My partner Rented with farrels, landlord decided to sell the property so of course she spent 2 solid months searching for somewhere to rent with her 2 young children, however rental is very high demand in Morecambe/Lancaster and not a normal first come first serve given checks ok with houses! She managed to find somewhere that was a lot smaller and not ideal but she didn’t want to mess the landlord about and moved so he could sell… she was informed by the lady at the checkout the landlord had 10 days to make a decision if she was to get my full deposit back or if the landlord wanted to make any deductions, it’s now 3 weeks down the line and she has been chasing daily only to be told the landlord has not decided if he wants to take any of the deposit for work he wants to carry out! On the checkout the lady who completed it told her to leave keys get her things and they will lock up… as soon as she walked out with her coat to put in the car she shut the door only to have a phone call letting her know she had left a laptop, she returned to get it and asked if everything was ok the lady said yes just finishing and she asked how long till she got her deposit which is when she was told he had 10 days to tell her . She is still waiting and all she get off farrels is that she need to be patient. The whole point of the tenancy deposit scheme so it’s fair, this is not fair!!! Absolute joke of a estate agent!!!!! I wouldn’t rate it 1 star more like -1… might not be a massive thing to them but it’s a lot of money and given she was very cooperative when she could of been a nightmare shows just how s**t they are…
Now it’s 5 weeks and they have come back with wanting her whole deposit to carry out cleaning on the house… a grand for cleaning…. First of all the house was not in that bad of a state infact I went and hoovered bleached the bathrooms, the only thing I never got chance to do was the kitchen and living area because she was rushed out… when she spoke with farrels the woman basically told her she had 2 months to clean…. The house when she left was not in a bad condition infact it was cleaner than it was when she moved in! The day she moved there’s no access for the van to get outside the door and between the house and road was a green, the day she moved it was extremely wet and rained heavily all day… the down stairs was all tiled, and even putting things down never prevented the floor from getting dirty, she spent till early hours the next morning cleaning and trying to make it as clean as she possibly could. Which was explained to the checkout lady who replied don’t worry as the landlord is getting it professionally cleaned anyway! My partner has adhd and asd so she is vunerable and takes things as they are said, as this is part of her condition, farrels knew this and still took advantage of the situation, there disgusting and should not be allowed to treat people this way! Lancaster lettings need to be ashamed as they have taken advantage of this despite her disabilities she has 2 young children with Xmas literally round the corner….
They are probably the worst estate agents around and absolute con artists, there staff need training properly when dealing with people because it’s not right! they over value and rob people, shouldn’t be allowed to trade

The mortgage advisor Nicholas Gregson at Farrell Heyworth was a narcissistic person who simply only cares about his commission. He attempted to place me on an absolutely awful mortgage product and used every pressure tactic he could think off. I luckily could tell this and when i decided to go elsewhere he became extremely hostile. Seriously stay away from this person especially if you're a first time buyer and you're navigating this as he uses shock tactics to confuse you. He is dishonest, deceitful and absolutely untrustworthy.

Having had a few agents quote to sell our property we decided to go with F&H Garstang. Gareth gave a very good sales pitch Sadly these were not delivered. There is not enough staff some part time. Phone lines are dreadful, no answerphone and often not answered. Sales progression is poor considering their fees. If you want a less stressful move do not use F& H unless you are willing to do the work yourself.

Exited a property I had been a tenant of for almost 16 years and left my forwarding address, email and contact number.
I set up redirect for my mail via royal mail however certain letters can't be redirected and were issued prior to the address update so of course went to old property.
Instead of popping in mail box with no longer at the address or ringing me or emailing me to come collect the estate agent opened the letters which contained sensitive information and then emailed them to me.
If you value your privacy avoid this agency.
I rang was told the manager was on lunch then told she was busy.
Too busy to talk about a team member who had broken the law as it clearly stipulates you can not open mail without reasonable excuse there was no reasonable excuse.
The police and royal mail confirmed this as I had sought their advice to which the woman sniggered and said well it was human error.
I don't accept that reason as you read who an envelope is addressed to what is written on front and act accordingly.
As an agency they have many other faults I discovered having been with them for as long as we were.
My advice no matter how good the property if managed by them avoid at all costs.

I purchased a property with farrell and heyworth (lancaster) I was dealt with by Deborah Woodhouse shes excellent at what she does and has fab customer service with chasing up on solicitors and getting me the house that I wanted and striking a deal with the sale thankyou so much highly recommended!

Avoid this company like the plague. Had a flat for sale with them, ready to walk into, refurbished, decorated etc. Had an offer after about 4 weeks, which I accepted. Buyer dropped out for whatever reason 2 weeks later. From that point on this agency gave me the impression they were not interested in selling the property. Said they would keep in touch on a weekly basis to advise if any interest--this never happened!! I had to chase them!! I eventually took it off the market with them and went with another proper estate agency. Had to pay their 'Digital Marketing Fee' of £199 plus VAT though!! This is an absolute rip off, no other agent charges this and their normal fees are at least 50% more that other agents. They over promise and under deliver. Don't touch this agency with a barge pole!!

