I wanted to sell a rental with the tenants in place - a previous national agent (spicer-haart / butters john bee) couldnt understand the concept of contacting their landlord portfolio with the opportunity but Wards did and put a deal together, helping with every bump in the road we encountered and we got there in everyone's best interest 👍

Helpful, Responsive and Professional
I am an overseas landlord and learnt about WARDS PROPERTY in the year 2023 from my house sourcing agent, where my house was planned for a refurb.
Because of limited landlord experiences, Justin was kind to remind me of important things like setting up council tax and utility accounts. I made lots of enquiries to Kim about the house and tenants etc, and I appreciated her professional input to make the refurb move on.
The refurb work have been finished recently, Kim responded promptly to my email and advised the steps to dress up the house and advertise.
Then, Maureen checked and advised on my landlord certificates.
Caroline shared her experiences about the lettings as I chatted with her over the phone. She is very professional, familiar with the local area and the rental market.
I can see that they all are working closely as a team to get things done.
I take the chance to thank Maureen and Mellodi. While we are in different time zones, their replies are just super-fast. Thank you for your patience with all my enquiries throughout.

HI. I've not actually had the experience of renting from,or to Wards Property. However I work for a company who supply the Many certificates that Wards need to be sure the property's they look after are compliant with legalities. I can safely say Maureen is on the ball with this. I am in constant communication with the company supplying the updated certificates when they are requested. This shows the companies due diligence when it comes to looking after their rentals.

Absolutely abysmal company
Absolutely abysmal company. I've been a tenant for 7 years and upon moving out, they're trying to charge me £350 for animal damage to a carpet when I don't own pets. The property was let me to in poor condition and already damaged. Bunch of no-good, money grabbing thieves. Also ignored 95% of my issues with the property when i was there. Constantly failed to send anyone out to fix issues and put everything on you. The amount of money that I have had to pay out to fix their issues. Time to lawyer up.

The end of a tenancy can be challenging, as landlords and tenants often have differing views on certain matters. Unfortunately, we find ourselves in the middle, working to provide evidence to support either party. This is the basis on which deposit disputes are resolved.
I understand that you have acknowledged the damage to the decoration and have made a counteroffer to the landlord. Regarding the carpets, while you’ve mentioned that you had a gecko, I cannot say for certain if that contributed to the damage. However, as I stated, I will communicate your position to the landlord and await his decision on the carpets.
As requested, we will no longer make contact with you and will leave things with the deposit service to finalise

If i could give less than 1 star i…
If i could give less than 1 star i would. In september when moving in the house wasn’t cleaned since last tenants moved out, their contracts are still here which is breaching legal confidentiality. Since then there has been repeated problems with furniture and with getting things fixed, old rubbish from previous tenants removed, the landlord hasn’t been to the property in over 5 years according to the neighbours. when asking to change mattress due to bruising because of the springs it has been actively refused despite asking to speak to the landlord directly and stating that they’re welcome to come to the property to check. Overall experience is terrible there is no professionalism nor courtesy. I recommend finding another agency as you will most likely be let down.

Hi Sophia, firstly I want to apologise on behalf of Wards that you feel this way and i have followed up via email touching on some of the reasons for the delays inc the landlord's reluctancy to be proactive due to arrears from another housemate
Also to clarify some points, Chloe went above and beyond attempting to get repairs approved by your landlord as and when reported. Ultimately, we have to act on their instruction whether we agree with that or not, also property inspection reports sent to the landlord showed that the property was dirty and not how it was given to you
On a positive note, i can confirm that the landlord has now approved the new mattress and it will be delivered shortly

Wards Property is a fantastic company
Wards Property is a fantastic company, offering online viewings for their properties, which provides flexibility and gives tenants a good chance to decide whether or not they actually want to make a visit the property
They are kind, very professional, and very quick to respond. I would highly recommend going to Wards over other Lettings Agents, as I've found that some other companies are rather unresponsive or unprofessional in their correspondence
