Complete Mismanagment ......

I was one of 10 owners of a property in Lower Rock Gardens Brighton that The Property Shop managed so poorly that they lost our Freehold and it reverted back to the Crown.
We had been trying to sell our flat for several years always coming up against problems to which The Property Shop refused to acknowledge or resolve. Always saying that the issues were not important and basically lying about the Freehold situation.
This finally came to a head last year when we were told our flat was unsellable. The Property Shop was relieved of its management of the building by the owners who were then left to buy back the Freehold at great personal cost, monetarily and mentally.
The whole episode was The fault of the Property Shop. Their complete refusal to resolve the situation was poor, unprofessional and highly questionable.
I feel able to write this review now as we finally were able to sell the flat but have lost thousands over the time it has taken but no longer felt the fear of recrimmination in the shape of mismanagement of our flat.
I have to say that towards the end of our management contract with the Property Shop our flat was poorly managed by them. Repairs were not reported to us to agree to , contact with us was very poor. Our tenant was hugely disadvantaged. In fact one leak was left so long it badly damaged the ceiling.
I would not reccommend buying or renting from or employing this company to manage anything.

Tired looking and needs attention

From the looks of the outside of the place i’d not even step foot in the place
broken window on the corner
the main front display window which should be the star attraction is dusty like it’s never been dusted ever
and i’ve never known people to live in a smeg fridge but that’s also up for sale or rent in the main window
the entrance looks like curry’s or a fridge shop
sort it out

I have had the unfortunate experience…

I have had the unfortunate experience of having The Property Shop Brighton manage our building on Lower Rock Gardens, and it has been nothing short of a nightmare. They were entrusted with the responsibility of managing our property, but things took a dramatic turn for the worse when they lost the freehold to the Crown. This has had devastating financial consequences for the 10 property owners, each of whom is now facing an unexpected bill of £5,300 due to their mismanagement.- a Total of £53,000

Since this incident, I've noticed an alarming influx of overly positive, potentially fake reviews for The Property Shop Brighton. It's clear that they are attempting to counter the growing dissatisfaction by flooding review sites with fabricated feedback, some even appearing to come from other local estate agents. It’s incredibly frustrating to see this misleading attempt to cover up their poor track record and to attempt to deceive potential clients.

In my experience, they have shown a complete lack of accountability, and I would strongly advise any property owner or potential client to think twice before trusting them with their property management.

The financial impact alone has been huge, but the lack of transparency and professionalism has left a bitter taste. The property owners involved are now left to clean up the mess they created, and it's disheartening to see them try to mislead others instead of taking responsibility.

They have responded to my recent review to say I have never owned or lived in the property, even though they have dealt with me for the last 15 years and the courts have awarded us a CCJ judgement against them.

My experience with this estate agent…

My experience with this estate agent has been nothing short of a nightmare due to their serious maintenance negligence and complete disregard for tenant welfare. Here's a rundown of the issues I've faced:

Roof Leak: Despite numerous reports, they left us with a roof leak for an extended period. A contractor came to fix it in the rain and promised to return the next day, but never did. They reported the issue as fixed to the agency (I find out at the end of my tenancy) which then blamed me for not re-reporting the problem. I assumed they were returning and shouldn't have needed to report it again. Why didn't the agency follow up to ensure the repair was completed and everything was satisfactory? This lack of follow through not only caused significant inconvenience but also further damage to the property.

Heating issues : heating systems were not working properly from the move in date, only 3radiators worked in the whole house and 1 of those 3 wasn't working properly. The agency's response was to provide an outdated heater that could only heat one room. This is unacceptable and shows a complete lack of care for their tenants' well-being.

Mould Problem: When notified about the mould problem, they took no action. This is a serious health hazard and their inaction is inexcusable.

Electrical Issues: We were left with a shorted circuit for five months after reporting it multiple times. Two electricians failed to fix the issue, and even the director, Stephan, who tried to handle it, ended up electrocuting himself after refusing to turn off the fuse board.

Lack of Communication: The agency claims to have no record of some of these issues being reported however I have been documenting the entirety of these issues, have evidence of all reports and communication. My emails expressing concerns about the maintenance neglect I have experienced have also been ignored, demonstrating their terrible communication skills.

After speaking with other local estate agents, I discovered that this agency is known for being dodgy, which aligns with my experience.

In summary, this estate agent is not reliable with property maintenance, communication, and tenant care.

Do not use if you value the property…

Do not use if you value the property you own. Made promises our property would be looked after and after evicting our tenant it was left unrentable - their words. Would never have happened if they did the inspections but guess what they didn't. Our property was left in a disgusting state, just spent thousands rectifying and from now on we'll manage it.

Corrupt managing agent

Corrupt managing agent! Avoid this managing agent at all costs and if they are currently managing your building, get your accounts reviewed by a financial professional immediately! The owner has been giving work to sub-standard contractors and possibly been syphoning off the building money whilst trying to make it look legitimate. They refuse to share the company accounts, any receipts, they issued section 20’s retrospectively which is ILLEGAL and are refusing the give our building’s service charge pot of money back, ignoring all attempts to do so.

They even let our fire alarm contract lapse 4 months ago so putting our building at great risk which breaches health and safety legislation of building block management. We question whether they have even been paying our insurance but have refused to reply to that too.

We are escalating this to the property ombudsman and are going to pursue legal action to ensure they don’t get away with it.

The most horrible experience of my life!

I could say these people from this so called agency has given us absolute hell over the last couple of years but that would be a understatement,Steve simmonds is a outright scumbag absolutely and totally unprofessional a slob who can’t do his job at all .What sort of agent doesn’t give you a section 21 and expects you to know you had one!even telling us to raise the rent because the landlord wouldn’t want us to leave because of a rent rise!!!during the secion21 we didn’t know about!!!!!the outright lies and distress you’ve bought my family you should be in prison !!this man for no known reason but total dumbness zero communication almost made us homeless for just not doing your job properly.Steve in the end all your lies serviced and you must be very embarrassed topping it all off by trying to keep our deposit for things we never heard off but you got nothing though the panel!6 months on now only just reviving the deposit back and we’re doing better and have got over the tra

Avoid! very unprofessional

The people in this company are fake friendly they make sure you sign the contract and promise you they will fix all the problems in the property before you go into it, everithing is a lie. When they have to fix a problem you get a bunch of excuses and when they send somebody to fix it, it's a cowboy and you end up with a botched job. However they are good charging money for unexpected bulls***, clasic behaviour from unprofessional people.

We move into the property one week after the day stipulated in the contract because we had no hot water. I had to paint the living room because the walls was full of marks, I asked them to do it but they refused. The window in the bedroom was brokend and we couldnt close it leaving an aperture of 5cm with a high flow of wind coming in, their solution was block the window and could not be opened anymore. The windows in the living room were full of condensation between the glass making it imposible the view outside, we rented the flat for the great view on the 16th floor. Also the bath was full of stains very disgusting.
