I was talked into spending an extra £500 on this so‑called “service provider” by my estate agents, instead of using the perfectly competent online option I’d already found. In hindsight, I’d have had a smoother experience hiring a solicitor from the car park behind the pub, at least they’d return a call.
Customer service? Non‑existent. Communication? Only if you count being ignored as a form of correspondence. Professionalism? If there was any, it must have been on annual leave.
Save yourself the money, the stress, and the urge to scream into a cushion. Go with literally any other option. If there were awards for underperformance, this lot would sweep the board.

Absolute shambles, we accepted an offer on our late mothers house in July 2025 and conveyancing direct was the associated property lawyers with the estate agent we were selling with. I should have trusted my judgement and found an independent conveyancing company as they have been far from satisfactory!
The communication is dire and we have spent a lot of our time chasing up Kavita Kavaur who was dealing with the sale for updates. There was no chain, with us or the buyer so the process should have been plain sailing. We have spent a lot of time and money investigating issues raised by the purchasers conveyancers regarding tree preservation orders, parking spaces etc. etc. After a few emails over the last few weeks we decided to contact the estate agent today who informed us that the buyer had pulled out of the purchase due to issues regarding a shared parking space. At no point did Conveyancing Direct contact us to explain the situation or offer advice on how we could rectify it, we had to chase them!
It has been a very costly experience because of the expense of keeping the house insured, heated and council tax bills etc. because of the length of time it has taken.
We are now having to re-list the property and will find an independent conveyancing solicitor rather than line pockets with a "Kickback"fee and commission based hard sell which wasn`t actually disclosed at any point!

I appointed Conveyancing Direct for the purchase of my first home in mid-August 2025. Unfortunately, the experience was disappointing overall.
My case was initially handled by Elsa Ramzan, who did nothing with my file for around 2.5 months. Communication was extremely slow — replies usually took about a week — and progress was minimal. In early November, after chasing for an update due to continued silence, I discovered she was out of the office until the end of November 2025. I was absolutely shocked that I had not been informed in advance that my solicitor would be unavailable for over three weeks. This lack of communication prompted me to raise a complaint and request a new solicitor.
My case was then reassigned to Paige Ludwig, who was significantly better. She was responsive, polite, and clearly tried to fix the delays caused at the start of the process. However, there were still issues at the end of the transaction.
I was due to receive £250 cashback from my mortgage lender, which was sent to Conveyancing Direct. Only part of this was refunded to me. When I queried this, Paige initially advised that additional fees had been deducted, despite the fact that I had already paid everything listed in my completion statement. After further questioning, she confirmed that there had been an error in the calculation and that I was owed the remaining amount — but I still had to chase this, as no refund appeared a week later.
Additionally, my completion statement was higher than the final post-completion invoice. I raised this discrepancy but never received any explanation. As a result, I am left unsure whether Conveyancing Direct may still owe me money, or whether I was overcharged at completion. This raises concerns about how often such errors may occur.
Overall, this was a stressful experience. While Paige was helpful and responsive and did her best to resolve issues she inherited, the poor handling at the start and the financial errors at the end mean I would not recommend Conveyancing Direct.
Update 27th February 2026: the comment left by Conveyancing Direct on 13th February said the team manager will urgently review my case, however, 2 weeks later I did not receive any update or communication so now my rating has dropped from two stars to one.
