Unhappy with Diamond Resorts
Our health issues didn’t dissuade Diamond and Hilton to sell us multiple timeshares while we are in our 80’s. My husband has bladder cancer, PAD, and heart problems.
We enjoyed Diamond Resorts with family and friends for 12 years before salespeople started to promise that we could redeem points to help pay for Diamond loans and maintenance fees. We were then pressured into buying more and more points telling us that we could redeem some of our points to pay maintenance fees as well as Diamond mortgage which is at a ridiculous rate (12% to 17%). Diamond salespeople told us we would be able to refinance with a bank for a lower rate. NOT TRUE!
A year or so later, we were told that if we went to Platinum level, we could redeem up to half of our points to pay 30 cents per point for maintenance fee and Diamond mortgage. This convinced us to become Platinum level. Less than a year later we were convinced by salespeople at Branson that by becoming Centum level we could now redeem 40 cents per point to pay for fees and loans. This meant we could redeem half our points which leaves half our points for reservations at 50% off as told to us by the salespeople. The documentation was entered on the contract incorrectly by the Branson purchase by giving us credit for two Club Select units instead of one. We have only one Club Select Unit. We received a call from Diamond Corporate in Las Vegas telling us about the "mistake" made in Branson was incorrect and we were NOT Centum. In order to become Centum with all the benefits, we needed to make another purchase. It is obvious by now that we were being lied to many times by every salesperson we encountered. To this date, the 30 cents or 40 cents per point redemption has never happened.
In addition to the above lies, we were told that the price per point would increase substantially after Hilton purchased Diamond which influenced further purchases. In order to be a part of Hilton we were told that we must make another purchase, which we did. Later we were told that we still need another purchase to become Hilton. They always found something wrong, and we needed another purchase. We must have been easy targets.
The only reason we continued to purchase points was because Diamond promised redemption and Hilton membership. The redemption as stated never happened. We were perfectly happy with being Gold level, but the salespersons made us feel terrible if we "passed up this great deal". Our grown children looked into timeshare ownership and told us that they are not interested in inheriting Diamond or Hilton timeshare.
The lies we were told at each presentation were not stated in the sales contract. They always referred to a presentation as an owner update which in reality was a sales pitch to pressure us into purchasing more points. We believed what the salespeople told us at each presentation only to find out that most of what they were telling us was NOT TRUE! For the amount of money we have spent over the years, we could have had great vacations for a lot less by other means.
We feel that the level of elder abuse is more than reason enough for Diamond Resorts, now Hilton Grand Vacation club, to cancel this contract.

After six years as a Diamond member, it pains me to say that my expectations have not been met. My wife and I are very patient people and have finally met our limit with the dishonesty and lack of service from Diamond. Our salesman, Adam, was the main perpetrator. He fed us a dream that his company could not deliver, and he knew it. We were offered the “deal of a lifetime” framed as a real estate investment. Condescending jerks
They called me to give some type of discount after staying with them. I said I wanted to talk to my boyfriend about it first. The guy then condescending asked if I was over 25, made over $65,000, and had a major credit card. I said yes to all 3. He said, well you sound kinda of young. I was like I'm almost 30, make over 100k a year, and you can kiss my platinum American express card goodbye.

Diamond Resorts may be hiring if you are good at lying or good at ripping people off. We wanted to relax on our vacation to Las Vegas, but instead, we were constantly HARRASED about purchasing a timeshare. Our salesperson, Mr. Foley, claimed the offer included a variety of benefits/promises that were insincere. He promised we would receive big discounts on cruise tickets, hotel rooms, theme parks, restaurant vouchers, etc. When we tried to book a cruise, they told us they do not give discounts to Diamond Resort Members. All those “big discounts”, were fake. They did not explain anything from the contract clearly. They must have thought that just because we are Asian, they can get our signature and initials on a contract with false information and get away with it. We cannot believe this company goes to such lengths to sell people a worthless product.
We had sent a letter to Diamond Resorts International regarding our frustrations with their company back in April and we have NOT HEARD BACK!!! They only thing they care about is money because if they cared about their customers, they would take the time to respond and resolve our issues and concerns.

