DO NOT USE THIS MANAGEMENT COMPANY!!

My experiences relate to the Derby branch which I asked to manage my property in Darley Abbey. At first they were fine although I did have to chase them for inspection reports & they aren't great at answering the phone but then things got worse..

They failed to turn up to an inspection, didn't inform the tenants or myself as the landlord.. so 6 weeks later when I requested the report.. they were like oh there's been a miscommunication and we'll do it next week.

One of there sales guys laughed at me on call because there was no-one for him to escalate to when I urgently needed to speak with someone.
Oh and there's a 6 month cancellation notice period on their full management service.

I would not recommend this company under any circumstances so I would suggest seriously thinking twice about using this management company.. despite how cheap they are, remember you get what you pay for!

DO NOT USE THEIR SERVICE IF YOU ARE A LANDLORD

If you are a landlord like myself, DO NOT do business with them. We have given our flat to the Nottingham branch. The first year was ok. But after a year, signing another contract, they have changed. The tenant first asked to extend their stay for another month and we agreed but not signed any contract as Frank Innes said there is no need. After their one month they decided to leave. The agency said they found another couple and we said ok do the checks, then it is ok from our end but we haven't signed any agreement. Then they said the candidates could not pass the checks and they found someone else and we signed a contract. Frank Innes charged us for 3 tenancy agreement fee and inventory checks and check-outs and check-ins!!! This sums up to 1200 pounds! We went to their office to complain and asked them to correct it. They admitted that there is a mistake and they will work on it. After they "worked" on it they sent another statement charging us one more of each service! And without correcting anything they asked us to release the deposit on the previous tenants without even providing us any reports on the condition of the flat. They will charge you for the services they have not carried out and for the services they should, you won't get any reports or evidence whatsoever. We are hopeless and do not know what to do. If you don't want to be in a similar situation, do not even come close to their office, absolutely robbers.

Absolutely disgraceful people…

Absolutely disgraceful people especially the Chesterfield branch with there letting agent Megan Riley was renting a property always paid there rent on time under circumstances out of there control a property they was going to be moving into fell through and they asked if they could carry on living in the property with frank innes they got told no and are know homeless with a 5month old baby I don’t know how you sleep at night awful awful company

I've been misled from Frank Inners and they don't care my situation.

I went to look for a room in February and Abby Ashmore ( who is working at the Mapperley branch in Nottingham ) told me there will be 3 people including me in the house. Then I signed the tenancy agreement and moved in the house, after a while I found out that there were 5 people living in the house. There were 2 more Indians living in the house. They have an agreement with the landlord, not the agency.

Even though I reported this to the agency, they did not help me in any way and they continue to make me suffer, this situation continues to affect my psychology and my work.

They told me to pay 300 extra for the ads. and even though I paid for that too, they haven't found anyone yet.

Unfortunately, in this process, they choose the side of the landlord and do not help me at all.

Bingham Branch were excellent

Bingham Branch were excellent! The sales team found us a cash buyer for our property and through their management of the sale they got the sale completed for us in 2 weeks which is absolutely fantastic, a particular shoutout to Mia and Lisa for all their help. I hope to work with them again in the future.

I wish there was an option for zero…

This company have cost me so much money in the mismanagement of my property over the 2 and a half years I used their services.
I’ve lost rent due to poor communication, I’ve been charged well over the odds for maintenance and most of the work carried out was to an awful standard. New doors fitted that don’t actually close, and a patio that looks like it’s been laid by a child to name just a couple (see my profile picture, that’s the finished product!)
There were items missing on checkout that should have been deducted from the deposit, and they were trying to charge me £150 to secure a loose screw in the blind rail! I could go on!
I’ve finally left them but trying to get any form of acknowledgement that I should be reimbursed for any of the substandard work they did (or even getting an apology) has proved impossible.
I would warn anyone who is looking to let their property out to avoid them at all costs.

