Select Home Warranty is a Scam
I purchased a "vip" select home warranty policy and paid extra for water heater coverage. My water heater has now failed but select home warranty is refusing to cover it as per the terms of the policy. Ive tried to appeal as per the terms of service and the call center reps and claims email decline to take the appeal information. I'm just told that the people who decide to decline dont speak to customers and to go away.
I called when I needed a repair and for…
I called when I needed a repair and for WEEKS, they said they "did not get my emailed bill" which I sent over and over for $2,000 for a covered repair. I mailed it through US mail and two weeks later, they said they still did not have it. I finally provided my work email and they got it... then REJECTED the claim they originally said was covered, no problem, if I just submitted the invoice! Customer service reps are very difficult to understand.
Frustrating experience with claims processing and communication
I am deeply disappointed with the service provided by Select Home Warranty. When I signed up, I expected reliable coverage and support, but my experience with the claims process has been incredibly frustrating.
The last three claims that I had with them have been a complete failure on their part to honor our contract. I’ve had to pay for parts for a dishwasher repair, repair a plumbing job myself because they refused to accept the responsibility of the repair and insisted that the problem was something other than what it truly was. I had the same experience with the last claim, where they insisted that a part that was needed to fix my AC unit was not covered due to electrical failure. I even went to the extent of having the AC Company that they selected, to write them a letter stating that it failed due to wear and tear and NOT electrical failure. I made numerous calls to customer service where I got scripted BS and refusal to work with me on resolving my situation.
I am cancelling my account with them and demanding a complete refund of my money that was paid to them for their “supposed” warranty on my household appliances etc…
The lack of clear communication and delayed response times have made an already stressful situation much worse. A home warranty is supposed to offer peace of mind, but this has been nothing but a headache.
I highly recommend to NOT sign up with this company for your Home Warranty plan.
If I could give a negative star
If I could give a negative star, I would. They involuntarily cancelled my policies when I had pending claims. They will give you the runaround and never resolve the issues. My recommendation is to stay away if you don't want alot of grief and spend hours on the phone trying to resolve issues.😠👎👎👎👎
I submitted a claim for A/C repair and…
I submitted a claim for A/C repair and never received a call back that the repair was approved. Instead received the part 3 weeks after the initial claim and by then had the A/C repaired. I requested reimbursement but have been getting the runaround since the beginning of August. The Solutions team was to send a return label known as an RL form to my email so I could return the part and I have called every week to receive. In order to get reimbursement I have to send the part back. In addition, I was to receive an RA form in order to get reimbursement for the cost of the A/C repair. This organization is playing games and is not sending the information which delays my refund. Secondly, in the midst of all of this I requested my icemaker be repaired. I sent in a request saying it was not working and was denied because they said they do not replace a light which is not what my claim indicated. I resubmitted and was denied because they said that my coverage does not include the water dispenser. I indicated in the claim that the motor needed to be replaced and not the water dispenser which is covered in the Platinum plan. I requested to speak with a supervisor on this issue. No call back from supervisor so I proceeded to fix the ice maker. I called again to request reimbursement given both denials were not for the motor. This company uses a call center environment of team members outside the US that clearly did not read the requested claim. I am seeking legal counsel and there does not seem to be any other escalation vehicles to pursue.
I should have checked the reviews…
I should have checked the reviews before I purchased them. It appears I'm not the only one who is having this issue with Select Home Warranty...by far!!! They told me it is more efficient to replace my appliance than to repair and offered me less than half of the replacement (approx. 40%). So, as you can imagine they do not provide the peace of mind a Home Warranty is supposed to provide....far from it! Not only are they not covering the replacement cost but they won't even cover the installation. I'm expected to absorb not only approx. 60% of what it cost to replace my appliance (after paying this home warranty so I wouldn't have to do just that) but they won't even provide installation. The previous company i used not only covered replacement but they sent out a repair company to do the installation as well (I only switched to save $$$...jokes on me)!!! I would advise not to waste money going with Select...Choice Home Warranty is a MUCH better option!!!!
We have two unresolved claims!
We have two unresolved claims with Select Home Warranty. In mid-July 2026, our A/C stopped cooling and our home reached approximately 88°F with three young children inside. Select told us it could not provide a technician for several days and specifically advised us that we could obtain our own technician sooner.
We followed those instructions. The technician diagnosed a failed condenser, replaced it, and restored the A/C. I immediately called Select and remained on hold approximately 20 minutes. After reaching a representative, I explained exactly what occurred and was instructed to submit the invoice, technician information, photographs, and service documentation, which I did.