Scam scam scam ….. do not buy the timeshare …. The apartments are ok ….BUT you buy and you buy for life …. You will owe for the rest of your life … increase maintenance costs so you end up spending $2000 a year… never believe anything they tell you … they lie …and now they are trying to charge $15000 to give up the timeshare …. Zero stars for ethical practices and customer support!!!! Do not sign with Diamond Resorts or Hilton Grand Rentals (things have not gotten better since the acquisition). We booked a trip to Hawaii for October ( Saturday - Saturday) and need to change it by a day as our flight got rescheduled (Sunday - Sunday), and they have not been helpful or communicative (we have been trying to work with them since June on another matter)

Things are definitely not improving with Hilton Grand Vacations either. I bought into Diamond resorts in 2012 with intention of buying a few more points each year so when we retired, I would be able to travel. I saw it as an investment at the time. I paid my maintenance fees every year and never used my points. But was still convinced it was a decent investment for future travel. Things started falling apart in 2018. Very long story but trying to remove a name off the timeshare cost me approximately 3000 dollars. Then was given a “free week” IF I paid my fees for that year. I was not going to pay and just be free of them. But decided I would give one more try. Went on the “free week” only to spend an entire day in with sales. Was told they would “cover maintenance fees” that year. Which they did not. We had to. Went just before pandemic to mystic dunes where we were told once again our maintenance fees would be paid if we attended “an owners update”(which is a high pressure sales meeting). And again…they didn’t pay. We did. And now…living in Canada, we have not been able to travel at all since the beginning of Covid. Just started to look at places to go this fall in Orlando, and found out that Hilton has foreclosed my deeded property. Claiming we didn’t pay our fees. (We did even though we couldn’t travel). Have called for months with no answer. I was hopeful HGV was going to be an improvement. Sadly, it is not. Same old same old nonsense unfortunately. WOULD NOT RECOMMEND

If I could do no stars, I'd do none. Such a scam!!!!! We've done so many of these timeshare things, and were able to say no, but this place got us. They got us in October 2019. The thing that got us was the "events of a lifetime" WHAT BULL CRAP!!! Covid happened, and they could care less. We couldn't go anywhere, but still had to pay, that is for sure. We were hurting for money, but we still had to pay. I could go on and on, but all you need to know is that they suckered us, and we've wasted thousands of dollars, and been on one vacation. If I can give you any advice DO NOT GIVE IN, THE "DEALS" ARE NOT WORTH THE HEADACHE!!!!
worst mistake ever
I had been a happy owner with Monarch for many years until they were purchased by Diamond Resorts. Diamond began calling me telling me about this amazing offer they had so I went to the meeting they had claimed was going to only take 2-3 hours. Instead, it was over 5 hours! This was not the worst part!! After the long hours of pressure to purchase, I finally agreed to sign, yet the sales staff made we wait for NEARLY TWO HOURS for the “paperwork to be ready”, so I eventually just walked out. Approximately 2 hours after, I received a call apologizing for the inconvenience and offering to come to my house to finish up the process. This is so UNPROFESSIONAL and INAPPROPRIATE!! The amount of pressure he applied over the phone was absurd. I never called him back after, but he has continued to call me multiple times!! In 2018, I was called and offered a 3 day/2 night stay in Las Vegas as long as I go to another meeting. At the meeting, the salesperson gave me the same pitch again! When I asked for time to think and consider, they only gave me 15 minutes! Not long enough!! I regrettably signed and realized EVERYTHING they told me was a complete lie. My fees went up, there is no availability, and my points are not worth anything leading me to pay out of pocket if I want to book a room. Diamond lied to me for their own benefit. They do not care about their customers and I encourage everyone to stay far away.

Diamond Resorts is a total fraud company that should be taken down fast. Wrecking peoples lives and finances. We were bamboozled into a "small" point package which they promised over and over that we would be able to use the points for smaller weekend trips. Which at the time was perfect for us to stay in a nice resort for a weekend 2-3 times a year. They showed us a point break down and how we would be able to use the points for smaller resorts well when it came down to using the points guess what? we cant since all of the small weekend trips are double if not triple what we get. So we cant ever use these points unless we save them for 3-5 years and accumulate and move points over. We were young we were excited to spend the time at Walt Disney world. We were at the Mystic Dunes Resort in Florida they gave us discount tickets and they even gave us a tablet that does not work. We will never be able to use these points but were still paying dues and fees this is not right and should be looked into stay away from these types of practices because they are too good to be true.

Diamond resorts sampler package is a WASTE OF TIME, ENERGY AND MONEY. 20,000 points worth USD$4k was used to book 2 weeks in Hawaii - it came to crunch time with our package expiring. So, we made use out of what we could get otherwise we'd loose it all. Turns out we got a 'hotel room' for one week, which is aload of BS as we were given the impression of having an appartment type - there was a cockroach in our bath and hair in our towels..Also, and we were expecting a 2 dbl bed room + kitchen the other week - we got a studio (1 dbl bed, NO KITCHEN).. Now, being 25wks pregnant and with a 2 yr old son.. this was not ideal. Also, that same room had a dirty floor on arrival so we had to have the room vaccumed the following day - cleanliness is a MINIMUM requirement and we didn't even get that.
Overall, our experience has been extremely disappointing for many reasons. Even the process leading up to our trip was poorly managed with no confirmation emails of our first week accomadation and attendance to the presentation. We've been circulated round to many people on the phone to try and find a solution during our holiday and no one has bothered to get back to us to fix false promises so we've lost all trust in Diamond resort and Hilton who have bought into Diamond resorts now.
Don't buy into their BS - you will regret it. We certainly do.

