Very disappointing experience
Very disappointing experience with Alliance East London Ltd.
We rented a flat at Grace Lodge, 181 Clarence Road, E5 8EE for one year and experienced ongoing mice issues in the building, which were repeatedly reported but never properly resolved.
Communication with property manager Jakir Hussain was consistently poor. Responses were slow, issues dragged on for weeks, and reaching anyone when something needed fixing felt almost impossible. Jakir Hussain proved to be a benchmark of unprofessional communication, zero empathy, and complete unwillingness to help tenants.
At the end of the tenancy, we genuinely tried to resolve everything fairly. However, instead of constructive communication, the process became unnecessarily prolonged and unprofessional. The agency attempted to charge us additional unfair costs through the deposit process, but we challenged this through the DPS dispute resolution service and won the case — the disputed charges were rejected.
It took 2 months to receive the main part of our deposit back. The remaining amount was disputed — we won the case, but have still not received the funds to this day. It has been almost 4 months since we moved out, and the matter is still not fully resolved.
The landlord is former footballer Joe Cole — which makes this even more disappointing. You’d expect someone with his public profile to hold their properties to a higher standard of management and tenant care.
We would not recommend Alliance East London Ltd or this property to anyone. Unprofessional. Untransparent. Unfair.
