She drafted the National Contract for Block Management for ARLA, and has been thanked in Parliament for reforms to Leasehold Law. Last August/September my neighbour decided to do some work on their property next door. This involved a lot of vibrations in order to compact the concrete they were pouring in a redundant basement.Subsequently the vibrations have shaken my building and now the firewall & the slates on my roof have moved. Last winter was dreadful, all the rain water came in and damaged my ceiling.
During this time I sought some advice and the best advice came from Shula.
Her first question to me was “ Did next door give you a party wall notification ?”
I didn’t even know what this was. Basically in a nutshell if your neighbour is going to do any work to an adjoining/ shared wall they have to appoint a surveyor ( that you choose and they pay ) to inspect the condition of your building before they do anything. When they complete the work the surveyor comes back again and does a comparison report.
Shula’s advice has been invaluable.

Lease Advice UK - Three years ago we worked with Shula Rich and successfully gained the control of a block of 36 flats via the Right To Manage process in October 2022. There is a commercial section of the building which could have been a stumbling block, but thanks to Shula keeping us up to date with the changing laws, we achieved the RTM without the commercial being challenged. She also helped us reduce the solicitors' fees by half.

Having failed in a bid to secure Right to Manage for our block of flats using a local property specialist, we turned to Shula following numerous recommendations from the National Leasehold Campaign group on Facebook. The residents of our block of flats met with a representative from Lease Advice back in 2003 about our dissatisfaction with the way our freehold was being managed. We were advised on our rights, including the right to buy the freehold. The advice was easy to understand, free of charge, and invaluable. With the help of a local legal firm, we exercised our right and successfully purchased the freehold, and set ourselves up to manage the freehold collectively, and have been running it successfully ever since. I recently got in touch again to ask how we go about updating our leasehold agreement, and was delighted to learn that the organisation is still here and still providing free advice, and once again we have received a very helpful and plain English reply. We are very grateful, and long may it continue.

Shula guided us through acquiring the Right To Manage our block of flats (40 flats) in Hove. Her clarity, knowledge, and reassurance gave us the confidence to go for it; it is the best thing we could possibly have done to secure the future of our block. Myself and other leaseholders in our block of flats met with Shula back in September 2023 and I can honestly say I'm so happy we did.
We are having ongoing issues with our Management Company and at the time of meeting we were starting the set up of a residents association.....which we have now successfully done!!
The advice Shula gave was brilliant and her knowledge and empathy on leasehold issues is outstanding.
I happened to mention a lift issue at the block I live in, which was condemned and has been out of service since September 2022 (and still is).
Our Management company quoted the costs of a full lift refit at approx. £90,000 and our fees more than doubled close to £500 a month to cover the cost.
The financial, mental and physical impact on residents has been great, this chance meeting with Shula last year became a pivotal and positive turning point with the issue.
With her guidance and support she helped me put together observations to our management company to challenge the process of condemning the lift and suggesting a total refit.
The company have admitted that they didn't explore all avenues before condemning the lift and came back with a 'significantly cheaper' option....approx. £34,000.
I refer to Shula as a Leasehold 'Guru' as her knowledge is so vast.
When we met Shula, she said something along the lines of 'I've never lost on a lift.' This is still true....without Shula's help we would have gone with the advice of our Management Company and paid out on a full lift refit, which wasn't deemed necessary.
We now have the confidence to challenge our Management Company on issues and are planning to start the process of right to manage, we will definitely be approaching Shula for help and guidance.
I 100% recommend Shula - she has given us a lot of optimism in challenging Leasehold issues.
