Rentcharge overvaluation.

They own the rentcharge on my property and have written to me requesting i pay £100 to purchase the rentcharge.

Rentcharge is due to expire in 2037 and the annual rent is £1.75.

2024 has been paid, so that leaves 12years.

12 x 1.75 = 100?? No, as all the other reviews here state, they are crooks

Took over leasehold a few years back

After a long winded dispute due to this company acquiring the lease I was forced to buy the leasehold for £700 or be told to insure through their appointed home insurers, that where clearly giving them a backhand payment.
They gave me the whole street by accident and then I nearly got took to court as I didn't see the letters straight away regarding the issue.
This company is a disgrace and I don't understand how what they do can be legal.

The Compton Group - Avoid!

The Compton Group....forever increasing their charges such as building insurance, costs for maintenance, trivial issues caused by the tenant which the tenant should be charged for and not the lease holder. As with all other reviews on here, they are not to be trusted and I'll be taking this to the Landlord/Proprietor and to my solicitors.

Useless company

Useless company. Took 4 months and 5 storms to repair roof tiles and when they finally did they forgot to repair half of them.January now and still waiting. Ceiling in one of the owners flat is blown and will need replacing.Compton response ‘not their problem’.
More interested in forcing outside redecoration despite it not being necessary. Quoted £55,000 and £35000 for decoration, yet local contractors have said it would be more like £20,000, however they will not allow us to use them despite them having all necessary accreditation. Not fit for purpose and charge so much for their inefficient and useless service. We pay £3700 insurance for basically two semi detached houses which have been converted to 7 apartments. What makes it worse is no boundary walls, fencing or just about anything else is covered. Whenever they are made aware of their shortcomings they are extremely rude, aggressive and hide behind the company’s red tape.
If you can, avoid! I certainly will never buy a property that is managed by them again.

Can’t believe how bad this company are

Can’t believe how bad this company are. I recently purchased a property on leasehold managed by Compton. They are saying that I owe them £60 to allow me to continue with Halifax home insurance rather than their supplied insurer (who probably pay them commission). They say I haven’t complied within the timescale??? I had insurance when I moved in and wasn’t informed by my solicitor that I needed to notify them within 14 days. They wrote to me in December and I responded as soon as I could, now saying they want £60. Not sure what this is for as I have buildings insurance. Cowboys exploiting an age old law. Not like I can move the house elsewhere is it

Need to be banned

Compton demanded £18,000 for a deed of variation to reduce my ground rent to £250 for the remainder of the lease so I could sell my property.
I was not prepared to give them all the profit from the sale of the property so I lost the purchaser and have since been unable to sell my flat.
My ground rent is currently £470 and increasing every 5 years so that it will be in excess of £10,000 by 2123.
Compton has put up the insurance premium to £470 when I live in a small two bedroom flat as the property is part of a portfolio. This is a huge increase.
When gaining estimates for work to be done (part of service charge) on the property they get quotes from companies that operate nowhere near where I live. The quotes we receive are always well above market range.
The only way to challenge ever increasing costs is to go to a tribunal where you have to pay their legal fees.
A quick study of leasehold tribunals shows them to be weak in protecting leaseholders which is why companies like Compton operate as they do.
When ground rent, service charge, insurance premium become unmanageable they will pursue you with court orders and possible forfeiture.
I can only hope that the Leasehold Reform Bill will pass in 2024 and the incoming Labour government will eventually abolish Leasehold and send these feudal con artists packing.

Little to no support with managing the…

Little to no support with managing the building we own flats in. Will avoid taking any responsibility at every turn. They meet their basic legal responsibilities, charge the fees (which keep increasing) and we see very little for it.

Have read more reviews from everyone and some have indicated they are taking action. How can we get in contact with you? Please can you let me know nicfieldmonkeymagic 'at' hotmail dot com

What can I say

What can I say? Well I think it’s all been said before. Passively aggressive - seem to be a solicitors, ground rent collection company - a buyer of leaseholds - scammers and just not nice humans. They bought our leasehold and are now our landlords - god help us - they have sent letters demanding money to the wrong address for over a year (claim Firstport never told them) - yet Firstport have given us an invoice with our address on and Helpfavour (part of the mess of the Compton group) - they have taken haha to court and obtained ccj’s without us knowing and placed a forfeiture on our mortgage - direct debits set up with Firstport and no one told us that we should be paying someone else - correct address on file - these people are scum and will try to find loopholes to get you - I have recently had major eye surgery and am supposed to be relaxing but this company have stressed us so much - we now owe more for legal fees etc when it’s clearly not our fault - I would love to speak to others that have issues with this company so we can come together - please reach out to me - Rochelle please contact me as I too would like to come together on this

My sister (86 yrs old)

My sister (86 yrs. old) has received letter from Compton Group offering "Purchase of leasehold reversion" for £650. After reading all these reviews I don,t know what to advise her, she pays a nominal ground rent, so is she better staying as she is, or buying the said "Leasehold reversion" I also do not really understand all these terms.

Aggressive Company with Poor Communication

Awful communication, slow to resond to anything yet are on your back threatening legal litigation if your paymens (which are confusing in themselves as they have to be paid to about 3/4 different account numbers!!) are a few days late!

Do not trust Compton House Group - avoid all at all costs.

Avoid Compton Management Group at all costs.

The consistent failures, rising costs, lack of transparency around bills seem to be a constant across most managing agents but Compton Management Group fail to protect residents safety.

They have allowed the unhoused in Colchester to access the building and failed to protect the safety and security of residents. Upon advising it will be fixed, they miss their date & continue to put the safety of their residents at risk.

Terribile to deal with , will not accept their error’s

Would also like to contact Rachelle.
Just had to deal with Comptons over their mishandling of my late mother’s purchase of her freehold 18 years ago. They have tried to hide over their errors.
The full story is that my mum passed away last December and we are in the process of selling her home. We always knew that she purchased her Freehold 18 years ago at the same time as my brother with his property. During the initial part of the sale it came out that the property was not Freehold but Leasehold, so what did they do with the money she sent. I contacted Comptons and at first they tried to fob me off. I persisted and within 3 hours they came back and said that they had not processed the change with the land registry. They gave me all sorts of stories about how much it has cost them but are not charging us. I told them that if the sale fell through and it was their fault I would be taking it further.
It did get sorted to some degree but it has costed us extra with our solicitors and now it seems that there is 3 title deeds, the original leasehold, a new leasehold incorrectly done by Comptons and the new freehold. It is a mess. It is getting sorted but Comptons are denying any fault.
Be very wary of dealing with them
