Compton Property Management. Threatening or non existent Communication

My second review of this lot.
Firstly, I admit it, I missed a payment of £122 (to busy with a holiday). Woo the end of the world!
Today I get a threatening letter referring to court action, never missed a payment before. This companies communication is beyond a joke, threatening Court Action over one missed payment, one of my elderly neighbours actually fears communication from them as their tone is always threatening. I should have known what it would sound like, their invoices, sent months in advance, have the same tone to them.
While they are right on the ball with demanding money my requests for information about getting Full Fibre and about a garage build get silence. I chased and chased about the garage, they want me to get all plans etc. done before they will even let me know if it is a possibility, Oh and then I have to pay them more money- they might communicate better at that stage as they will earn something. The Fibre, still silence and that has been months.
In short if it involves them getting their mitts on your cash they will be on the ball, and threatening, if it involves something you want, forget it.
In short they are a communications joke.

Experience with Compton property management

Just completing a sale on a flat. Compton took charge of the 10 flat site around 2011. Definitely some ups and downs in the early days, once Jean Jones took charge of the site around 2015, is when the site started to settle, we began to understand what we expected from each other in terms of maintenance and costs, was always informed when a site visit was happening so I and anyone else could be present to discuss any issues in person. Even though Jean would move on within the company and we had various other site managers, Jean has always been a reliable point of contact for help even up until this day.
Its hard to get perfection, especially with multiple leaseholders maybe having different ideas. I feel we managed to strike a decent balance expectations and costs. That was helped achieved by having a decent relationship and readily available point of contact.

Despite multiple formal requests - Legal action

Despite multiple formal requests, they withheld invoices, failed to consult leaseholders properly under Section 20, and demanded payment for disputed charges – all while refusing to provide basic transparency. The cleaning company involved also appears linked to other things and I'm becoming suspicious of charges, raising serious questions.

This isn’t just mismanagement – it’s starting to look like systematic avoidance of legal duties. Leaseholders beware, we are starting both tribunal action and county Court action due to demands for costs where they can't support quotes/invoices and insurance quotes. It's becoming obvious this company are not acting in the interests of leaseholders..I think they need investigating.

Horrid

My experience with Compton Group has been frustrating as a leaseholder. They retain control of the head lease and require leaseholders to use their approved insurance providers, which removes my ability to shop around for the best deal. On top of this, they charge an annual ground rent of £4. While this may be legal, the process feels outdated and exploitative, and it seems primarily designed to generate ongoing income rather than provide value to leaseholders. Greater transparency and flexibility would make for a much fairer system. There needs to be reform.

You have the statutory right to insure with whomever you wish to insure with. All we ask is that you comply with the relevant provisions of the law.

When you bought the property, your lawyer should have advised you fully as to the insurance arrangements, as well as highlighting the rent which is clearly set out in the underlease. If you did not agree to the rent, you did not have to buy the property.

We are not sure what can be more transparent than a rent stated in a document registered on the public registers held by HM Land Registry.

Arrogant, ignorant and incompetent

This business is awful and I would give them no stars if possible. They bought the leasehold from under our feet and waited EIGHT years before telling us about it. They tried to demand back ground rent, caused an awful lot of work on my part and then finally capitulated having never demanded it at the time. They ignore correspondence , disregard facts that don't suit them, constantly issue meaningless threats about court action for tiny sums of money not actually due and try to support their side of any argument with digitised "documents" which do not always appear to me to be genuine or authentic. They are a truly awful business. When we tried to purchase the freehold they demanded a sum vastly in excess of its worth and told us it was "not negotiable ." Arrogance personified - any deal is negotiable. If they manage to grab your leasehold from under you, look out. They make British Gas and British Telecom look competent and we all know what appalling businesses they are. About time leasehold was abolished; maybe it will be under the present government, if they are not "got at" by ground landlords. The response they gave to my initial review, word for word identical to several other reponses to criticisms on this thread, is merely more proof of their arrogance - effectively "take it or leave it and get lost". I may add, they wanted the equivalent of 350 years ground rent to sell me the freehold. No chance at all their nasty little business will even exist in 350 years!

horrible company try to get me to buy a lease at £ 700 when the ground rent is £1.50 a year ,you do the maths ,plus to collect £ 1.50 probably cost more than the £ 1.50 you pay , but charge you you 3000 percent levy if you forget to pay ....also when you ring you struggle to get through and when you do its a call centre who say " the person you need is in a meeting ...the uk ground rent scene is a total scam and should be outlawed and stop companies like Compton from exploiting this ...if you dont agree just look at the other reviews

Compton are a bully company,my mothers property has been empty since February,after she passed away but they still insist we have to pay ground/maintenance bill due 01/07/2025,this totalling £803.There are no funds in the estate until we sell the property,but Compton insists this has to be paid in full,have asked to pay in full when the property is sold but the only response was,this is due now,if unpaid a ccj will be issued against my property because I’m the executor.This company have no compassion whatsoever,they are just worried about their profits,they are not fit to carry out this so called property management,nothing is carried out,such a shame we can’t review a no star

I am having the same trouble with…

I am having the same trouble with regards to my home insurance. I sent the full policy to them on my renewal they sent me a letter a month later saying I have breached the contact and have to use their insurance. I managed to speak to someone after numerous phone calls and they advised me to send it in by email as they said they have not received my policy details. !
I sent them by email then I was told my insurance does nit comply with the conditions in section 164 of the common hold leasehold act ! Yet the insurance is exactly the same as the insurance that I had last year that they excepted. They now want £70 for them ti approve my insurance. I am now taking legal advise as this is bullying and moving goal posts. I have done as they have asked yet they continue to ask for the fee of £70. Absolutely terrible company !

