Early on it Was Good, But Now Lacks Customer Service
Early on, I really liked Crowdstreet. I think they grew a little too fast and customer service took a nose dive. It became too difficult to get into investments that I liked and several deals were not well vetted and the operators failed to perform or even provide basic accounting and Crowdstreet did very little to assist the investor. They never seemed to care about the investors, just making their cut of the deals. After investing just over a million dollars through Crowdsteet, I stopped even looking there for deals and now invest elsewhere.

I invested over a quarter million…
I invested over a quarter million dollars on Crowdstreet , but I stopped giving them my money. Most deals are either modified drastically from the original terms or stuck in limbo without much investor updates. On most of their forums, I see investors clamoring for some sort of updates, but Crowdstreet is completely silent and absent.
And regardless of whether you make any money or not, Crowdstreet does get paid very generous fees by the project sponsors.

Better Post-Close Monitoring would differentiate CrowdStreet
My experience with CrowdStreet has primarily been positive. The area where I think CrowdStreet could improve and compete better with some of its competitors is in post-close deal monitoring and communication with sponsors and investors. The deals where they're not going according to plan or where communication is missing, I find myself feeling as if I'm on my own with little or no support from CrowdStreet.

Professional, broad offering and well resourced.
We’ve used crowdstreet for a number of years and for over 25 different transactions. The website has continued to evolve during this time and done so in a positive way, easier to navigate, easier to fill out the paperwork and keep track to it at the same time. The offerings have continued to be of high quality and there is a brand spectrum of areas in which to invest which adds to the usefulness of crowdstreet. In the early days the helpline/support component of crowdstreet was poor to say the least. Crowdstreet was aware of this and to give them credit response times have improved. There remains room for improvement but the direction of travel is in the right way.

Great Offerings, but the Offer Acceptance Process Needs Better Explanation
Overall positive view of CrowdStreet. I like the upfront legwork they do putting together the various deals, and the consistent manner in which they present them to potential investors.
Their new Offer approval and acceptance process seems to be improved a little - at least on the surface (front-end user interface). However, I'm not sure what is different behind the prettier front-end graphics, and the explanations offered to date do not explain the process very well.
On a recent offer, I specifically asked a CrowdStreet Investment Relations Manager some specific questions about the way in which the offering process/algorithm handled an investor's "spot in line" on Oversubscribed Offerings, and those questions were not specifically answered. He did clear up a question about the final funding stage that was helpful, but ignored other questions about earlier steps in the offering process. I assume that information is not considered "secret", and will continue to try and better understand this process.
But I still love Crowdstreet!

1. Enable holding funds in a pre-paid account so that deals can be funded quickly
2. DO NOT enable "INVEST NOW" until the presenters have presented their presentation. Q&A can be arranged anytime.
3. Enable completion of a lot of boiler-plate paperwork at the time of listing...and not have it slow-down the funding process.
4. DO NOT ASK for redundant docs, like company formation, which you already have on file.
The CrowdStreet platform gives me the vehicle to diversify my personal portfolio into non-equity/non-bond options.
The CrowdStreet platform gives the individual investor access to participate in CRE transactions that were virtually unavailable to us in the past.
The quality of the Sponsors and the quality of the investments continues to grow and improve as the CrowdStreet platform grows. They are improving the platform itself as well, which is important.
I have signed up on three other CRE platform sites, and almost all investments on those are of far less quality. I have not invested in any other CRE investments outside CrowdStreet.
There are actually so many quality investments that become available to review, it's getting harder to choose which ones to invest in. Nice problem to have!!

Love the Platform. Easy to use wide variety of deals and streamline operations for documents. Customer service is awesome but at times there are delays in replies by several days.

Cut-throat bidding competition not effective process for thoughtful investing or considers the qualifications or availability of capital. This retail approach is not effective for building strong direct investor relationships. Have discontinued relationship with CrowdStreet in favor of direct investing.

Hit or miss for anyone experienced in real estate investing
1) Fees is not made transparent, especially the platform fee that is passed on from the sponsor to the investor.
2) The platform allows sponsors who collect more fees than their contribution to the capital stack.
3) Sponsors’ cash flow is not provided in the proforma, so there is no clear view of how much risk the sponsor is taking (or not taking at all).
4) Almost seems like risks for any investment are deliberately suppressed either by highlighting innocuous risks or by overwhelming the risk section with long standard disclaimers.
5) K-1 forms for the Crowdstreet funds are abysmally late, just in time before the 15-Oct deadline, even for QOZ fund which has very few (only 1 for 2019) sponsors.
Great source of deals
Great source of deals. Tracking monies and investments on website needs a little work though some of this is the sponsors responsibility. Wish proforma was included for analysis. Will definitely invest more through Crowdstreet.
CrowdStreet Review
CrowdStreet is one of the best commercial real estate crowdfunding platforms available today. CrowdStreet's sponsor screening, quality investment offers, document signing process, etc. are second to none. However, their customer service response time and interface, oversubscribed investment offers oversight, transparency, etc. needs improvement. Overall, the CrowdStreet is one of the top three real estate crowdfunding platforms in my opinion.