Wanted to rate this company zero stars!!
Was told the office would touch base with us if no interest but we had no communication from them what’s so ever.
This digital marketing fee of 199 on top of their 3600 fee was a total rip off as most estate agents have this included. We were told we HAD to have this so we can have pictures and a floor plan. We decided to take the property off the market as we were not getting any interest. A few estate agents thought this was unusual considering the location of the property. The photos were not the best either. Also the description of the property did not have the full details of what the property had, No coastal photos, even though I asked the photographer to include these. Also the only viewer we had was accompanied by a sale woman who didn’t even live in the area and didn’t know the location. Very poor service. Stay away.

Went to market with this agent in Chorley in February after a convincing sales talk.
Despite being told that they provide a ‘Premium Digital Marketing package’, which costs an additional £299 + VAT in addition to their fees, they assured us this would target the market across all marketing options and guarantee a sale.
After the photographer had been we had to complain about the quality of the photographs and video, which in our opinion were unprofessional. They did offer to come back and redo them but arranging another session never materialised.
In 4 months we’ve had no interest and no viewings. Even in the slowest market this seems unreasonable for what we consider a desirable property.
The communication from the office has been very poor, and their only advice has been to reduce the price, which we did but still had no interest or viewings.
When we notified them that we were withdrawing our property from them they said we had to pay the £299 + VAT for the Digital Marketing Service.
I disputed this on the grounds that no viewings had been secured and they offered to reduce it by £199 + VAT!!
Absolute disgrace for providing an unprofessional, unsatisfactory service!!
Overall we are very unhappy with the service and would not recommend this agent to anyone.

I offered full asking price on a flat in Morecambe. My offer was accepted. But then I got a phone call to say that someone had offered more money. It wasn't advertised as offers over a certain amount until they decided to gazump me they then changed the wording on the listing. I had tried to get in touch with them and was being fobbed off by an arrogant male employee. It was then they decided to ring me and told me I had been gazumped and was I willing to pay more. I would advice people to avoid them!

As someone who is actively looking to purchase a new property the estate agents do not seem very proactive at arranging viewings or getting back to their prospective buyers. There was no urgency to even arrange viewings for houses that have been on the market for a substantial amount of time. I managed to view two houses advertised elsewhere in the time it took for someone to respond to my first enquiry at Farrell Hayworth. It's only when I make multiple attempts to contact them that I actually get anywhere. Most other estate agents I've dealt with have jumped at the opportunity to sell a property. The only timely phone call I received was from their mortgage broker who tried selling me a mortgage even though I had a mortgage in place already.

My review is 100 percent true based on my own experience with the manager Daniel from the barrow in Furness branch on the telephone Thursday 11 may 2023 in the afternoon.
I am from London not local and wanted to view a couple of properties in Barrow as I wanted to buy one, I had told him exactly what properties. Daniel had said we have no viewings available for Saturday I explained I'm not from here and still he would not offer any solution. He then went on to say we need to see proof example cash purchase or mortgage offer to view a property, basically judging me or thinking I might be a time waster. I have never experienced this, even when a client does a mortgage in principal on the phone or face to face they don't need to prove any paperwork until they want to make a full application.
Daniel was very rude and he then mentioned look at the online videos of the property, I said I want to see it in person how can you tell a client to go online and look at the visual video when I have called to view the property myself? this is appalling service and off putting I would like to remind Daniel it is the customers right to view, and because many agents are so lazy to show properties like in this instance Farrell and Heyworth, they got used to it during covid and still using the same excuse, exactly what Daniel said to me. If I wanted visual online viewing then why did I call you?
He then mentioned some people buy properties without viewing it, I said why are you telling me this? just see the absolute disgrace of manners? I then mentioned if I wanted to buy a car I would like to see it before and a house more so but clearly Daniel has no idea on how to talk his behaviour was the worst I have ever experienced with any agent or organisation in the UK or abroad.
I then told him do not assume or judge anyone you have no right, when things go wrong in your life be it at work or outside this is due to your appalling attitude, terrible manners in this case no manners, low/cheap service. I suggest you go and learn how to speak, respect people and learn basic manners. Since my conversation with Daniel I have spoken to clients and people who live in Barrow saying Farrell Heyworth service is so poor and the bad experiences they have had themselves, the agent have lied to customers and the online reviews have been fake to give high ratings from people they know, fake ratings so the company is lying to themselves and the customers. So how could I trust you?
They lost a true client but this was Gods blessings and saved me not to buy from them. Truth always prevails.

