Ridiculous Timescales & Avoid If Self Employed
As a self employed person, I would not recommend this company at all!! The timescale is ridiculous and they had to speak to my accountant to understand the end of year accounts as they didn't seem to understand figures!!! Over 2 months down the line and still asking questions and they are not exactly the fastest company to ask/clarify simple questions.....went to another lender via my mortgage advisor....received offer within 3 weeks!!!!

Don't listen to all the bad reviews. Foundation are a specialist lender and they won't always be able to lend to everyone. But they have amazing criteria and products. Many clients do get their offer issued, and are very happy. I personally have had great experience with foundation as a mortgage broker and highly recommend them. If you are working with a professional when you apply and everything is packaged well, you should have no issues getting approved.

Avoid this company at all costs! It took them 6 weeks to instruct a valuation. I wouldn't recommend them, you go weeks through a broker with no answers. 16 weeks later the house we was purchasing fell through. They didn't care, not willing to transfer the mortgage to another property either. Wanted to put the rate up by 3%

If I could give them a zero I would. Will not allow direct contact all has to go through broker.
They have been dealing with our mortgage since start of Feb 2022 and still are requesting bank statements and documents which were sent to the broker in Jan 2022. If they had of actioned the multiple emails I sent straight away they wouldn’t of needed the extra 3 months of bank statements they are NOW asking for. We are in June!
They then told us our appointed solicitor was not on their panel so asked us to select another one, baring in mind we had already started paying the solicitor. Luckily they were very understanding and gave us a refund. We proceeded to select another firm to represent us from their list they had sent… for them to turn round and say they wasn’t on the list either as they were working from another branch. ITS THE SAME COMPANY?!
I argued the case stating how ridiculous it was and they accepted to us the solicitors from the original branch address I had applied to which was on their list.
Everything just seemed a problem…
After they asked for duplicate information for the 3rd time and them also stating that driving licence, passport and bank statements was not enough proof of ID, id had enough and decided to look at their reviews and wasn’t in the slightest surprised at most reactions. Having taken £400 from us for the application fee and valuation fee but still not proceeded with a mortgage offer I decided to look else where without a broker.
From 16th May our new lenders have done EVERYTHING and we have received a formal mortgage offer with no queries, no questions and no hassle. 3 weeks! Not over 3 months.
Would not recommend this company to anyone and for anyone worrying about having bad credit you do not need to go through a bad credit lender. Go and speak to your bank first they may be more helpful than you think.
Avoidable
Very slow to process. Will not speak to the customer, will only deal through a broker. Insist on their on solicitors. Our two out of three mortgages fell through because of poor service.

Slow, but good at giving you a chance
Foundation Home Loans were very slow to reply, and we needed to push the process along with lots of follow ups. However our case was quite complicated, and FHL were the only lenders to give us a chance. So benifited from their flexibility of who they lend money too. Once we got the mortgage through getting through to any staff was easy and they seem helpful and friendly too. All British call centres which is great.
Avoid at all costs
Avoid at all costs. Charge Interest on arrears in breach of contract. Add legal fees without notice in breach of their own terms and conditions. Cant pay off mortgage as they avoid speaking to customers so can get a few more months interest. Only telesales people employed who are not qualified to deal with customer complaints. Managers too busy to speak to you on phone. Take 8 weeks to deal with the smallest of queries.
If you are considering dealing with them be prepared for a lot of pain.
Foundation Home Loans depict themselves…
Foundation Home Loans depict themselves as a specialist lender finding solutions for clients more complex cases. They are a intermediary only lender and if your broker happens to recommend them ask him/her to immediately consider a plan b. Foundation make promises they cannot keep. They have high expectations and low low outcomes. If you want stress, if you want anxiety and an expensive mortgage too then use them at your peril. Otherwise I would strongly advise you to consider looking elsewhere even if a more costly rate. They are happy to leave you high and dry at the 11 hour.

Absolutely useless lender
Absolutely useless lender. Have taken over 4 months to respond with additional information requests. Had source of deposit funds more than 4 months ago and having said they were happy with the application and details to start, they came back 4 months later to question deposit funds. The customer service is non existent and the process to mortgage offer broken. I have lost a very good invetsment property due to their incompetence. Do not use you have been warned.

I would give a zero rating if possible. I have a medium sized portfolio and regularly work with lenders. Foundation Home Loans employed an incompetent valuer (which I know being a chartered surveyor myself) who conducted a negligent valuation and then gave the property a zero valuation as the property needed re-decoration which is simply absurd!!!
I went to another lender - Paragon, who provided a sensible valuation and the property purchase went through fine. However the delays could have caused my purchase to fall through.
Foundation Home Loans then refused to refund my money for the application fee and their incompetent valuation! I am now having to take them to the Financial Ombudsman to get my application fee and valuation fee back which I am doing as a matter of principle.
Avoid Foundation Home Loans at all costs if you want your purchase to complete!!!

In my opinion, Foundation Home Loans is a fraudulent operation
My experience of Foundation Home Loans came about as a result of agreeing to sell my house to a buyer who applied to them for a mortgage. FHL took his mortgage application fees and messed him around for three months with the most petty of requests (and long delays between those requests). The killer blow came when they turned around and pointed to a minor point in a survey report that they’d been provided with two months earlier. The house has a small crack in a firebreak wall in the roof space. The surveyor had commented in his report that it appeared historic and non-progressive, yet without even asking for a structural survey FHL simply pulled out, saying that the house had subsidence and was of nil value.
Reviews left on other review sites by other reviewers suggest that pulling out for the most trivial of reasons after months of delay is common practice for FHL. They are of the opinion, as am I, that FHL is a scam operation, designed to defraud mortgage applicants of their application fees. The enormous delays and petty requests appear to serve only to give the impression that serious consideration is being paid to the application.
There is a striking contrast in the reviews between the “real” experiences such as that recounted above, and a number of glowing reviews. In my opinion, such reviews are dishonest reviews left by family and friends etc of people within FHL. I might be mistaken, but I seriously doubt it.
If you don’t want to be left waiting for months and then let down at the last minute on the most petty of grounds, I suggest that you avoid FHL at all costs.
