Poor service for tenants

Exterior door lock has seized up leaving the door unlockable. Reported it at midday, by 5pm they were still trying to get in touch with the landlord to authorize the repair. Then we were advised that it might not be sorted by the end of the weekend.

This is on top of being without heating and hot water for over a week last winter because they have to run everything past the landlord. There seems to be a focus on satisfying landlords at the expense of the tenants well-being, which is morally wrong.

STAY AWAY FROM RIVER CRESCENT…

STAY AWAY FROM RIVER CRESCENT APARTMENTS.
Flooded garages and parking spaces all year round. Repairs to apartments never done.
Poor communication with Frank Innes. All they care about is to take your money.
Stay away.

Professional and easy to contact

Professional and easy to contact. Beth our main contact was responsive and pleasant to deal with.
We were not local so the house sale could have been difficult but it went very smoothly.

Great letting agents

I moved in as a tenant and the whole team couldn’t have been more helpful and flexible. Abby especially has been amazing. After a bad experience with a landlord I’m so grateful to be with a letting agents which seems to genuinely want to help.

My property was trashed by the tenant

Expensive fees but poor property managements. My house was trashed by the tenant and Franks Inns check out report only recommended a deep clean and suggested to claim £350 from deposits. End up I spent over £2500 to fix the mess (the property was refurbished before renting out). Moreover, they’ve failed to collect 3 months rent and asked me to take it to small claims court myself…
Throughout the year, they’ve “mistakenly” charged me for some random service several times…

Another one star to add to their recent…

Another one star to add to their recent reviews!!
Rented a property from Frank Innes that was infested with mice from the day I moved in. Took them 2 months of penny pinching visits to rectify the problem, the mice since returned and it’s taken them 2 weeks to tell me this in now my responsibility!!!
I’ve managed to keep my own properties free from rodents for 25 years so I’m dam sure it’s not my fault this house has mice!
I’ve ended my tenancy early and never wish to have any dealings with this company again!!
They also put the property up for sale 3 months into my tenancy so I was expected to accommodate hoards of viewers whilst supposedly living undisturbed in my home.
There are plenty of letting agents out there, avoid this one!!!

AVOID!!!

I am writing this review both as a landlord and as a potential buyer of another property.

Frankinnes has been managing my property for the past two years, and I see the level of service they give for the exorbitant prices they charge is very poor when compared to other agencies who charge a fraction of this charge, but provide much more. A basic thing, I never get anyone to pick the phone in their branch if I need something. Is this a big ask?

Recently a property had come for sale, and I wanted to have a viewing. I have managed to speak to the agent dealing with this property for a viewing, and have also emailed her more than four times for a viewing, and a date and time was confirmed through phone. But exact details like the actual address, and confirmation of the viewing has n ot been sent yet even after continuous phone calls and emails.

Avoid this company like a plague!!!

FRAUD

An agent of Frank Innes forged my signature on a contract! Countrywide (who own Frank Innes) have tried to argue there is no evidence to confirm a forgery occurred. Despite me sending them verified copies of my actual signature; which looks nothing like the forgery. DO NOT GIVE A COUNTRYWIDE COMPANY YOUR BUSINESS.

Landlord please avoid

This agent will overcharge you if you do not check the invoice carefully, and it is really difficult to get your money back. Their attitude is terrible, not solving any problems and being mean to you.

Stay Clear

I placed a house for sale with Frank Innes Loughborough. They believed I was out of the country so they lied about putting up a sales board on multiple occasions. On several occasions they just failed to communicate. They failed to find a buyer so I then used an alternative agents who sold the house in 2 weeks and Frank Innes then they sent me a bill. absoultlty usless- stay clear.

What started out as a good experience…

What started out as a good experience turned quickly sour, Frank Innes found tennant's for my property everything so far so good, but nearly 3 weeks in and still waiting for them to pass on the rent minus their charges ! kept getting told it was on its way, and it still hasnt landed in my account. With a portfolio of 8 properties i will not be using Frank Innes again, great staff at the front but after that.. forget it.. a real shame.. Also didn't really appreciate
being asked 3 times on three consecutive days for my new home address ! the third time you phoned was on my wedding day ... seriously... all you had to do was look at the signed contract my new address was on there..

AVOID!!!

I have recently moved out of a property in Darley Abbey that was managed by the Derby Branch. My experience from the get go has been shocking. Moving into a property that clearly hadn’t been prepared for the new tenant with black bags scattered around the house, mould in the bathroom and carpets, walls and kitchen surfaces run down, when I sent through all the photos and videos, I was just told, don’t worry about it, you’ll not have to do anything when you leave?! I’m sure you’ll agree this was outrageous and after pushing for weeks they finally ‘got through to the landlord (Simon Patterson)” who agreed to cover the cost of the paint and cleaning equipment for me to do myself!! After over 18 months of problems after problems I thought it was time to leave, but, I had no intentions of leaving the next tenant to experience the same thing and decided to get the place in tip top shape, the difference in the 2 videos of me moving in and out would blow you away! Despite all the effort I put into getting the place right, I was told that the landlord had up to 28 days to respond to my request for a refund. During the 28 days I received not one email from Frank Innes with an update and have chased up every week, just to get the same response every time, “you will just need to raise a dispute with MyDeposits” - this process can take up to 6 months!

Please take heed and avoid this company like the plague, I am £721 out of pocket with no idea when this will be returned, looking at feedback from other sources it’s quite clear that I’m not alone.

Michael was fantastic.

I’ve recently purchased a property through Frank Innes Sutton-in-Ashfield branch and I can’t recommend them enough. Micheal Emson kept contact throughout the purchase and was approachable and always got back to me with answers to my questions. He and his colleagues were lovely people who always ensured my needs were met. Brilliant and friendly service.