I am compelled to share my experience with Farrell Heyworth to shed light on the unethical practices and ongoing deposit issues I encountered. It is disheartening to see an agency that falls short of their responsibilities and lacks accountability for their actions.
One of the most distressing aspects of my experience was the unauthorized sharing of my personal information and the shady and dodgy third parties that Farrell Heyworth deal with. This breach of trust raises serious concerns about their commitment to safeguarding customer data and respecting privacy rights. They will come back to you with small prints to justify their shady actions. My complaint to ICO resulted in them being told to make it more obvious so they stop scamming their customers.
Additionally, despite multiple attempts to resolve the matter, my deposit has yet to be returned and I'm sure many other deposits from innocent customers have been withheld as well. The prolonged delay and lack of response from Farrell Heyworth and the continuous blaming of the matter on their 'Third Party' partners is nothing but laughable, we are talking about a financial misconduct here. Their failure to fulfill their obligation to return the deposit is both disconcerting and disappointing.
Do not trust any of their third parties whether they are solicitors, surveyors or conveyancers, they are all failing companies that will do nothing by waste your time and money, read online about the many cases of people becoming homeless and chains breaking up due to lack of commitment from Farrell Heyworth and the partners they recommended.
It is crucial for them to reevaluate their internal processes, replace their Sales Director and enhance their commitment to customer satisfaction and ethical conduct. I mean the reviews speak for themselves.
So far all I can see is a failing company that is using any trick in its pocket to make as much money as they can before going bankrupt. I would definitely not trust my properties with this estate agent.
Potential clients and tenants should exercise caution when considering Farrell Heyworth as their service provider. My experience highlights their lack of professionalism and disregard for their customers' rights. They will ignore vital emails and blame it on their 'junk mail'. They were told off by the ICO who forced them to respond to my enquiries, and unfortunately that is your only way to deal with such a failing firm.
It is essential to thoroughly research and consider alternatives before engaging in any agreements or transactions with this agency.
In conclusion, I hope that sharing my experience will encourage Farrell Heyworth to rectify these issues and improve their practices. It is my sincere hope that future customers will be spared from the disappointment and frustration I have faced.

Been absolutely amazing and patient with me and my partner and we couldn’t be happier!
We had set back and delays which made us worry with might have to sign contact in old property and miss our chance but Imogen ball went above and beyond for us and got this speeded ahead so we could get into our new property I couldn’t thank her enough!

I have recently moved out of a property I was renting from this terrible company. 3 years i waited for them to fix my bedroom window which would not open causing mould and a fire hazard. The bathroom was covered in mould due to no ventilation which they were made aware of numerous times and refused to fix. I left the property with 2 beds inside and a mattress. There were some bin bags in the garden too. They are now asking me for £780 for the removal of these items!!!! This company is disgusting and I urge everybody to never ever ever deal with them.

I will never be renting a property off Farrell Heyworth again!!!
We rented a top floor flat for 6 months. In that 6 months we were without hot water for 6 weeks. We had to endure damp, poorly sealed windows, and below 10 degrees temperatures in the winter.
The communication was SO poor. I reported the damp within a week of moving in (over the summer). We had countless people come out to inspect the loft and the damp but nothing was ever actioned or communicated to us. One guy told us there was a hole in the roof so it was just dripping straight in. One said the gutters were overflowing into the property and we were getting the majority of the excess water!!! In the loft, there was no insulation, so all the heat was getting lost. We tried to open the windows the air the property out but most days we were able to see our breath and have to sit in the flat in our coats. The damp got worse, the mould grew, and our health declined.
I even got to the point of reporting it to the local council who came over to do an inspection. They said they would fine the landlord, but once meeting her, I felt guilty so retracted… what a mistake that was!!!!
After 6 months, we ended our tenancy. The reception we got when trying to get our deposit back has led me to angry tears. A representative in the Lancaster office may be one of the worst “professionals” I’ve had to deal with. We were basically told the damp was our fault because we didn’t adequately air out the property. Her response to my emails were all rude and unprofessional. We got deducted £200 from our deposit for minor things, when a previous tenant got deducted only £50 from her deposit but she had left her flat not in the “perfect” state either and we were told “the landlord realised she should’ve deducted more from them” which made us feel like they were now taking it out on us. In the end, I just backed down because I wanted my money back so I didn’t have to deal with these people anymore.
Since leaving the property, we have noticed they have now finally put scaffolding up to rectify the work on the roof and gutters which seems oh so convenient now we have left.
Farrell Heyworth clearly have too many properties on board to care about the tenants they’re housing.
AVOID AVOID AVOID !!!!!

Avoid at all costs! Cost us £150 to get out of a contract, they advertised our property incorrectly and after 4 phone calls almost got it right. Had to sack them off as the customer service is non existent ! Putting it up with another agent who actually wants to sell our property !
