Avoid exp and, in particular, Caren Gilbert-Weedman at all costs! We first submitted a viewing request for a property on 10th April and it has taken countless emails and voicemails to finally, on 14th May, confirm the viewing. Caren’s communication has been abrupt and borderline rude throughout, and today she cancelled the viewing for tomorrow with no warning nor reason given. She is the worst agent we have ever encountered and part of a poor excuse for an agency in exp. Please don’t waste your time and energy on this company!

I had an awful experience with an agent from Exp lettings . Kevin oaks who is an independent agent supposedly works with exp . I was told the we have accepted your offer and landlord is happy too .
And I was sent an email for next steps to pay the holding money deposit .
After that phone call and my payment of holding money deposit I didn’t hear from him anything for next 3 days except for an email from exp confirming receipt of holding monies . I called him and I asked what happened for that he said I thought you didn’t want to move into the property .
I was shocked to hear that as in my entire conversation I never mentioned or meant anything like that .
Infact I have agreed to pay 6 months upfront . He said again that day that he will send me the an email for further steps and references.
I didn’t hear from him again for 3-4 days . I kept calling and texting for updates from him and exp both but in vain .
I got reply from exp with CC to Kevin to start referencing but he didn’t inspite of that .
Eventually I called the admin team directly at exp after 4 days and raised a complaint .
After this I got a call from Kevin Oaks stating that the landlord has decided that she might sell the property or mortgage to someone else . I asked him why he didn’t say that or replied all this in any of my messages or called me about it .
For this he said that she only told him next day after my conversation with him .
In between his conversation with the landlord and his next phone call to me about informing me that landlord is no more renting out , he still waited to inform me for 3 days and inspite of my multiple phone calls messages .
My overall experience with Kevin Oakes has been very painful and mentally stressful . As he asked me to explain menial things like how many calls did I make ? Have we actually haven’t had any conversations in last 4 days ?
Now I have no house to move to and he didn’t even bother informing me . I have to start looking again and I don’t have much time to find a new place .
Awful company, don't trust them !
I have been trying to arrange a viewing for 2 weeks now and after 3 emails and 3 phone calls, I am just giving up. I feel sorry for the Sellers who are trusting Exp to sell their property, if they only knew how unprofessional and rubbish they are, they'd be horrified.
It's so obvious the positive reviews have been written by employees or friends...
Pathetic service and STAY AWAY!!
Pathetic service. Their agent George Polycarpou, first made us sign 20 weeks sole agency contract for selling our property (without mentioning terms of the contract), later he withdrew the offer on the property we placed, which we were keen to buy just because he got better offer on the same property.
He could not get any offer to our property, so we asked to terminate contract, but he bullied us that we signed contract without break clause. When we finally found a buyer later with other agent, who initially saw property with this agent. George again asked us to pay him full fee, without even trying to resolve the issue with other agent or thinking about customer's, which made our buying deal fall through.
Like 6 months later when no contact with EXP, ohher agent did all hard work, when we were so near to our deal completion, we had to call off our deal!!
Even Ombudsman says, seller should not pay dual fee and agents should resolve between them, but EXP and their agents do not want to negotiate or think for their customers.
Other agency was continuously trying to contact EXP and George to resolve the issue, they even agreed to get only 25% of fee and rest to EXP, but still EXP was adamant and they only wanted to rip off their clients.
We were just slightly lucky to have this issue before our completion so we called off the deal, otherwise we would have been in complete chaos.
However, we lost 6 months of the process and risk of loosing other property we are buying!!!!!!
Any other agency (Foxton, Brian Cos, Andrew Pearce, Robsons etc..) which are standard agencies are customer friendly and really think about their clients. Please go with them and avoid these people. They do not have anyways much presence in Harrow area. Can totally understand the reason, this kind of service no one will tolerate.
AWFUL EXPERIENCE
we struggled to even get a viewing as the estate agent Sally wasn't helpful, finally, we got a viewing date only for her to not show up and the tenants that we living in the property had to show us around briefly. As soon as we left, despite the experince, er loved the house so i went online to put in a offer and saw that the house had been sold WHILE we were in it which explained why she never showed up. I have tried multiple times to get in contact with her through email and calls to put a higher offer in and still now we have heard nothing. The way we were treated was appalling and for her to not even have the courtesy to email or call back is terrible especially as she knows we are first time buyers.