Diamond Resorts - The greedy scam artists
Greedy scam artists, liars, manipulators, these are just a few of the nicer terms that come to mind when I think about this company.
When a Diamond rep approached me and offered a $50 gift card “for an hour of my time”, I should have walked away. It would have saved me a lot of frustration. Instead, I was tricked in to buying a timeshare. I was sold a small sample package, then was conned into a full ownership a couple years later. The promise of Disney vacations, no more maintenance fees, a guaranteed return on investment, and the ability to sell unused points sucked me in. Too bad NONE of it is true. Any time I try to speak to someone about ANY issues I’ve experienced, the answer I get is “you must have misunderstood” or “if you buy more, you’ll get all those things”. Nothing but deception all throughout my ownership! I just want to be done with them!!
Terrible company
Terrible company. Booked a room, arrived and found out we had Covid. Left right away so we didn't infect staff. Polo towers was understanding however diamond resorts was not no refund because we "took the trip" even with the circumstances we had. Don't believe their lies.
Diamond Resorts is full of frauds
Diamond Resorts is full of frauds. BEWARE. My former husband and I “won” a free hotel stay IF we went to a presentation for an hour. Thinking it would be a power-point and/or a video, we agreed. Instead, we were immediately hounded by salespeople hurling information at us and saying the deals offered would expire as soon as we left. We eventually bought the timeshare and soon after, we started seeing the red flags.
I am active-duty military, and my ex was a federal law enforcement officer. This means we were limited on our travel dates. After being told that the booking process was easy, we were irritated when we had constant trouble. When we finally could book a vacation, it would be spent being harassed by more salespeople during the “required owner updates”- which are really more sales pitches. Between compromising on destinations, the harassment during vacations, and the hidden fees on top of already high payments, we are DONE. Don’t let the Diamond employees fool you too!
Lies
Lies! Lies! Lies! We were told we could save money and travel to thousands of fancy resorts every year. In reality there are only a handful of places that ever have availability are run down dumps. I did some comparisons and I could book the same property through hotels.com for a lot less than what I pay in maintenance fees each year! All these places that don't have availability through Diamond can still have availability on hotels.com, Expedia and the direct site! My "dream" vacation was ruined by staff stealing my medication. We were then lied to again about being able to access Hilton properties! We have been paying extra since March so we can access HGV and still can't! It's a scam!
Harassment
We were first given a room with bugs in it and a sharp edge on the tile in the bathroom that I got cut on. They upgraded us to a new room which was lovely. But as far as this company can you say harassment? I have stayed more than once but this year was in my name, I never consented to being called repeatedly when I booked the trip. They called me almost immediately after we returned from our trip trying to sell me a new one and I let them know due to medical reasons I can’t travel. They then called me again today and I told the guy I hadn’t given permission to call me and that I had already informed them I ca’t travel right now and to remove me from their list. He then argued with me and tried to cut me off telling me what a great deal he was offering. He argued with me twice trying to get me to listen to his sales pitch as I was asking to remove my number from their calling list.

It’s regrettable that I find myself writing this review of Diamond Resorts but what they have put my wife and I through has been dreadful. We were swindled on our Honeymoon in Las Vegas to attend a sales presentation after being offered a Helicopter ride. One of the Diamond sales reps Patrick Acton met with us and lied to us to influence to buy a Diamond Resort timeshare. They lied about all the different places that we would be able to vacation at around the country and even Mexico. We come to find out it’s all non-sense. They lied to us and told us that a benefit of owning a Diamond Resorts timeshare would be VIP status at Disney resorts and theme parks. Despite multiple attempts, we haven’t been able to book a single vacation through Diamond Resorts due to the lack of availability! Everything they presented to us was just to get us trapped to their timeshare contract. You won’t get anything in return for thousands of dollars that you pay them. When you sign up with them, they purposely skim over the terms, conditions, and financial information! It’s the biggest scam in Las Vegas. It’s false promises, high pressure, and unfair financing. Diamond Resorts is getting away with robbery! Do yourself a favor and don’t make the mistake of getting involved with Diamond Resorts timeshare, they’re a crooked company!!!
