Had an office from Workspace Group London and ended our lease with them in March. We carried out all restoration works and handed back keys.
Beware.

Terrible experience, customer service and transparency.
We had to wait months to have our deposit back and still today, we have no clear statement on why we have been debited several thousand of pounds.
During COVID, they had no mercy at all, when we needed help. We asked to end the contract earlier and there was no way to it.
We have been a tenant of Workspace at Park Hall Business Centre for some years. Unfortunately it's a story of regular cost cutting actions by management causing damage to our unit and putting staff at risk. We've had numerous leaks over the years, have informed centre management, only to be fobbed off, delayed, and then when action is taken, it's to hire such a shoddy team of cowby builders that further roof damage was done, only to cause even worse leaks. Despite the centre manager coming in person to see the state of our unit, no remedy has been put in place, and all the company can offer is 15% rent reduction, this after much complaining. Do yourself a favour, don't rent from Workspace.
awful experience. Their booking UI is terrible, i accidentally booked in the wrong location (after searching for another) made an amendment to my booking. i later had to reschedule the booking - with very good notice and i explained the situation with the bad booking platform experience. They ignored 4 phone calls and 2 emails and then finally responding to say would be charged. will not be using again, worst customer service i have had in a long time!
Promised a referral fee and discount to live in but after months of attempting to contact them they have ignored us. Avoid!
Overpriced and a really bad experience for a small business. We've had regular issues with the unwillingness of the company to accommodate even the most basic business requirements.
We're an online retailer and struggle with postal collections and delivery on a regular basis. Whilst we are in the building until 6-7pm, the security turn away delivery drivers at the gates to the compound leaving us no choice but to stand outside the building with a trolly.
We have a modest amount of post for the majority of the year, and whilst we were promised there would be a place to store postbags for pickup we are now instructed to leave them in the entrance hall, but only within an hour of the pickup window. At Christmas this means we have a really short amount of time to get all of our bags (30-50 at peak) down to the ground floor, but we're also not allowed to use a trolly. We've requested a post room or designated pickup area but were told this wasn't a reasonable request.
The staff can be really rude and have no desire to assist. They regularly toe the line from head office on almost all matters.
We were kicked out of one unit after the company won planning permission to turn part of the site into luxury flats. They refused to give us any indication that this was going to happen until the last minute, giving us little choice but to take another unit in the building at 2x the cost per square foot (We are in the Chocolate Factory for reference).
They write into your contract that you can't use any other internet provider than the one they provide to you, which starts at £75. We compared our previous contract to the new one and realised they've added a clause that states that they are allowed to enter your unit to remove any equipment provided by any other broadband provider. Legally questionable practices like this are really common.
These are just some examples of why this company should be avoided at all costs, which seems to be the sentiment of the majority of reviews.
Nobody on reception to greet/help us. Nobody answering the phone to let us in. We had to 'tailgate' other people entering the building. No idea where our room was located so had to search for it. Finally we find the room and get access to it but hooking up to the TV for presentation wasn't possible with zero information or help to do so. Will not be returning here. There are plenty of other meeting spaces through other companies with far better customer care.
The worst company I’ve ever encountered. We spent over £200k with them and they treated us like dirt. I cannot stress enough how important it is for businesses to avoid them. Worst customer service I’ve ever encountered. Put my team in physical and mental danger without any remorse. Do not work with them. Please contact me is you need any further information.
As a relatively new user of Workspace, I wanted to praise them on the strong customer service we've received as well as how much we love our new office. We are currently based at Clerkenwell Workshops which is a brilliant location and the building has all the facilities you could hope for including a lovely communal outdoor space. The building manager, Liliana is always so helpful and patient; the staff really help to make this such a positive and welcoming place to come to work. Love it!
Excellent.
We took an office in Exmouth House just before COVID, and they were generous in deferring our start date.
The building is great, set in the heart of Exmouth Market, with a huge roof terrace with spectacular views over the City.
We have been able to do up the office how we want it, and the Building Manager is always helpful.
We found Workspace through an estate agent but we wish we'd known about them earlier, as they have hundreds of offices we'd have been happy to work in.
We've been renting office space for over 11 years and never used a serviced office provider. Having been introduced to Workspace at the start of the pandemic we wanted to downsize our current space but also have the flexibility to upsize at short notice.
Workspace listened to our requirements and found us the prefect space, whilst offering flexibility. Super friendly, helpful and supportive at every step of the way (even during lockdown!)
Horrible company that takes advantage of SMEs instead of trying to support them. The number of businesses I have spoken to who said they have been charged for their dilapidation is ridiculous. They use their corporate size to put pressure on the SMEs to pay up and take their deposits.
They have terrible customer service and marketing as well. Have communicated with Lisa and either Will or William in marketing and they have no empathy. They simply want to squeeze all the money out of their customers. Avoid Workspace and consider Wework, Regus or Foraspace.
I’ll never go with Workspace again!
I've recently vacated a Workspace unit at Grand Union Studios in London after 3 yrs of tenancy. My brother also rented a unit in the building and recently vacated his unit too. We've both been to hell and back trying to recover our rent deposits. Phone calls to Workspace HQ aren't returned, emails are ignored, repayment dates come and go. Seems like I'm not the only one here who's had this experience with them. They make life additionally difficult for small businesses in already difficult times.
Workspace is by far THE WORST company I ever had to deal with!!!
They will take your full deposit and provide the worst service in general throughout your lease.
Long story short:
1. Around April time I received an email from the CEO of Workspace Graham Clemett offering a 50% discount on rent to help businesses during COVID. How thoughtful! Our lease was expiring at the end of April, so I decided to wait for the final invoice to arrive and then settle all the bills.
2. As a part of our lease agreement, we had to reinstate the office back to its original condition, so I hired an independent contractor.
3. End result: Workspace invoiced us 100% rent for March, April AND took our full deposit worth three months of rent as well, after I have invested into refurbishment and prepared the office for the next occupant.
5. On top of this, Workspace sent me an email to say that they will be taking a legal action against us.
6. UPD: I will never recommend or work with Workspace again and will always choose Regus over Workspace.
If you own a business. DO NOT GO WITH THIS COMPANY. They will screw you over plain and simple. Lock you in and charge you extortionately if you try and leave. They do not help businesses grow.
A thing veneer of trendiness covers a totally rubbish customer service. As other reviewers have noted, the management is not good to deal with and is more interested in screwing money out of you in the short term that building a long term business relationship. Be very careful to scrutinize all T+Cs and understand exacting what you are committing to. Plus the coffee is terrible.
What a con and a disappointment- all marketing and no substance. Workspace definitely failed on meeting expectations - unhelpful staff - took us 10 days to get a locker, internet repeatedly unavailable and BEWARE - the 1 month sign up is a complete CON. You automatically go onto a rolling contract so if you're looking for short term space you need to cancel the contract the day you move in - crazy huh?!
Workspace are the worst company and the people there are the worst people in the world. Don't ever go with them. They are the enemy of small businesses. They don't care how their actions affect other people, all they care about is money and how much they can make off you. DO NOT GO WITH THEM even if their price is cheaper. You will pay more in the long run with your time, energy, money, all your hard work to build something for your family. My hope is that Workspace goes bust and everyone looses their job, so they know how it feels when they do it to other people.
Joke of a company and downright evil people with no heart, I don't know how they sleep at night knowing they have ruined someone's life. I wish all the evil of this world on each and every single one of them.
