenteed because the water heater leaked? I have been in Real Estate for 22 years with hundreds of Clients, with almost all Buyers purchasing Home Warranties. I have known of many claims with hot water heaters flooding a home and the warranty companies covered the repair or replacement. I asked how can you deny a claim without looking at it and why no call back? He said there was water in the pan under the heater so they denied it. I have never had a customer complaint with 2-10 or Old Republic Warranty. I chose select as they said they covered the area of my second home. I can only assume they are just another one that looks for any excuse not to do a repair, even without seeing whats wrong. The whole experience was terrible. DO NOT USE THIS COMPANY!

select home warranty is fake

select home warranty is fake. It is not a home warranty. It is a money grab then they start transferring you around when you ask for service and they refuse to abide by their contract and will not allow you to have any repairs done. I have never been treated so poorly. I am an architect. I’m educated about cooling systems and when our air conditioner went out the parts that were bad. We’re covered by the home warranty, but they refused to pay for them.DO NOT BUY THIS SCAM

Do not use Select Home Warranty

I would give a zero if I could. First claim I tried to put in was for a leaky toilet due to an old wax seal. They said this was not covered. If they won’t fix a leaky toilet, what will they fix? Canceled my policy

Aboulute worst company

Aboulute worst company, they don't even deserve 1 star. They want your $ but do not want to fix anything especially when appliances ect. are covered under there contract. They say it's not normal wear and tear and they denied the claim. I've been with American Home Shield and they let a professional tech figure out what needs to be done or replaced but always send a tech out to get down to the root of the problem. Select home warrenty sent some one out but didn't bother to get the emails for the invoice from the company or me that I have forwarded . Questions, The wax ring under the toilet not normal wear and tear? DO NOT WAIST YOUR $

Terrible

Terrible. Could not have been worse. Did not want to cover any of my appliances. I had to argue endlessly to get anything from them. I gave up contacting them even though I had two years left on my so-called warrantee. The worst company ever. Don't use them. I can't imagine a worse experience.
