Thorough inventory and check in report.
Thorough inventory, very detailed condition report. I have used several inventory clerks over the years and this is probably the best I have seen. The full report was issued next working day. I had a few comments to add and they were incorporated by return. Will not hesitate to use them again.

Unprofessional
Used Eclipse for two properties - until you have an issue with their reports they are fine. They had missed a number of items including a broken bed frame.
I know from dealing with them directly and from the responses to other negative reviews that they are always responding in a defensive way which I think gives you the best insight to their business conduct and customer service.

I'm really sorry to see you have decided to give us such a negative review after working with you for the last 8 years. I had thought the issue of the bed you mention had been rectified early 2019 late 2018 when that job took place.
I understand you are upset due to the communication issue over a most recent job, for which I am sorry you felt my reply was defensive when my intention was to explain and clarify and not for any other reason. As explained the job was never confirmed by yourself so we couldn't go ahead on the 1st attempt and on the 2nd attempt the agent and tenants were not aware and so would not allow us access. We lost the revenue of 2 jobs and also had to pay our clerk so not a situation we would willingly be in.
As a small business, we are very much focused on customer service and long term relationships and to ensure the longevity of these we take on board any feedback and always try to communicate politely and conscientiously, I am sorry if you feel that has not been your experience on this occasion.

Always a pleasure. I have been using Eclipse for many years now and have always been extremely happy with the service. They are always easy to get hold of, always super helpful. At least 2 significant items missed from report
At least 2 significant items were missed from the check out report - a rip to the sofa cover which the tenants attempted to restitch and a iron burn mark in the carpet under the bed (was possible to see if they had looked under bed). Very disappointing, I now wonder what else has been missed I haven’t spotted

Thank you for your message. We are sorry to have not heard directly from you with regards to any queries on the report. We always offer a call back service to our customers should there be a query on the clerks work so we can look in to them and hopefully resolve them.
The tenancy had been 6 years long, the Ikea sofa cover was noted as with defects at move in, it would now be past its useful life and any further defects would be considered fair wear & tear.
The bedroom flooring was aged at move in, we have noted additional defects as chargeable to the tenants. It is not always possible to view under furniture or to see clearly under it when there is not room to move it. We will happily ask the clerk to return to check this so please do contact the office directly to arrange this as soon as possible as it is now 14 days since the check out.
We hope you find the report otherwise conclusive as it contains over 100 other tenant liabilities, in order to make claims against the deposit.