We remain more than $650 out of pocket. Despite numerous calls, emails, requests for escalation, and requests for management review, Select has not reimbursed us. Representatives continue citing a prior-authorization provision but have not addressed the fact that Select instructed us to obtain our own technician because it could not provide one promptly.
We then filed a washing-machine claim on August 18, 2026. As of September 7, Select still has not assigned a technician. Select is again telling us to hire our own technician and obtain authorization. We refuse to take that financial risk while our previous self-procured repair remains unpaid.
My wife and I have also separately emailed an escalation representative as directed by his voicemail, with no response.
We have repeatedly attempted to resolve these matters directly. We are requesting reimbursement of the covered A/C repair and prompt fulfillment of the washing-machine claim.
DISGUSTED AND HOT
Today is 9/6, on 8/10 I called them due to air going out. On 8/12 someone came out...basically let me know the issue but stated due to the age of my unit and cost of repair it would be best to replace entire unit. He said it would take 2 days for Select to get back to me. They never did. When I called they said they would call contractor and call me back...they never did...I called again...while on the line I was told the contractor said he was waiting on parts to come. I said with no approval and what parts...then told contractor said it was just a freon leak. I reached out to my corporate connection James Wilson, who said he would help with cost but does not cover freon leak...I told him it was larger than that and he stopped responding to my emails. I paid for a 2nd opinion...Found out the first contractor was supposed to turn the unit off...but he never did, it was running on nothing for weeks. I sent a message to the info line...they just said to call the company again...I did and was told they had the new information and to wait 2 days for an approval...still nothing. I had to call again and the person I spoke to spent so much time repeating what I said just to say wait 2 more business days. I paid for a 5 year plan and got 1 free. I asked James about a refund of what's left being that it terminates in 2028. He said I would get nothing.
shyster operation
Contacted me for a warranty, told them that it looked good or sounded good on the phone, and then I would probably proceed with it. Gave him my information, then he sent over an agreement that was completely different. Told them don't process anything. I don't want to proceed with it. They continued to bill me even though I keep telling them I am not agreeing to this. I don't want it, and please leave me alone. I have to contact my bank now because they've deducted two payments, even though I've told my bank don't do it. Just a shyster operation.
I would give zero stars if possible
I would give zero stars if possible. I live in the second largest city in my state. Every claim I filed I had to find my own contractor because no companies want to work with them. They take every second of the 30 business days to reimburse and make you go through several steps to get your reimbursement. Instead of the replacement they promised, they give prorated buyouts that are a fraction of what the replacement costs. Their customer service is very rude and difficult to deal with. They told me they were deducting my claims payouts from my refund even though I was covered at the time and they were giving me a prorated refund on my coverage. I don’t know how they rate so highly on the recommending websites. This company is a scam.
Absolute nightmare - 3.5yrs
I strongly recommend thinking twice before purchasing a Select Home Warranty plan. My first year with the company was good, but years 2 and 3—and now going into year 4—have been an absolute nightmare.
Technicians have repeatedly failed to show up for scheduled appointments, I’ve experienced poor workmanship, and I’ve spent HOURS of my own time on the phone chasing claims, following up, rescheduling missed appointments, and trying to get problems resolved. When repairs are finally addressed, the amount Select Home Warranty offers to cover has often been nowhere near enough to actually complete the repair, leaving me paying out of pocket on top of what I already paid for the warranty.
At this point, I genuinely question the value of having the warranty at all. When something in your home breaks, you purchase a home warranty expecting it to make the situation easier—not create another problem that you have to manage.
What makes this especially disappointing is that I’ve been a customer for nearly four years. This isn't a review based on one bad experience or one frustrating claim. It is based on a repeated pattern over multiple years.
Between missed appointments, questionable workmanship, inadequate repair allowances, endless follow-up calls, and the amount of my own time wasted trying to get service, my experience has been exhausting and expensive.
Before signing up, I would strongly encourage potential customers to read the fine print carefully, understand exactly what the company may actually pay toward a repair, and read recent customer experiences. Based on what I have experienced over the last several years, I would NOT purchase another Select Home Warranty plan and cannot recommend the company.
I have many policies withselect home…
I have many policies with Select Home Warranty as their sales team is good but when it comes to execution they can't deliver.
It's a hit and miss when it comes to the technician they send mostly a miss I would say. They sent Bay Tech Appliances to diagnose the washer and dryer and it's been 2 days with no report been sent to select while we are waiting to hear the verdict. If you call the technician he is always driving and not able to talk to you. He was quick to take the money via zelle, no invoice or a diagnostic report though.
Select need to figure out a better way to help customers after they sell their warranty.
Very dissatisfied and rethinking our decision to go with them.