Greedy
Awful experience with Thomas Howe. We were the highest offer and instead of accepting it, he wanted to be greedy and to carry on viewings and continue offers. We got outbid in the best and final offers but the winning offer ended up falling through (twice because of his greedy nature) and he came crawling back. Said that the vendor wanted an even higher offer now which we agreed to but didn't want to formally accept it as we wanted a second viewing and thought we might change our mind. Greedy pig.
Don’t bother
Don’t bother. If a seller accept your offer exp will play on it and try to get other offers to boost their commission. But if your brave give them a try It’s only the most expensive thing you will ever buy maybe.

I like them, eXp UK is a 'network' of Self Employed Estate Agents covering the UK, 99% are hard working, honest, exprienced estate agents who day to day just ply thier trade to earn a living like the rest of us.
Of course, like any business with so many UK members (over 500) you will get 'a less than great review occasionally' but in the main the guys and girls associated with eXp UK deserve some love

This organisation needs striking off. I phoned them 3 times about a property I wished to view which included the day it went in the market. Every time I was promised someone would ring me back. I also emailed them and no response. I now find (off Rightmove) it’s sold subject to contract. What’s more annoying every time I rang they called me by my name without prompt so they clearly had my details and knew who I was. It’s obvious that there are some underhand practices going on which the property ombudsman need to investigate

Money grabbing shady business.
Very shady company. I’ve worked with two real estate companies and eXp are just money grabbers. Go to a reputable company who are not out for your monthly fee and do not support your set up for 3 months. I had to stop due to some personal issues and my mums health (dementia). This company are charging me £500 even though I messaged and wrote in to cancel termination and was told by James Hummerstone-Pope I could cancel anytime. Fraudsters… Should have terminated my fee as now I’ll be claiming my fees back in court. See you then.
Avoid - Dishonest and Unprofessional
Completely unethical agent. We made an offer on a property in Gipsy Hill which was accepted by the vendor. After being told in writing 'Congratulations your offer is agreed' and that we can instruct solicitors asap, we then were asked to pay for ID checks (which is unusual) which we reluctantly did to try and move the process as quickly as possible. As soon as we paid the money, He then u-turned and said that there were more offers and viewings were still taking place. He was using our agreed offer to get higher offers from other prospective buyers whilst withholding the truth from them also (i.e. he admitted to us that he told other buyers that there was an offer 'on the table', not agreed, and so they should make their best and final). It's a real shame as I don't think the vendors were aware of how he conducted the process. We also wasted money on ID checks which we definitely would not have spent if we knew he was still negotiating with other parties. He did apologise but quite frankly it was too little too late. We would never work with ExP again, please save your time and money!

Why would anyone sell a house with Exp?!
Terrible agent and would never use them to buy or sell a house. We've been trying to view a property for a couple of weeks, but the agent never returns calls or messages and the call centre simply says they're sorry but they don't know anything about the property and its the agent that has to contact us?! Bizarre and have no idea why anyone deals with them. We were interested in the house, but having read reviews on here unless the vendor moves to another agent, forget it.

Went to view a property on Thursday with him which I really liked apart from the state of the garden, which was advertised as fully enclosed but in fact it wasn't. I told him my position (ie first time buyer and have the mortgage in principle) and arranged a second viewing with my best friend coming along too the following day. He knew we were travelling at least a half an hour to get there (not including the Friday afternoon traffic).
He said to me that the kitchen was only 2 or 3 years old but when my friend started opening the cupboards it was clear that it was old, just repainted from the outside... In her opinion it needed ripping out.
Then he told us casually that an offer has been made, for the full asking price from someone who is exactly in my position (mortgage ready and ftb) so...
Thank you very much, for wasting my time and petrol money Glen, what an awful experience. AVOID!
