Fantastic service and Team at Metal Box Factory. I have been a member of Metal Box Factory for over 1 year and using workspace for over 3 years in total. All of my experiences have been amazing. The Metal Box Factory centre in particular, managed by Daniel Deacon he has helped our business immeasurably with his helpful and problem solving approach to workspace management, even helping us furnish our office. I would recommend Daniel, and his team and implore anyone to join workspace group for office needs.

We had an awesome party with our Workspace team on the 26th June, the food was incredibly delicious the games were thoroughly enjoyed and the music was really good and we loved the photo booth, everyone was having fun and this was all very well planned and hosted amazingly by Maria, who made this happen. We all had an amazing evening and we will recommend to others. Maria, Jodi, Thiago and the team were very welcoming and treated everyone amazingly! We can't wait for the next event!!

Had a great experience of hiring a meeting room Metal Box. They provided catering, staff was very friendly and helped us to get connected.
At first I didn't want to write a review, but then I took a few days off and I thought it would be good if I do. I've been renting a work space at workspace at the moment and it was all good at first. In February my lunch in the fridge went missing, I wasn't happy, but I brushed it off telling myself someone was hungry and I went about my day. I told the girl at the reception and she just shrugged it off (I guess it's not her responsibility to keep an eye on these things. Then who is? Who are we supposed to report to in cases like this?). What made me come here and write this is because this week, 11th June, my containers in the kitchen went missing. I was given these containers by friend and was supposed to give them back, the containers were old and too precious to be replaced. I went to report downstairs at the reception and again I felt like I was talking to a wall and there was no course of action. I'm sorry but I have never given a bad review until today. It's mainly because I have no complains and then when things go missing and I want to report it there's nobody that I can talk to about these things.

We were one of the only companies during covid to keep our office. We are now vacating and wow the office have been absolutely terrible. They want us to move out early to accommodate another lease. So we agree and I myself as CEO go to Weston Street with my painter and decorator and he makes good all the office. Painted (better than when we moved in) let’s be clear these walls are not perfect they are full of lumps and bumps! We professionally cleaned the carpets which have been used approximately 30 times and have NO spots at all on them. Anyway apparently we haven’t done a good enough job and the carpets need replacing - so to be clear perfectly good carpet needs to go to landfill for what reason…. Oh they have told us because there are creases where the tables have been…. These guys are cowboys. They have refused our deposit and apparently it’s our job to paint the pipe work, radiators and the front door. Oh and repaint the walls and replace the perfectly good carpet. I would never recommend these people. They are after your money and have the most ludicrous expectations when you leave. I have the video I took when we had made good and I will be sharing far and wide. Unbelievable and taking advantage of SMEs most of which kept them in business during Covid.

Every bad comment I saw here is correct so I won't be stating them again. We have moved out in April 2023 and still haven't gotten our deposit back. I have no other words. Just avoid.

We were with Workspace at the Leather Market for several years but its now been over 3 months and there is no communication in regards to returning our deposit. Worth noting there is also a problem with mice and flies in the building and there is no AC so almost unworkable in the summer.

I am giving 2 stars because the office was nice and clean and we stayed here for 2 years.
Their practices with internet are extortionate, you are forced to use a service (wavenet / Excell) instead of being able to use any of the amazing London internet providers (hyperopic for example), they are mutually convienient only when they force you to use the service, when you decide to vacate their offices if you forget to tell wavenet you'll then be charged 90 days of extremely expensive internet for no reason.
aside from this we also got an offer to renegotiate our lease that was 50% more than the previous year, their excuse was "before this it was covid prices".
Sad to leave for now but, many reason bring us to this and to find different opportunities.

We rent the office in Bow for half a year, everything went really well but when we check out, the manager Liam is so bad. He said we are rude without any reason, yelling at my colleagues and made him really sad to cry at home. My colleague can not fall asleep after the emotional damage. Hope the company can pay more attention to the training of the employees and do not let people like Liam working as the manager of the building. It is a disaster to the brand and the company.

If I could give 0 stars, I most certainly would. We were sold a 'storage unit' but it is in fact a common area that has been boarded up with plywood so it's extremely flimsy and unprotected, and in hindsight, I'm not sure how we bought into this . Our unit has been flooded at least two times (that we know of) with notification only 10 days after the most recent flooding (we are not based in this unit) so all our our property has been sitting in water and rust has formed over everything metal. And now there is potential for yet another flood from the ceiling. The renewals team are absolutely incompetent, telling me that there is nothing urgent to be discussed but wanting to meet for a coffee, relentless and inane phone calls, but still 'nothing urgent' before issuing me with a huge fee increase 10 days before the lease is up for renewal! They say "they don't like to issue fee increases in writing as their clients don't like it". Not sure what sort of company conducts their business like this, but in my experience as a company owner - all important information should be communicated in writing and with maximum notice to allow the client time and space for decision-making and logistics. Surely this is common sense? The lifts are never operational, the team work at snails' pace, the communal areas are a disgrace and the whole thing is just a disaster. I will be taking this further legally to resolve and claim damages.
Genuinely in shock by how awful Workspace are. We have wasted so much time over the past 6 weeks, and clearly our biggest mistake was expecting Workspace to be a even semi-functioning organisation.
If you attend a viewing with workspace, you should know that every figure they tell you, from rent, to service charge, to contract length, is utterly meaningless.
They will change each of these figures at multiple points throughout the subsequent process with no warning, and no explanation other than 'sorry, we made a mistake again'. Genuinely, every figure we were given both at the viewing itself and in subsequent emails turned out to be absolute rubbish.
Just to give a sense of how pathetic they were to work with, they changed the terms of our agreement multiple times claiming they had previously made errors in what we'd been promised. Even after this, we still accepted their revised terms, and got to the point of receiving an official offer letter from them, and being ready to sign contracts. Then, out of the blue, they suddenly decided that the previously agreed rent price did not include service charge after all. This is despite their own previous offer letter clearly stating that the rent price included service charge.
I cannot express how sincerely I would recommend any potential customer to run a mile from Workspace. Awful.

Very helpful and trustworthy, really happy with the cleaning of the office, helpful front desk.
Workspace are dynamic and eager to assist in all areas.
A welcoming and creative work environment. The building team are quick to deal with issues.
They are scammers. Upon leaving the premise, be prepared to replace absolutely everything in the office space, damaged or not.
They have terrible customer service, do not care one bit about their customers at all.
I would avoid this company at all costs unless you want to be left very short changed at the end.

Love working at Busworks, the staff are outstanding, from James, Olivia, Hana and Fabrizia, Virginia, they all go above and beyond any expectations, always cheerful.
The facilities are outstanding, spacious rooms, parking at the back of the building, Busworks are always holding events for the offices in the building to get to know one another.
Can’t rate or recommend Workspace as a whole highly enough.

It's such a creative space and everyone in the surrounding offices is so friendly, there's never a dull moment! The team on reception help with absolutely everything, and are always there for you!
