Horrible and not recommended

Horrible and not recommended . Communication is awful throughout the tenancy period like you are talking to a wall!!! their service was unbalanced, and handled with no regard for basic standards and morals of service

One week before they kicked me out, they tore up and replaced the entire flooring — without cleanup — and expected me to do all the cleaning myself, left me without accommodations for 3 days, then deducted the full deposit anyway and far more over it, just for minor corrosion on shower head and tape !!! Really!! I didn’t know that corrosion is considered as a tenant fault not a natural normal metal phenomenon!!!! and when I raised structural concerns and asked to negotiate, the seller showed no flexibility. I eventually have lost time and money. The agent ignored my formal complaint which was totally under Uk tenancy law and refused to refund any of the reservation fee.
It was unethical, and deeply unfair experience
It’s important people know how this agency treats its tenants. Be very cautious.

UNFAIR TRADING PRACTICE
MISLEADING AGENCY CONDUCT REGARDING NOTICE REQUIREMENTS: Davidson Estates demanded additional rent payment claiming I failed to give adequate notice, despite:
1. SECTION 21 CONTEXT: I was served with an eviction notice requiring departure by 2nd September 2025. The landlord initiated termination proceedings, not me.
2. RENT OVERPAYMENT: I actually overpaid rent by 2 days (paid until 23rd July but left 21st July), for which I'm entitled to a refund.
3. MISLEADING INFORMATION: The agency failed to explain that any notice obligation is complex and context-dependent, instead demanding an arbitrary "extra month" payment.
4. UNFAIR TRADING PRACTICE: This appears to constitute misleading commercial practice under Consumer Protection regulations, exploiting my lack of legal knowledge. This conduct demonstrates the agency's pattern of unreasonable and potentially unlawful behavior throughout this tenancy dispute.

Frustrating and unfair experience

I reserved a commercial unit through this agency and paid a substantial reservation fee of £2,500. Unfortunately, my experience has been deeply disappointing and financially damaging.

Despite paying the fee in May, the full legal contract pack was not received until November, and as late as March, several key documents were still missing — including basic property information normally expected early in the process. This caused significant delays and left me unable to move forward with confidence.

Throughout this time, communication from the agent was inconsistent and slow. When I raised concerns about the structural issues with the property and asked to negotiate on the price, there was no meaningful engagement from either the seller or the agent.

Eventually, I felt I had no choice but to withdraw. I submitted a formal complaint, which was completely ignored — not even acknowledged. The agent has refused to return any portion of the reservation fee, despite the fact that the delays were entirely outside my control and the process never reached exchange.

Overall, I found this experience deeply unprofessional. I would urge other prospective buyers to be very cautious — particularly given how unbalanced the reservation agreement was in favour of the seller, leaving me with no recourse even after months of delays and poor service.

Terrible company

Terrible company, they don't care about the landlords, fees are way to high for what they do for you. They don't complete annual inspections, and come up with so many excuses, they forget to complete EPC certificates. Overpriced and very poorly managed. Don't use them if you are thinking of renting out a property, go elsewhere.

I had the privilege of working with Ben…

I had the privilege of working with Ben Davidson, owner of Davidsons Estates, over the course of the last month, and I can confidently say that my experience has been nothing short of perfect.

Ben's wealth of knowledge and expertise in the industry is second to non. He has patiently guided me through my goal, offering valuable insights and never once expressing frustration when I made the occasional error.

Ben's patience, combined with his dedication to his craft, showcases his amazing character. It is no wonder why he and Davidsons Estates have such a great reputation. I am extrmely grateful to Ben for his exceptional service and for being an outstanding individual to work with.

WOULD NOT RECOMMEND AT ALL

If you’re thinking of renting your house out with Davidson Estates - don’t! And if you’re thinking of renting a house through Davidson - definitely don’t.

We were renting a house through them temporarily whilst we had renovation work done and there were so many discrepancies from almost every member of the team we spoke to or had dealings with.

Was given a confirmed move in date that we had planned around movers, internet service and household appliances delivery and literally had to jump through hoops to get the keys before they closed of an evening as messages/calls went unanswered for hours on the day of moving. We had removal vans parked on the property driveway waiting for clarification from them about the keys even though we had confirmed the move in date multiple times weeks & days prior.

Throughout the 7 months we were there, we had their accounts department chasing for rent that had already been paid and had a receipt for. The initial deposit had been paid prior to the tenancy agreement being issued but the subsequent checks were significantly delayed because their accounts department didn’t communicate with their lettings team that the payment had been made.

When we were moving out, I let them know 4 weeks in advance and had calls from staff asking if I was available for a viewing for weeks AFTER our move out date. I had to chase them for information about moving out, and they sent the “checkout instructions” to the removal company NOT to myself or anyone living in the household (which they could have easily done as they had my details!) to then purposely attempt to claim almost £2000 in damages for a house that was kept spotless. DPS threw out almost 100% of their ludicrous claim as not only was there was no evidence of it, but also proof of the contrary and an independent judiciary only awarded for an end of tenancy clean & a gardener for the weeds in the front garden! DPS confirmed that the “damages” they were seeking were extortionate and untrue.

I chased them multiple times for an invoice for the last 2 weeks of rent which went unanswered until days AFTER we had moved out which demanded payment that same day! At this point, we had built a good relationship with the owner of the house (who frequently commented on how great tenants we were and how pleased she was with how clean and tidy we kept the house) so eventually due to Davidson’s discrepancies, we paid the outstanding rent directly to her.

Both us as tenants and the owner as a landlord had issues with Davidson & their lack of attention to detail & continuous discrepancies. Absolute shambles of a company wouldn’t recommend to a tenant or a landlord!

Out of the blue received an email from this lot despite having never subscribed to them in the first place. I haven’t subscribed to any letting company in a few years so how Davidson Estates deal with data is concerning.

Efficient, knowledgeable, Service.

I needed to find a place quickly to start my new role in Birmingham, needless to say the whole process was seamless and there are plenty of little tools to help me keep track of my documents, payments etc etc. Very easy, no stress. Can't complain.

Don’t bother

For landlords they probably are 5 star but for tenants it’s a whole other ball game. Firstly when I arrived at the property it was unclean I cleaned it myself with the help of my family, and the day before I was due to move in I was informed there was mould in the bathroom which they painted over. I have all emails with pics stating this. Then on top of that, several works needed to be done which they said they’d get a contractor out for on several occasions, that never happened. On another instance they informed me they were going to be doing an inspection so I booked the morning off work because I wanted to raise the maintenance issues. No one turned up I had to call them and was given the excuse that they didn’t come because of a “medical emergency” (likely tale) To add to all of the above it came to the point where I emailed saying I want to do the flat up myself and was told to go ahead, the garden was a sh*thole! My step dad who is a Gardner literally transformed it, I was going to continue improvements throughout the flat with the agents and landlords saying. THANK GOD I DIDNT! I then became involved in a relationship and continually asked could my partner be added to the tenancy, to which I was ignored constantly, then finally I emailed asking why there was a delay with the reply and was told “the landlord has decided to sell the property” as far as I am concerned this was in talks while I was knowingly improving the property. Bottom line don’t bother if you’re looking to rent. Award winning service? I don’t thinks so
