Overall very good except in Jan/Feb.
Overall very good except in Jan. and Feb was terribly bad. We were locked out of every investment we tried to make even though we had already invested about $500,000. System kept giving us all kinds of erroneous reasons why we could not submit our offers, i.e. you didn't have our address and we were not approved to bid on this offer, etc., etc., etc. It is better now with good and frequent offerings.
Reliable Investment Platform
We started investment on CS platform Dec 2019 after some research and discovered that the CS platform is user-friendly, self-explanatory, transparent, and with lots of educational and instructive resource. Compared to other platform, the investment opportunities offered on CS platform are in high quality with higher projected return and with high transparency overall. Since our investment started in Dec 2019, our interaction with CS and with all sponsors are very satisfactory ie the response are timely and helpful. Last but not the least is the performance of the portfolios we invested are up to projected delivery in return or timeline. Overall, quality and reliability in all aspects are the most important factor we use/stay with CS

I hit the invest now button the second it was available but never got approval to fill out documents.

I appreciate the deal selection…
I appreciate the deal selection available at CrowdStreet and have not found any other crowdfunding sites with the same variety. I also appreciate the wealth of information provided for each offering.
However, I find CrowdStreet lacking in customer service. It is nearly impossible to speak with someone without waiting a day or more, if at all. Email questions are not always answered either. In a recent offering, I applied before it sold out, but was still not permitted to participate. It was quite disappointing. I received no response to my email about it.

Most things are done well
Most things are done well, still a little too much time between approval of each step, especially funding.
Very disappointed in Crowdsteet Blended Portfolio II. 1) K-1's for my 20 individual CRE investments are to me by April 15th, the portfolio should not take til September 15th.
2) Before investing, investors were told we would not have to file individual state K1s then after you had our money you reversed on that. I NEVER would have invested knowing I would have to file up to 20 state K1s. Very upset about this.

Done and done. Would never recommend to another person. Hoping and waiting to close all my positions.

Crowdstreet allows individual investors to diversify their portfolio into commercial realestate. I began investing on crowdstreet since last July. Crowdstreet brought in various deals, investor's due diligence and judgement are needed as any investment contains risk.
The platform is easy to use and quite efficient. I strongly recommend it.

I am extremely disappointed that the K1 tax document for my CrowdStreet fund investment (series V) will not be available until September. I anticipated that K1s from real estate partnerships would arrive late in tax season and possibly create the need to file extensions some years, but September is ridiculous. I will not invest in any other funds on the platform and would advise others to consider this issue. This issue should be prominently disclosed by CrowdStreet.

The more recent experiences with offerings kind of left me spinning my wheels wondering if the effort is really worth potentially not being in deals.
Also terms are increasingly becoming less structure from offerings. As cap rates have shrunk this is industry wide though, so not specific to CS. I still refer my friends to the site, and believe it is the best in class platform.

Very disappointed in the Falcon Point group. Poor communication, disappointing distributions and they seemed to have given focus on their other projects.

The way that deals are assigned has…
The way that deals are assigned has been changing and now appears arbitrary. I have twice submitted offers which were accepted, right at the time the window opened. Twice I have had the initial offer reviewed and approved, but have found the deals to be oversubscribed when I was asked to sign the documents and thus not allowed to invest. On both occasions, I have checked back in the same day, both times, hours after the offers had initially been approved. It feels like to me that the communication and deals are not transparently being assigned. If I sign up as soon as the deal is open and have my offer accepted, I should be given a defined period of time to complete the document offerings. This period could be as short as 12-24 hours, as long as it is communicated and is consistent. At this point, although I have invested nearly a half million with crowdstreet, I am looking for other suppliers.

Platform is still good but investment…
Platform is still good but investment oppty are difficult to get in. Looks like you may have too much demand and no supply.
I have participated in 12 deals across different geography and assets.
Performance: Just ok. Though we are facing unprecedented times none have performed exceptionally well and some deals are struggling.
Transparency: CS can do better. Seems like CS only cares about raising fund after that we left on our own. You guys need to scrub projections better, seems to me sponsors are paining rosy picture which may be aggressive at times. I am not sure how accurately or completely you disclose performance on realized deals for checking track record
CR: could be better, asking to fill out survey forms means you are getting very big and no more niche or boutique.
