Not great
Our experience wasn't as bad as some other reviewers on here, but I wouldn't recommend this company. We completed our sale and purchase through Spencer Lockwood and there were basic errors made the whole way through. At times I was almost doing part of their job for them, as I was chasing up steps in the process which appeared to have been missed, only to find them suddenly rushed through when I queried them. Specific examples of just getting the basics wrong included:
- The initial consent forms had the wrong seller names on (my existing mortgage was on my sole name, but they'd included my husband's).
- Our case handler seemingly forgot to send us the draft contract for the purchase, we chased it up as we'd been waiting ages for it and were told 'sorry, I thought I'd sent it already'. Not sure how many weeks this set us back.
- Our solicitor didn't realise, or never thought to ask, if we were part of a chain until I told her (quite important for agreeing completion dates...).
- We had to chase for a completion statement in order to ensure we had funds in the right place as two days before completion we still hadn't been advised on this. When SL did give us the final figure they had omitted £4k of estate agent fees, despite the fact that they'd been in touch with our agent for their invoice. Luckily we spotted this.
- A week after completion, our estate agent was chasing us as they hadn't been paid. I was told when I phoned up that a BACS transfer had been made the previous day, not sure why SL sat on this for six days after we'd completed but I suspect someone just forgot to make the transfer.
- Not reading emails properly was a regular occurrence, which led to misunderstandings and delays.
We also found that the default position for SL when anything out of the ordinary crops up is to set up indemnity insurance and then whack a handling fee on it; our buyers raised a query about a covenant which was just utterly wrong (and had never come up in previous sales of the house), but SL seemed unwilling to try and resolve it or fight our corner, and instead just charged us extra to set up an insurance policy.
Aside from all this, there was a general aversion to picking up the phone to actually sort things out. Our seller's estate agent ended up doing most of the work at the end, chasing other solicitors up and down the chain to ensure that exchange actually went ahead.
All in all, quite a sloppy service and whilst the case handlers were pleasant enough, I felt the communication was lacking (emails ignored, phone calls screened etc). Had things been more efficient, I think we could have completed much earlier and with far less stress and uncertainty.

Excellent work on leasehold extension
I used SL to extend my leasehold prior to putting my property on the market. This turned out to be a challenge as my landlords estate was stuck in probate. However, I was very happy with the work of Clare Groom who really went above and beyond to ensure that I was able to complete the extension in synch with my sale.

I had dealt with Demisha throughout this conveyancing. Demisha is very professional and every time had to contact the office, she was receptive and welcoming. Communications was robust and would listen and advice as deem fit and would respond to queries within the time frame expected. Unfortunately my mortgage process took longer than usual, through no fault of ours. Nonetheless, Demisha did all she could to have this transaction conclude the best she could, given the frustration encountered. We got to the end.

AVOID at all costs
AVOID at all costs. Spencer Lockwood Conveyancing Ltd acted on my behalf when purchasing my property back in 2021 and failed to complete registration with the Land Registry, despite taking the fees and charging me costs of the registration. The Spencer Lockwood Conveyancing Ltd entity has since been practicaly made dormant with all emplyees transferred into a new entity called Spencer Lockwood Solicitors Ltd, who now claim they have nothing to do with legacy cases handled by the Conveyancing Ltd entity and who do not take responsibility for mishandling of the historic cases. This resulted in me being unable to sell the property, effectively not owning the title on my flat for nearly 3 years now, and having to face additional costs and stress of a voluntary registration and appointing a 3rd party solicitors to complete the process, so that I can finally sell the property. Be careful, as Spencer Lockwood Solicitors Ltd may go dormant one day, the same way they dealt with the Conveyancing Ltd entity, as they same people are involved in both companies, abandoning your case half way through and leaving you out in the cold facing additional costs and stress. Cheap for a reason.

Spencer Lockwood acted for us on the sale of our house. It was a complicated process due to issues with the lease , with a strict deadline for completion. Maria Trantie, solicitor handling the sale , could not have worked harder, under extreme pressure, to get it all done in a very short time. She kept me updated at all times and was always available for a helpful chat if I was feeling stressed. We are very grateful for the quality of service she provided. I can thoroughly recommend Spencer Lockwood and am using them for the purchase of my new home.

I received a truly awful service from…
I received a truly awful service from this company! I employed them to represent me in putting a time sensitive Bridging Loan in place to pay off an out of time Mortgage and a Property Charge. The solicitor was somewhat incompetent, slow, uncommunicative for days on end, just ignoring my e mails, rude and treated me with suspicion. She asked for a Mortgage Redemption Statement from the wrong bank and just sat on it. She also went on holiday and no one else picked up my case, and upon return dumped it on another firm without first warning me or them. As a result I am out of time with the Charge Holder and have been caused immense stress. The firm who she dumped my case on (Ackroyd Legal) have been excellent. I do not recommend this company if you need a Bridging Loan. The lady dealing with it clearly did not have the competence to do the job, nor the urgency or bedside manner!