Two things you must not do when it comes to Frank Innes

Two things you must not do when it relates to Frank Innes;
1. Never pay them holding fee till you see the property
2. Never sign any document till you have seen the property physically and not a video viewing.
These guys are deceptive!
I learnt the hard way from renting with them. Now I am stuck for the next 12 months.
As an addendum, when you go to do contract signing, do not be won over by their smiles while telling you to sign the documents for the property, make sure you take it away and check the property yourself.
A word is enough for the wise.
Beware of Frank Innes and Bestoweves!!! Same contrywide agents!!!

Avoid Frank Innes

Incredibly poor service. After coercing us into signing a rental agreement three weeks before we could move in to the property, on arrival to sign the legal papers, after a two and a half hour drive, we were unable to take the property because the required electrical check had not been completed. The estate agent was then surprised when we refused to sign, offered no apology and was completely disinterested in the inconvenience that she had caused.

Unprofessional and incompetent

I've dealt with this agency throughout the buying process of my new and first home. My email requests have been ignored meaning I couldn't view my property until weeks before moving in, meetings have been cancelled last minute and promises have not been kept. I've felt completely let down and a lack of prioritisation has been shown. There is no communication and you are left in the dark for weeks without being provided with any updates. It was promised that all snagging issues were to be rectified before moving in and I've learnt that this has not been actioned. Completely unacceptable and ridiculous that you have to repeat the same issues to various employees and yet still nothing gets done about it.

I’m reading these reviews because I’ve been dealing with frank Innes. I viewed a property over two weeks ago and I’m interested in making an offer. I contacted the agents and expressed my interest and asked 3 questions to which they said they would get back to me. I have phoned several times and spoken to numerous representatives. They all of promised me a reply via phone call/email but to date I’m still awaiting. I have to wonder why the management don’t respond to the concerns by doing something but obviously this is still going on. Total incompetence!

Dreadful avoid at all cost

Dreadful avoid at all cost. Wanted to view a letting and got told must leave a holding deposit of 450. Was also told that as long as the landlord didnt have the paperwork we would get it back if it fell through. Left the deposit and viwed the property. The propwrty beared no resemblance to the video they sent and was dirty moldy and disgusting. Instantly said no and requested the deposit back to be told no. Even though we have emails requesting paperwork which wasnt sent so the landlord couldn't of had the paperwork we were still told no. Now having to go to trading standards and the ombudsman. Avoid!!!

Countrywise Conveyancing through Frank Innes

Myself and my parter are buying a house and our seller is using a Frank Innes recommended Conveyancer.. Countrywise.

This has caused so many issues the entire sale is on the brink of falling through. Absolutely appalling.

We have spoken with the seller who didn't receive enquiries for 3 Weeks after the solicitor had received them. The seller had responded two days later and a month on and the Frank Innes 'Recommended' (aka same company) solicitors have still not provided these to our solicitor to proceed.

This 'recommended' solicitor has single handed-ly held up the sale/purchase of this home at a detriment to everyone involved for no reason. Our solicitor have seen the enquiries from the seller directly and know these are correct but cannot accept them due to conflict of interest.

Still they have not managed to email them to our solicitors 3 days later after false guarantee after guarantee. 0% Confidence with this company and would recommend to look elsewhere if selling/buying.

Totally awful experience and wish there was a better level of customer service/way to escalate issues but there appears to be nothing of the sort. Just keep calling and keep being told 'its being escalated' yet nothing is happening.

Bloody awful estate agents

Bloody awful estate agents. Ignore emails, ignore the call for maintenance. Told us to ‘get a council house’ if we couldn’t afford rent DURING THE PANDEMIC. Absolutely disgraceful agency DON’T BOTHER.

Excellent service from all the staff involved in our sale...Hannah and the rest of the team have been amazing, always keeping us well informed and updated in all aspects of the sale, cannot fault them at all, and wouldn't hesitate to use Frank Innes again if ever we needed to, many thanks

If you want to rent a property where…

If you want to rent a property where you don’t get all of your deposit back, you are left without heating and hot water for 8 weeks and it takes forever for them to repair a fault then this is the company for you. I am still left speechless with how a company can operate this way and I will never use them again.

Horrible experience

Horrible experience. We reported a problem on January. It’s now may. We have been waiting nearly half year for this issue to get fixed. After multiple emails they always say the same thing. Which is they can’t get in contact with the landlord.