Is they send Bay Tech Appliances please refuse as the technician is rude.
Select Home Warranty is a total scam!
Select Home Warranty company is no more than a “bait and switch” scam. The salesman promises all sorts of great deals and when you really need them they totally flake on you. They say there is a 30 day waiting period and then after that 30 days they tell you there is another 30 day waiting period. Total deceit. But they reel you in on all these fake promises. We are so done with this company and don’t want other people to be deceived by them!
Incorrectly determine issues without anyone ever coming to inspect
Refusing to send a technician although I stated that I would pay the $60 service fee because someone behind the desk in their office determined that my heater had "Condensation leak"
Absolute nightmare to cancel
Absolute nightmare to cancel, deceptive fine print, and terrible customer service!
I have been a customer with Select Home Warranty for two years and had a contract running until 2029, but after looking closely at the fine print and reading countless reviews online, I realized it was time to get out before actually needing to use them.
The policy terms are a trap: for example, if your A/C breaks down, they advertise coverage, but if you don't have proof of professional annual maintenance for the last three years, they slash the payout to a mere $150 instead of covering the actual repair or replacement. Reading through multiple consumer complaints across the internet, this is a recurring nightmare for hundreds of customers who feel scammed by these hidden loopholes when filing a claim.
When I finally called to cancel and request a refund for the remaining months on my contract—having just paid $1,300 for a renewal—the representative (Joe) put me through a 30-minute ordeal of pure stubbornness. Despite me repeatedly telling him no, he kept arguing, stalling, and trying to force me to stay. It was completely unprofessional, and I finally had to put my foot down and threaten to leave public reviews before he would actually process my cancellation.
Save your money, skip the renewal, and stay far away from this company. I am just relieved I caught this in time before facing a real emergency with them. But I am still fighting to have this cancel which is a RIGHT! and nobody should have to lose 30 min of his-her time because of that bad CUSTOMER SERVICE:
I changed from American home shield due…
I changed from American home shield due to the cost and was told that this was a great company. So far not impressed. The price was great, but maybe too great. We’ve had three different Repair people trying to come out, but no one will complete the job and they all say they do not like the warranty company.
Repairs denied.
I called several times for service and all they said was is not cover by your policy. A/C freon or sensors not covered appliances most of them not covered. I paid almost 3K for both properties for 2 years for nothing. This company is a scam. Let me know if ever there is a class A lawsuit.
Select home warranty company is worthless
Select home warranty company offers a worthless warranty. I purchased several policies for my home and rental properties. I have filed several claims and none has been resolved to my satisfaction i filed a claim for my hvac unit.
That is when the real ordeal began. Every time I called for an update, I was provided a different or inaccurate claim denial. My compressor locked up and stopped working. I called to initiate a claim. After the service tech arrived he advised the problem and submitted the report to select.
Initially i was advised that because i had a freon leak in my unit that my compressor was not covered. This was inaccurate, After the service technician contacted select home warranty and advised the company that there was not a freon leak , select then said the claim was denied because i had two units and only one unit was covered. This was not stated in my contract. I asked to speak with a member of management, i was told that told that a supervisor would call me back. However, I never received a callback. On subsequent calls, I was told that a member of management would call me back in a few hours ( customer service will never transfer your call, or get a supervisor on the call when you request it). Instead of receiving clear updates on my claim, many conversations seemed to focus on unrelated topics such as additional coverage options, select personnel stated that i needed to purchase an additional coverage package for my second unit.
Meanwhile, my actual issue remained unresolved.
After more than two weeks of repeated calls, waiting for updates, my claim was denied again . Note: this occurred in August, during 100 degree days.
Unfortunately this has been a common theme with any warranty claim. They will Always deny coverage. The claims process was EXTREMELY slow, communication was poor, CUSTERMER SERVICE will only read from a script and getting any meaningful assistance was extremely difficult. I would advise anyone seeking a warranty company to stay away from select home warranty.
The seller offered a he warranty of my choice- I went with Select.
I purchased a home, which the seller offered a one year home warranty of my choice. I went with Select home warranty. A few months after moving in, the oven light would randomly turn on. I called Select home warranty and they sent out a technician. While he was at my house servicing the unit, he called them and they told him they would not cover it because it was considered a cosmetic fix! An Oven Light is COSMETIC???!! I called Select and discussed this, explaining that an oven light is essential when browning foods to see the result accurately. At that point, the rep told me it was because I slammed the oven door repeatedly. seriously avoid using Select Home Warranty as they consider essential items as cosmetic. And when you argue the point, they put the blame on the user. DO NOT RECCOMEND this company.