I’m having exactly the same issue. Telling me I have to use their insurance . Well I’m not it’s my building not theirs so they cannot force me to use one chosen by them. I’ve check and so long as I have adequate insurance I have the right to choose.
And I can never get through as I am trying to buy anyway!!

Efficient, supportive response to issue in my block

Had an issue with an alarm going off all night from a water pump in the car park, rang Jay first thing and within hours engineers were on site and the issue resolved. Have contacted Jay in the past for assistance with a couple of other matters and always found him easy to communicate with and prepared to go the extra mile to ensure a satisfactory outcome to a problem.

Frustrating Communication

Sadly ive been asking for a month now for some information regarding my property yet the communication has been slow and poor.
1. Im still awaiting evidence that Compton Group owned the rent charge on my property
2. I am still awating my original TR1 document in the post.
My solictor and are awaiting for the information to be able to prceed with my.re-mortgage and registeration thqt i am the new owner of the rent charge.
I have also messaged on linkedin and Martin French and still not successful in obtaining the information.

Charlatans - worst service ever

4 months since a leak reported on 26-11-2024, and still not fixed. Their contractor failed to identify the root cause of the problem, until the contractor sent by my estate agents found the fault. I have to pay for it, even though it is a communal area, and require the medieval landlord's permission. Last contact was 17-3, where I was pacified with promises. Delaying tactics galore, to avoid doing anything. Beggar's belief.

As stated in the previous reply on this issue, the fault is with pipe work which is your responsibility, as it serves your flat and no other part of the building. The freeholder has no responsibility for repairing your pipe work. The freeholder can arrange access for your contractor to carry out repairs, but the freeholder needs to know that your contractor is suitably qualified and insured before access is given.

COMPTON GROUP ARE SHOCKING!!!

This is literally the worst company I have dealt with. I have a repeat of a leaking roof less than 12 months later, exactly in the same spot and all they are concerned about is sending a survey and costing us money. Ignored my email for 2 months, multiple chase ups, then to go into lengthy emails and still no resolution. Said they can’t go back to previous contractor as over a year which is incorrect. Majority of residents copied in to the emails saying we do not want a survey, we literally feel forced and pressured, it causes so much stress to homeowners. The majority of us are single income households it really is not fair. The previous repair we were charged for scaffolding that was not even used and the repair was visually a joke - white filler on a dark roof, not fixed to last and having to pay again. The whole set up is alarming that you can’t get a repair done, yet we are paying. Ignoring emails, unprofessional communication and over all service BEYOND SHOCKING!!!
Update-Your reply to my review is not accurate, you did not send a surveyor the same day, I was ignored for 2 months. You had 5 out of 7 residents also not wanting a survey to be instructed, just the roof fixed and for clarification the surveyor you wanted to attend was going to assess at floor level!

Thank you for your feedback. The previous repair was the replacement of a tile and the installation of a concrete edge. Before we can go back to a contractor to allege defective workmanship, we need evidence that the workmanship was defective. That evidence would come from a survey, carried out by a qualified professional. When you reported an issue, we arranged for a surveyor to come to your flat on the same day. You refused access to your flat. Without access to your flat, the roof needs to be surveyed. It is unlikely that this can be done from ground level, because of the layout of the roofs of the building. Scaffolding, a cherry-picker or drone will be required. The cost is likely to require consultation with all leaseholders, which will mean a minimum of a two-month delay before we can move forwards. We have to operate within the framework set out by your lease and the relevant law.

Shocking!

I can’t even get through to a human being!! My mother in law is currently in hospital and has been since Christmas, she has given us permission to sort her ground rent, but no one’s getting back to me not even an email! Happy to pile on the pressure when they want something but when you want to sort it out it’s another story, now there’s a CCJ involved! Shocking! She’s a vulnerable woman and there’s no care for that! I suggest someone gets back to me you have a voicemail and an email multiple times!!

Compton Group are a very aggressive company that cause suffering and stress to home owners.

56 people (to date as of June 2023) over the North West Of England (including myself in Shaw) have now commenced formal legal processes, contacted Watchdog, we are contacting local & national authorities, just about to contact parliament and are contacting ALL news media.

WE CAN ENSURE THIS STOPS BUT WE MUST COME TOGETHER. (Me and you and your friends and family) A WhatsApp group & Facebook group has been created Nationally.

They purchase interest for one reason, to force you to buy your leasehold or if their fear mongering fails in this instance, they demand provisions to accrue financial gain - usually through loophole processes. For example:- demanding use of their approved building insurers or if this fails, demand fees to ‘compromise your freedom of choice to use other insurer cover’, frightening our vulnerable residents and the elderly and creating further upset while causing financial struggles and stress.

They do not purchase your leasehold interests to receive your annual rent, they offset investments, profit from land owner to build cheap homes and commercial buildings and create extra revenue by outdated legislative means.

They use solictors to dominate, they contact your mortgage providers / companies, they issue CCJs for guessed accounts. The mortgage provider has no option but to pay the outstanding monies they’ve made up to ‘protect their interests’ which in itself is disgraceful!

They think they are untouchable due to how they regulate their companies and associated administrative companies. WE ARE MAKING A STAND. CONTACT ME TO DO THE SAME. I am not taking their tactics lightly any longer NOR should you.

Compton Group are acting illegally, loopholing authorities and regulators and you do not have to be afraid or pay what they demand blindly through fear.

It Breaks my heart when I am contacted and hearing so many people’s upset, anxiety and fear. Please, please don’t think you have nowhere to turn - we will come together and stop this awful organisation.
